No breakfast in the mornings, but there are some good options very close by (coffee shop, bakery). Very loud music during the weekends (local karaoke!) but this stopped by around 11pm. Also, there is no lift so less mobile guests may find access to the second floor rooms tiring.
Good value for money, pleasant staff. Good sized rooms that were clean and comfortable. The town centre is a 15 minute walk (or short tuk tuk ride) - some people may prefer to be closer but wasn't a problem for me. Taxi/tuk tuk drivers find it difficult to find as it's new so carry a map in Thai but once you know where it is, it's actually fairly well located (close to Saturday night walking street)..
Bathroom is not user friendly, can be a issue when travelling with elderly.

Very loud, uncomfortable bed. No breakfast, pool out of order. The noise from the street and the rest of the hotel kept us from sleeping. Checked out after one night and moved to a peaceful guesthouse in Mae Taeng.
Very deep impression to the people from the hotel, specially the boss, he drive us to another hotel by his car as the night cost of taxi very expensive and happenedly the new hotel we booked is quite near from his hotel. Very friendly and very nice people! Give good rating!!

The hotel is very comfortable, cozy ad clean. Staff are friendly, speak good English. Though no breakfast is included, hotel provides complimentary simple breakfast with sandwiches, toast, fruits, tea and coffee for guests. Quite good location, very close to Chiang Mai Gate. Very pleasant experience to stay here.
I liked absolutely everything from this hotel. We stayed in a deluxe double room, very spacious and comfortable. As mentioned by others, they don't provide breakfast but there's a complimentary coffee and toasts that does the job. The staff is ready to help in anything, they took care of our laundry, book our elephant tour and when we decided to extend our stay for an extra day, there was no problem allocating us in a new room. Location-wise, it was about 10 min walk from the Chiang Mai gate from the walled city and very close to the Wua Lai saturday market. 7/11 and local food alternatives close by as well. Definitely recommend you to stay here.

- absence of elevator (even though it's only a 3-storey hotel) - outside of the Old City (even though it's a 20-30 min walk for those who enjoy walking, and it's an quick and cheap ride back on tuk-tuks or mini red taxis)
- spaciousness of room & bathroom - large sink counter space in bathroom - comfortable bedding - great great value for money - cleanliness - new-ness - little touches here & there that make it charming & boutique-ish - friendly and helpful front desk ladies - pool, even though small, is well-designed, as is the area around it - 10-min walk to night street food market
Well decorated little sanctuary in the middle of chiang mai. The rooms are very stylish and more than anything the friendly staff made our stay so enjoyable. Thank you! We will hopefully see you soon!
The bed and couch were both very hard and somewhat uncomfortable. With the couch being there for visual purposes than practical. The shower was very confusing to work, with very low pressure and bursts of hot and cold water. However this was a minor as overall our stay was fantastic and we would definitely stay again. Highly recommend.
The staff were amazing, only too helpful to plan/book your day. They spoke good English and told you all the best places to find cheap local food. Felt very safe in this area and we were just 2 young females. The pool was also a highlight, the location was excellent with the market only a 2 minute walk for fresh cheap food. Highly recommend and hope to one day return.
Bathroom was very clean, but oddly designed. Water went everywhere!
