The staff are absolutely amazing, helpful, friendly, greet you every time you walk by. Good location, easy to find. The Wifi was amazing too!
The aircon wasn't cold enough, and our toilet had an issue, but that could happen anywhere.
Location is not that near to the old city.but that's ok. And the staffs was really nice and lovely,showed helpful. i love them. offered free wifi in room and free coffee, hot water in the lobby, very convenient. cleaned up our room everyday. Me and my sister really got nice experiences for staying here. would recommend to friends~~
the room was tooooooo hot , cause of chiang mai was very hot while that 2days.and we did not pay more to get a AC room.

We like its location. Basically, it is about 10 min walk to the night market and next to the old city. There were some good restaurants, money exchange, and laundry nearby. Also few tourist agency in 1-2 blocks if you plan to attend field trips. It is about 20-30 min walk to most attractions inside the old city although we took the ride most time (about 50p one way). Chiang Mai is not big and walking is more convenient if want to explore it (in more detail). Free coffee and tea in the lobby and friendly staff. I personally like their bed (hard and not make noise or fold). The rooms and beds were clean. They provide a cloth rack in the room which was very convenient.
Although it is a home stay and very clean, there were still something they could improve. * Furniture and the rooms were kind of old including old big box TV. Bathroom is clean but old as well. * Wi-Fi worked but was kind of slow and needed to reboot twice during our 5 days stay. * No phone in the room. Need to walk to our partners room when need to talk to them. Not convenient.
The owner's daughter is cheerful and helpful at all times.
Hotel a bit run down, tugged away in a rather detached corner of the city, without a motorbike, it'd be rather inconvenient!

staff very helpful, quick feedback and solution, booked mini van from Chiang Mai to Pai at the front desk one day earlier; free hot water; wifi and A/C is working,room size is ok (we booked triple bed room for two person).
Door to balcony was locked, althoug for safety reason, this reason made me feel unsecured; no lift; very basic shower facilities.
Their receptionists are really helpful and informative.

It's excellent. It's not the best decorated hotel but it has the best service. Knowing that we had to catch up with night flight, they offered us the shower room to take a shower. It's so touching for their concern about us. Thank you.

friendly and welcoming owners, speaking good English; central location near the Old City; free Wi-Fi; free coffee in the lobby; very clean and comfortable room; a refrigerator in the room with free bottles of water; cheap rates. We really enjoyed our stay at Bed and Terrace Guesthouse and we regret that we only had three days in Chiang Mai. We would recommend this accommodation and definitely stay there again.
Staff were friendly, welcoming, good natured and smiley and the guest house is very easy going. Just an observation, I'd say Bed and Terrace feels more like studio apartments than a guest house. They don't serve breakfast and the rooms (my room anyway) had the feel of a self contained unit.
Tiny gripe that tea and coffee making facilities are locked away after 11pm so the coffee I'd been dreaming about after my late night trip into town didn't happen :-(
Huge room, friendly staff.
Friendly staff (old lady speaks wery good english), quiet location near center, fast free wifi, city map for free, every morning free coffee (instant) and you can buy some small snacks and drinks. Two bottled wather everyday for free! Table tenis inside, you can park a motorbike or bicycle inside (you can rent it not so far, 10min of walk). 10min of walk to inside a center, or 15min to a night bazaar.
No breakfast, but shop is nearby. No elevator (for older people might be a problem to step upside the 4th floor).
The location was great, short walk to the city walls and great for both the weekend markets.
The shower was ok but ended up covering the bathroom in water

Large queen bed very hard as in all Thailand but quilt is far too small for tall people. Room is cleaned daily. Very clean but normal wear and tear as would be expected . Very good wifi free. Reception: very friendly, always security conscious, doors are locked at 11pm and we have our own key to get in the security gates, smooth check in, good English level spoken Location: great except noisy due to motorbikes and tuk tuks on the street from early hours, school next door so plenty of passing traffic early morning Overall- a good location possibly a little overpriced, suggest larger quilts, and a room not next to the road. Nice room, although I would not rate it a three-star hotel. We had a nice view over town (room in the third floor). The staff was really friendly and helpful.
Our bathroom was a bit old and we had difficulties to have a constant warm shower. No breakfast available. I would not recommend the breakfast/coiffeur in front of the hotel, there are some better options at the main street.
