Having to shower over a toilet, I understand in Thailand and in some hotels this is pretty standard but I couldn't bear to do that so they helpfully changed our room. There was a tad more space but still left the entire floor soaking wet.
The staff were extremely helpful and polite. The guesthouse is right near Chiang Mai Gate and a short walk to the Sunday market. The songatews were really reasonable, 20 baht within the local area. Do not accept any fares over this. A good top if you want to relax by a pool. The Lotus hotel near the shopping mall let's you use the pool for 100 baht for the whole day and it's 50 baht for children and they provide you with towels and can bring your own snacks and refreshments. My daughter and I used this twice when the heat was too much and wanted a quick dip. The pool is huge so good for doing lengths but equally if you just want to relax for a few hours. Chiang mai zoo is also worth a visit but is extremely hilly so take good care or you could pay to use the bus inside the zoo, I think this cost an extra 30 baht in addition to the 200 baht entry.

As soon as we arrived, we were greeted by the friendliest staff. We got VIP treatment with suggestions on what to do and see in Chiang Mai. We rented scooters shortly after our arrival through the hotel and the scooters were promptly dropped off on site. This was one of the best customer service experiences I have yet to date. Would highly recommend a stay here! It's clean and in perfect location to walking to Old Town or the night bazaar.

The one receptionists English was not great, but her friendliness and willingness to help made up for it.
The Guest house was centrally located and it was an easy walking distance from the main gate, various bars and restaurants, as well as the night market. If you can, book the top floor. This room is amazing! You have the whole floor to yourself as well as a huge balcony. We loved all the space! The room was cleaned every day and was spotless. We really enjoyed our stay here and would definitely come back.

The aircon wasn't cold enough, and our toilet had an issue, but that could happen anywhere.
The staff are absolutely amazing, helpful, friendly, greet you every time you walk by. Good location, easy to find. The Wifi was amazing too!

the room was tooooooo hot , cause of chiang mai was very hot while that 2days.and we did not pay more to get a AC room.
Location is not that near to the old city.but that's ok. And the staffs was really nice and lovely,showed helpful. i love them. offered free wifi in room and free coffee, hot water in the lobby, very convenient. cleaned up our room everyday. Me and my sister really got nice experiences for staying here. would recommend to friends~~

Although it is a home stay and very clean, there were still something they could improve. * Furniture and the rooms were kind of old including old big box TV. Bathroom is clean but old as well. * Wi-Fi worked but was kind of slow and needed to reboot twice during our 5 days stay. * No phone in the room. Need to walk to our partners room when need to talk to them. Not convenient.
We like its location. Basically, it is about 10 min walk to the night market and next to the old city. There were some good restaurants, money exchange, and laundry nearby. Also few tourist agency in 1-2 blocks if you plan to attend field trips. It is about 20-30 min walk to most attractions inside the old city although we took the ride most time (about 50p one way). Chiang Mai is not big and walking is more convenient if want to explore it (in more detail). Free coffee and tea in the lobby and friendly staff. I personally like their bed (hard and not make noise or fold). The rooms and beds were clean. They provide a cloth rack in the room which was very convenient.

Hotel a bit run down, tugged away in a rather detached corner of the city, without a motorbike, it'd be rather inconvenient!
