B house is very clean and well presented. Really good value for money with extremely nice and helpful staff. The location of the hotel is very close to the park and other things of interest outside of the main backpacker area of central chiang mai. Everything is in walking distance from the hotel with some interesting temples nearby. Self service breakfast was ideal to start the day.
The only downside of our room was the cool temperature of the water from the shower

Nothing fresh for breakfast...just bananas and packaged breakfast sandwiches from 7/11...hot water didn't work during one day of our stay and was later fixed but never fully hot...
I am very satisfied with my experience overall. Location: close to all the tourist areas while located in a more authentic neighborhood. Also walking distance to the University district and even the airport (~30 mins). Environment: nice, green view from the window (3rd floor); quiet, clean air; very spacious room (mine happened to be a "deluxe" one). Interior: stylish decor, high-quality materials (hardwood floor and wooden furniture), large bed, all new and impeccably clean. Facilities: shampoo and shower gel available from a dispenser in any quantity necessary, excellent Wi-Fi connectivity (good enough for HD video calls), powerful and quiet air conditioning, room service with towels changed daily. Breakfast: generous buffet with a variety of options (all Western-style), available as late as 11 am. Check-in: although I arrived quite early (~ 10 am), the room was already available, which was very nice (as I did not make any arrangements regarding this, I expected I might possibly need to wait until the afternoon to check in). I also qualified for breakfast on arrival. :)
Some minor details could be improved upon. Mosquitoes: the window did not have a mosquito net, so from the start I kept it closed, lest something got in. Still, some mosquitoes did manage to sneak through and were biting me at night. The second night I bought a prallethrin atomizer, which solved the problem. Seating: the room could benefit from a more comfortable seating option (armchair, loveseat, etc.). There was only a footstool and a wooden, park bench-style "sofa" with two diminutive pillows, hardly comfortable. Check-in: I felt I got less than a warm welcome being asked to pay upfront for the whole stay (6 nights) at check-in, before I could even see what I was paying for. Eventually I got to see the room after I insisted on it, as the upfront payment request sounded a "scam alarm" in my head (there wasn't anything to worry about in the end, the room was fine). It's my first time in Thailand, so if this practice is more widespread, I wouldn't know, although I'm reasonably well-travelled and it strikes me as odd. Later, my experience with the staff was OK. No-shoes policy: this seems quite widespread in Thailand, even for some shops. Here, you're supposed to leave your shoes on the ground floor. I respected the requirement, even if it feels a little excessive to apply this policy to the entire three floors, but I think the hotel should provide disposable slippers in such case, as despite their best efforts the staircase and all these areas used by so many people simply can't be kept that clean all the time. Note that I'm very satisfied and recommend the place, I just like to write detailed reviews, but all these things did not impact my satisfaction with the stay in any significant way.

there was a fridge in the room to keep the fruit or yogurt or whatever food from going bad. stuff was helpful and friendly
no elevator, no hairdryer and the breakfast was minimum.
No breakfast included in such a higher rate than other hotels near Nimmanhemin.
I like the quaint design of the place with the use of wood and pretty fabrics. The room was spacious and clean. Breakfast was adequate.
The mattress was hard as is the case with most BnBs in Thailand.

Localization ok. For this price the room was really good. We stayed in Chiang Mai ony two days, so it was ok. Cena and cosy.
There was no light in the room as we came back from the city. We managed it with the small light from night table and the toilet. Shower together with the toilet had 2 m2. Room very small. Window only in bathoom. No Window in the room.

The hotel and room were really large and clean. The bathroom was great- one of the nicest ones I experienced in Thailand. The staff was friendly. Location was convenient. Our room had a little sofa and a balcony, it was a really nice place.
Their breakfast is really just some bread and bananas that are out 24/7 for you to grab. No real coffee. And their cafe is always closed so you can't order any either. It's a small complaint but just don't expect to eat there.
We enjoyed our stay at this hotel. The room was quiet and clean (our room was not facing the street which itself is not busy anyway). Although no breakfast was included they provided toast, jam, coffee and some fruits in the lobby for free.

The location, I loved the design and how clean and modern it was. I also liked that they gave us free bread and butter in the morning, self service. The staff is very nice although a bit quiet. The room was facing the street but it didn't bothered me any sound, and I'm quite difficult to please on that matter. I would recommend this place to any one.

The location is great for Sunday walking street. Room is clean and comfortable. Small coffee shop in the guesthouse but it is open little bit late.
Wi-Fi is very poor. No signal on the forth floor. You must take off your shoes before going up so they should have disposable slipper for every guests. I didn't wear their slippers because they look not clean!
