Some minor details could be improved upon.
Mosquitoes: the window did not have a mosquito net, so from the start I kept it closed, lest something got in. Still, some mosquitoes did manage to sneak through and were biting me at night. The second night I bought a prallethrin atomizer, which solved the problem.
Seating: the room could benefit from a more comfortable seating option (armchair, loveseat, etc.). There was only a footstool and a wooden, park bench-style "sofa" with two diminutive pillows, hardly comfortable.
Check-in: I felt I got less than a warm welcome being asked to pay upfront for the whole stay (6 nights) at check-in, before I could even see what I was paying for. Eventually I got to see the room after I insisted on it, as the upfront payment request sounded a "scam alarm" in my head (there wasn't anything to worry about in the end, the room was fine). It's my first time in Thailand, so if this practice is more widespread, I wouldn't know, although I'm reasonably well-travelled and it strikes me as odd. Later, my experience with the staff was OK.
No-shoes policy: this seems quite widespread in Thailand, even for some shops. Here, you're supposed to leave your shoes on the ground floor. I respected the requirement, even if it feels a little excessive to apply this policy to the entire three floors, but I think the hotel should provide disposable slippers in such case, as despite their best efforts the staircase and all these areas used by so many people simply can't be kept that clean all the time.
Note that I'm very satisfied and recommend the place, I just like to write detailed reviews, but all these things did not impact my satisfaction with the stay in any significant way.
I am very satisfied with my experience overall.
Location: close to all the tourist areas while located in a more authentic neighborhood. Also walking distance to the University district and even the airport (~30 mins).
Environment: nice, green view from the window (3rd floor); quiet, clean air; very spacious room (mine happened to be a "deluxe" one).
Interior: stylish decor, high-quality materials (hardwood floor and wooden furniture), large bed, all new and impeccably clean.
Facilities: shampoo and shower gel available from a dispenser in any quantity necessary, excellent Wi-Fi connectivity (good enough for HD video calls), powerful and quiet air conditioning, room service with towels changed daily.
Breakfast: generous buffet with a variety of options (all Western-style), available as late as 11 am.
Check-in: although I arrived quite early (~ 10 am), the room was already available, which was very nice (as I did not make any arrangements regarding this, I expected I might possibly need to wait until the afternoon to check in). I also qualified for breakfast on arrival. :)
