The room was very clean and with a good wifi signal. The staff was very nice althought one of them didn't speak english at all.
It's quite far from the old city and the place is not really well known so it takes a while to explain taxi/tuk tuk drivers where to go.
The hosts are really nice people. My planes was 6 am and the host sent me to the airport.
Uh... Maybe the bugs, but it's Chiang Mai so it's acceptable.
The house in clean and comfortable.And the Family is very nice and friendly.The hotel is near Ningmang road and Qing Mai University.
Jessy is very nice to us and prepare very good breakfast for us very day morning. She also very kind to let us take a ride to old city and pick us up from airport.
The wifi is the best we had since a long time. The room is spacious with all you need provided. Super breakfast and even laundry for free. Highly recommended guesthouse.
I like the morning's breakfast which was set in a very homely atmosphere.I felt really at home at this guesthouse.The area was very relaxed. I was able with the assistance of owner to take a lot of pictures outside.My room was big and clean. I was feeling at peace and relaxed here.I will recommend the guesthouse to other communities.

Communication was difficult
We stayed there 7 nights. The staff has poor English but it doesn't matter, they are so friendly, nice and helpful. We slept the first night in the Deluxe room, ground floor, airco, very big and with bathroom ensuite (640bath per night). Lovely! Then we changed to the Standard Room, good as well, with airco but with the toilet and shower outside the room, shared with only another room. They have wifi and a nice breakfast (coffee/the, fresh seasonal fruits, toast with jam, some mornings also croissants, then sausages, eggs, a kind of rice and meat soup), etc.) It's a really quite and peaceful place, outside the city centre, but you can reached easily by walk (2km) or with a tuktuk (20 baths each). It also walking distance (less then 2 km) to a big and new shopping centre, called Maya.
Nothing to say about the hotel. It is a bit far from train station and bus station. But close to the airport.
the reasonable price
A different part of Chiang Mai we hadn't visisit. I liked seing less foreigners on the street. We have been carefully taken to the airport for free.
Due to the fact we were closer to the airport, flights get kind of noisy.
Correct & affordable transfer from airport (even in late in the evening) by Mr. Pu. The Guesthouse is a little older, but perfectly maintained and every room is spotless! The Bathroom has a small wall between toilet and shower (not common in Thailand), very much appreciated! So you can keep the floor of the toiletpart dry taking a shower. Nice duvet and cushions. Extensive mix of thai (yummie) and english breakfast. Mr. Pu took me to my next stay for a very reasonable price.
Only the expected ones: you hear the airplanes, but normal as you are near the airport and I only heard them until midnight. The typical Thai hard matress. Mr. Pu does not speak English, but his wife does very well!
if u r looking for a luxery journey, Thailand is not a wise choice, if u r looking for a home during ur trip, here is ur best choice. Everything is fine, the host is perfect, maybe the funature is not so new, but just give u a feeling of home, in this case ,u can never find it in hotels

Far from the downtown
It was a very lovely stay, felt like staying at home. The English speaking host is very elegant and helpful. The room is quite big and comfortable, free wifi, free breakfast, satellite tv, large bathroom, cute little garden. The location is quite near to chiang mai university's art center. A little hard to find at night, but they would provide you with a very specific map if you asked them before you come. I enjoyed my stay here, very much.
Near the airport, so there is some noises made by planes. Will get used to it.
- It was clean.
- Location is awful. Shops located 40m away from Baan Kaewta did not even know it. - Bathroom is outside the room. - Breakfast was also awful. We did not touch it. - And worst part of it: since the owner had to go somewhere in the morning, he locked our corridor door, in case we would go without paying, so we were stucked for 50min in our room! We ended up there because map was pointing out Baan Kaew Guest House, which seemed perfect! Avoid this Baan Kaewta, is awful. It was, by far, the worst experience in Thailand.
