Wifi sometimes fall down. It was problém just with notebook, mobiles and iPad worked well with local wifi.

- very few ants in the room once in a while, not actually a big deal - shower is thai-style not seperated from the rest of the bathroom but as I don't have to clean the bathroom that's alright for a few days ;-)
- nice host, showed us two different rooms on arrival so we could choose (highly appreciated) - room has all you need: clean, nice bed, ac, fan, fridge, tv, hot shower - great location (cafe on the other side of the street is outstanding, go there!) in the old town, you can basically walk everywhere
When we arrived, the owner wanted to charge us much more then we booked on booking.com. Room didn't get cleaned during our 4 days stay and we had to buy our own toilet paper

The location was very good. Close to everything yet quiet to sleep. The friendly staff made my stay very enjoyable.
If I had to be picky, there was no holder for shower head so had to hold it while showering but the room was clean and airy. We were really happy with Ban Wiang
Staff were really great, booked for 3 days but stayed a week! Tour booking/ transport available through reception. Linen changed after 3 days. Faultless.
Not really a negative,but be sure to ask to see more than one room if possible.301 has a fridge,some don't.The bed wasn't the greatest - the mattress was too big for the frame which had caused some of the springs to bend.Bathroom is the smallest I've ever seen.Wiring is a mishmash of extension cords as both the rooms I saw had only 1 electrical outlet.

Fantastic location and price. Very clean rooms that are well equipped with hot shower, comfy bed, tv, fridge, air con. This is definetly the best place I have stayed in Thailand for the price. I became extremely sick while I was in chiang Mai and I was so lucky to have such a good room to recover in. Staff also extremely helpful and friendly.
Would be nice if the bathroom was a bit cleaner.
Location. In the center of Chiang Mai in a quiet little street
Like most hotels that are in the backpacker range, they tend to be rather stingy and offer little service (ie, rooms serviced on the third day, one toilet roll for two days per couple). I sort of understand the hotels wanting payment at check in and key deposits etc, but not all travellers are stealing towels and loo rolls (always wondered what they need such big packs for!) just replace the dead light bulbs when needed and mabe a few small shampoos, there are plenty of cheaper hotels in Thailand that do things much better.
