Friendly staff and overall aesthetics are quite nice.
The rooms have walls like paper and if you're not on the top floor you can hear every step above you. Our room was small with a sliding glass toilet door didn't shut properly. You had to pull the shower curtain in front of the door to use the toilet. We made the staff aware of our disappointment with the room and the noise levels but we're told there were no other options aside from downgrading to a room next the road which would be nosier.
Hotel is fabulous! Décor tasteful, clean and in walking distance from the old town or night bazaar. Free wifi, water and fruit are available as well as other commodities (first time I saw complementary insect repellent available). Staff is helpful and detail oriented. Will stay there again!

The music of the pool side restaurant woke me up at 7 something in the morning! And the hot water did not work out well in my room.

This hotel was one of those "wow" arrival experiences - a welcome drink, fresh fruit in the room and lots of beautiful decorative touches everywhere. Visually it certainly exceeded expectations. The hotel public areas were just delightful, with sitting areas and lush tropical plants & trees everywhere. We didn't have breakfast included but it didn't look outstanding. The pool areas were lovely but there were not enough sun lounges for the number of guests so we didn't use the pool very often. It's in a great location so we managed to walk most places due to the proximity of the night markets & Tapae gate.
My main complaint was the bed, it was too hard but this seems to be very common all over asia, I don't think they've heard of the "pillow top" yet. They did try to alleviate this with a few mattress protectors on top of the mattress but that didn't make much difference. Also the platform around the bed although it looked great was really awkward to navigate & was slippery, I got out of bed by either crawling or shuffling along on my bottom. The room curtains were also not dark enough as both the lights outside & the sun in the morning made the room quite bright.

Not enough lounge chairs by the pool & it's best to go for a mid afternoon dip otherwise you're likely in the shade by the pool. Also the pool is closed by 9pm, just FYI

Breakfast, tea stood boiling for hours on a hot plate. It's all for the american-taste. There is not one easy chair to sit on at breakfast, and it's served outside, a bit of a problem when it was raining.

No insulation in rooms, loud and noisy late at night and early in morning. Front desk was very slow and often not helpful.
No hot water (for shave). Only warm for shower.

This is our first visit for Chiang Mai. Although the place is small and stuck inside back street from the city... But it got a very good location, easy to access to many places. Their staff are nice and helpful from any query. Nice setup from many places if you want to stay quietly.
Toilet are kind of small, no place to put in our stuff for few days. Shower/bath are small. Quit inconvenience to get in & out, especially for elder people.
It was a bit noisy
Hotel was somewhat hard to find as not on a main street. Room had 2 floors with the bed and half bath upstairs. Upstairs bathroom had screens for windows so quite hot during the day (I called it the sauna bathroom). Room quiet. Location good as between old city and night market. Very safe to walk to both day and night. Very friendly and helpful staff. Room very clean. Chiang Mai is a great city. Lots of amazing temples and lots to see and do. Great food everywhere.

I felt so lucky that I chose this quiet, relaxing, friendly spot in Chiang Mai. The staff was great and the owner was ever present dressed in beautiful Thai and Burmese outfits. She was extremely helpful and constantly on the watch to welcome, assist with side trip bookings or answer questions about Thailand. The other visitors were lovely and it was a place were you could make friends or had a quiet respite on your own. There were many great places near-by for eating, drinking sightseeing or having your laundry done.. I could not have made a better choice and I definitely plan to go back!
Loved the ambience, design and decor. Small and intimate. Foyer provided excellent entrance to Banthai and it all got better. Lush green surround,easy access pool to spacious rooms. Definitely recommend. Thank you. Also staff recommend excellent quality tours and cooking school.
Having to reconnect to wifi ! Bugs / ants in eating area- sorry! Better quality toiletries. These are only trivial matters- I loved the place.
Location not ideal far away from bazaar and restaurants.Problem of getting transport and hotel dosent provide shuttle.Breakfast lousy not much choice and expensive.Extra 100 Bht is levied on 2 eggs that you odered beside what you pay for the buffet. Facilities provided considered minimal and compared to other hotels in the area I think the rate charged is excessive.Last but not least I find that the staff are not so friendly.

The location was near the Night bazaar about 10 mins walk (max) and for those who loves massages, there is a clean, cheap massage place not 5 mins away from the hotel
