The price, location and room.
I like the people there. They are cery nice and the room is very comfortable.
The room was very clean and neat, though very basic. The staff is very nice and ready to please. At the lobby you can find answers to many questions. You can also purchase adventure trips with hotel discount
The location of the hotel isn't comfortable. You will need to get a taxi to go every place in Chiang Mai. Also, taxi drivers don't understand the name of the hotel- I reccomend to take a photo of hotel entrance with it's name in Thai
- very spacious room with really good a/c - we paid very little for our stay (rain-season deal) - daily cleaning was very thorough - very good location (make sure to include Saturday during your stay - the hotel is literally at the Saturday market street) - helpful staff

Very close to Chiang Mai Gate. Ladies were very cordial and helpful. Bed is very comfortable. Wifi is very fast and reliable. Bedroom and bath is large.
Decor was old and plain. TV was 20 years old.
Comfort . Cleanliness and good attention but out of the city walls. Easy to get taxi and just on the Saturday night market. A huge street food stalls until late night 50 meters away from hotel
The main points of interest in the city a bit far from hotel. You don't any interesting views from your window. Some rooms face to other houses windows.
Location is perfect. Rooms are clean and beds are big. Good choice of TV channels and front of house staff always very friendly.

The hotel is in the middle of the Saturday Walking Street Market, and you have to walk through crowds on Saturday evening. Some people will like this, others won't.

Upon arriving, I was greeted by nonetheless 4 girls at the reception. Of whom of course none spoke fluent English. I didn't book my room though booking yet, was in the area and I dropped by with my bags as well. The price asked at front desk was higher than on booking by 100 baht. Asking for the same price, I was told it's not possible. I laughed and explained them I can click a button an have it my way. After some discussions in thai, all 4 agreed I could have the same price, but I felt this is fishy and proceeded to pressing the book now button. In 30 seconds time they had my booking on the screen. I was handed the paperwork, during which I was asked to pay upfront the nights stay. I proceeded to take out my card and hand it over. Oh boy... After a lot of thai no-no's, I explained I don't have it in cash and I can pay tomorrow. Again, "no-no pay now. Pay cash only. Card only more 1000 baht." Out comes the manager, a lady in her 50's which spoke some English. I explained the situation and kindly asked to pay with the card or by cash the next day. "Hotel policy not possible pay tomorrow. Pay now." I explained again I booked trough booking.com and there is no such thing as pay upfront mentioned there. Didn't matter. "If you no like, go elsewhere. You not payed any money." Clearly, this manager has no idea how booking.com works. I was about to phone the support team when, probably seeing that I mean it, they suddenly asked form my card and now it's possible to pay by card as well. Room was very badly outdated. Walls needed a desperate paintjob, full of stains and literally years of touching them. Bottled water in the minibar had cap unsealed, probably refilled with tap water. Mosquitoes in the room. Dead 4 cm bug in the bathroom. Couldn't wait to get out of there. Stay way. For the same money, go to a newer hotel outside the old city. Napatra for example.
I would like to mention the ever smiling and warm staff .Its was a very comfortable stay.

Wifi was better this time (I've stayed here 3 times) and the staff is excellent. The location is ok, with a 7-11 about 2 minutes away, and a few nearby restaurants, but there's not a lot. If you want to be close to the Saturday night market though this is the place!!! Also its a good budget option.
Beds are hard (a theme in Thailand though) and the rooms aren't super clean. There aren't a lot of restaurants nearby. For the price though I think its a good option (cheaper in person than through booking though!)

Location is good, close to main street, muai thai, food and night bazaar. BUT there is only one plus of this hotel. For that price you can book hotel much better, much closer, much cleaner, much friendly.

I can't really find one think I don't like about this hotel. For the price it was very good, clean and in good location.
The staff here were fantastic, helping us with tours and guides and finding good places to eat. Loved them. The location was ok, about a 10 minute walk into the a spot in the old city where you could get food.
No breakfast, wifi was the kind where you had to login on a website all the time, beds were a bit hard. For the price, staff, and location though, I'd go back.

Room decor is hospital-bland, and the common areas on the accommodation floor a little depressing. In room wifi is slow and unreliable, and on Saturday nights the hotel becomes inaccessible except on foot because of a street market. Expensive compared to other options nearby

+ don't book any trekking tour or something similar at the receptions office. They are too expensive in that case. Better go to a travel agency in the city center.
Excellent location, super staff, fast internet in the room. Overall a great hotel. No breakfast, but you can order room service - reasonable price (full tomorrow - 120 baht)
In mine, the largest room was an old cupboard in the living room. Saturday - Evening Bazaar, so drive to the Hotels of possible only through the courts.
