The rooms were clean and big, had a balcony that we could dry clothes on. Co mplimentary breakfast was good. Walking distance to restaurants, bars and the night market.
Big deluxe room
The location and the difficulty in finding the hotel. Staff were ok but they were having a party the night we arrived and didn't provide a great welcome. The balcony had not been swept for a very long time and no lift in a 3 storey building.
The place is really lovely. Small, cozy and in a great location!! Staff is very nice and helpful. The breakfast is pretty decent but the coffee they offer with it, is simply amazing!!! One of the best I've had in a boutique hotel like this. You cannot beat the location as it is in the heart of the Old Town, walking distance to everything! The facilities are pretty clean and the rooms are spacious and comfortable. Not a lot of furniture or decoration in the rooms but they are quite nice. I think it is a great value for the price and I would definitely stay there again and recommend it to everyone!
The only thing that we truly disliked was the shower. It kept going from super hot water to super cold within minutes and without even touching it, making the simply fact of taking a shower, a very annoying, uncomfortable and unpleasant process. If you get a room with a working shower, then your stay here should really be an excellent one!
Basic room, featureless, very average breakfast, staff not overly helpful, construction begins 9 am, banging and sawing, no assistance to carry heavy bags up 4 flights of stairs
Great location as all the attractions in and around the old town are in walking distance. The staff was fantastic, they booked a rafting trip for us, which turned out to be really good and generally went out of their way to make our stay better. The wifi was quite fast for SE Asia standards.
no one clean the room
Location was fantastic. Do not waste your time eating at this place (even with the included breakfast) as there are so many fantastic (and cheap) restaurants in the area. 5 minutes walk to the Saturday and Sunday walking markets which is a must see!!
Breakfast was bland. There was mold growing in the shower, the towels all had rips in them and the sheets had food stains. The rooms were not at all sound proof so every cough and splatter from the neighbors was heard in our room. The dogs barking in the neighborhood went on all night long. The cleaners were a group of 12 year old girls who talked and yelled the entire day long as they were cleaning. Please rule out any chance of an afternoon nap. The staff never ONCE smile at us or said anything. The 'breakfast area' also served as an office for the staff and as we ate breakfast one morning, we had to uncomfortably sit through a meeting with the owners and a now ex worker has they argued and cursed her. Incredibly unprofessional. Then as we were checking out, the 14 year old girl who was taking our money asked us to wait as they ran upstairs into our room to check we hadn't stolen anything. She made us wait for 15 minutes to then come back down and accuse us of stealing the TV remote when we did not use the TV once. I would never return to this place or recommend it to anyone. Chiang Mai is the second largest city in Thailand and there are much cheaper options available. I am unsure why this place has such an amazing rating and I can only chalk it down to that the location was unbeatable.
They lock the gates at 11pm and you must wake the guard to get in. Also ants in the rooms.

Not very good soundproof. Dogs nearby barked till late night. When I checked in, garbage were left in both trash bins in the room and bathroom. There was cheap air refresher smell in the room.

Central to old city.
No lift although staff were happy to carry our bags up to the top floor. Breakfast was pretty basic.
Good location and easily walk to the walking street.
The price is a bit expensive, it 's maybe because i visited in long holiday period. Also, other guests went down to hang out at the lobby with noisy and a ton of alcohol !!

It was a great boutique hotel. Family owned (they were all so nice). The location could not have been more perfect!
Wifi was not great. It kept logging us out while were on and we also had to continuously log each time we came back to the room. It did work though so I can't complain too much. The showers ran out of hot water fairly quickly. However, this is very common in Thailand and Asia in general so it's not that big of a deal. Forces you to take a quick shower which is better for you anyways.
