The water stopped while I was taking shower.
The wifi connection was great, location close to everything yet far enough away to be quiet. Very cheap.
The whole place was a bit grubby, needed a good deep clean, the fan was noisy, the only bed linen was a bottom sheet (not sure how clean this was) and a horrible holey scratchy blanket that clearly hadn't been washed for months. The shower although warm and fairly powerful, flooded every time.
The worst experience ever. Extremely dirty - maybe never cleaned for the past years, no running water, linen not changed from the previous guests. I booked for 2 nights and I left after the first one. Willl never go back there or reccommend. You can find better budget places - at least clean.
It was very cheap so you can't expect a lot. Ben was very kind and helpful. Organised a transfer to the airport at 4am for us.
We desinfected the toilet before we used it and didn't use the blanket at all because it just looked filthy. The shower and water in general stopped working after one (very short) shower.
This room was all I wanted because I could tell any taxi driver to take me to the "night bazaar" in English and (it didnt matter where I was when I caught the cab) I was soon a 10 minute walk from my room. Touchee! It was a very modest accommodation-I brought my own lite blanket (smart) and, of course, bottled water. 7-11 a block away. Good screens. Great price at 750 baht for 3 nights (around $30AUD). I'm not picky about comfort-but I like convenience. This was it for me. Safe, quiet and cheap!
No AC but I visited in January. I didnt like the taxi guy the owner recommended-felt I could have got a cheaper lift myself. Shower didnt have much pressure but the heater was working and in all was ok. Small room. Worth the few bucks.
My boyfriend and I arrived in Chiangmai at 5AM and at the Guesthouse at about 5:15. My first impression was that it was a very nice and quiet area, about 15 mins of walking from the Night Bazaar. We got there at the Guesthouse and wanted to check in early. As there were no available rooms for us to check in, the owner of Ben Guesthouse took us to the Goodwill Guesthouse which is on the same ward so that we can have a room to rest before a long day of adventurous tour ahead. Both Ben Guesthouse and Goodwill Guesthouse are very clean. The owners and staff are very friendly and helpful though they speak really little or no English. If you stay at Goodwill, make sure to ask the lady for famous restaurants and food in Chiangmai. She will either show you the way or take you there by her car. Nicest lady ever!!! Excellent services and rooms for the price! Will def. come back1
- No AC in the room, but the rooms have big windows that can bring some good air in the room, so no need AC. - Bathroom is a little weird structured.
The staff were really friendly and accommodating and very helpful with all the tours that we wanted to do and they were not pushy! The hotel is very cheap and good value for what you pay.
There are no fridges in the rooms but there is a communal fridge.
People from the guest house were friendly and helpful.

- very noisy rooms, you can hear your neighbours - shower didnt work, owner tell me water pump broken, i should wait 5 minutes after he will repair it, but after all dark brown smelly water runs, after another repair water runs 2 minutes, after again broken, and so on. So we checked out the next day (we planned to stay 4nights) i go to a nearby hotel pay only 150THB more than in Bens guesthouse, hotel has large rooms with AC, TV, firdge and nice view from 6th floor to the river. So i can not recommend Bens guesthouse, sorrry, there are many guesthouses in a much better location and in better condition for same price in Chiang Mai

i like the location, there are lots of food shops and transportations were accessible. The wifi works well, unfortunately it was not really that clean especially the bathroom where tiles were broken. But if you are in a tight budget and doesnt care much about cleanliness well, this place is for you.

Ben Guesthouse is a little scruffy and neglected, but it's in a great location. Very quiet and yet within a few minutes walk of the night market, bars restaurants etc. Wifi worked well, shower sometimes and the place has a friendly dog. Have stayed here a number of times now and Would recommend to anyone looking for no frills cheap accommodation in Chiangmai.

Nothing. We were only needing a place to hang out for a few hours before catching the night bus to Bangkok.
Noisy, no sound proofing between rooms, just wire gauze. Really grubby toilet/shower, grotty room, they ask you to take off your shoes, but the floor was so filthy I put them on again. This place is the bottom of the list so don't expect anything and you will not be disappointed. Apparently the old couple who run it are lovely ... It is obviously too much for them to run on their own though.
New owner saved my $200 dress shoes after I'd left them; refused a $50 gratuity for honesty!
Bathrooms really need a Clorox/bleach scrub. Black mold in some toilets, which I refused to deal with--as I didn't want it infecting my azz. :-(

Bathrooms could have been cleaner.
Mr Toi and his wife are the sweetest people in Thailand. They have owned Ben guest house for over 40 years and their experience shows. They were very helpfull when recommending different trips and activities. Although Mr Toi finds it hard to get around on his walking stick he makes every effort to help. Ben guest house may not be the most modern of guest houses but for 250baht a night who can complain, what it lacks in mod cons it more than makes up for in character.
