10 minute walk from Kohsan Road, So a little out of the way, this might be a plus to some though. Breakfast wasn't amazing but wasn't all bad as far as free breakfasts go.
Location was great. Bed was super comfortable.
The shower was terrible and not hot enough also. The television was old and small with very few chanels. The staff were not very friendly, except for one nice man. Our room was not cleaned for 3 days once, leaving us with no towels or toilet paper, we had to use tissues. Overall the place needs alot of improvement. The hotel smelt old, looked old and made us depressed everytime we went back to the hotel, as if you are stuck in a dungeon, back in the stone ages with an ancient tv, cold showers and old furniture. Do not stay here if you have depression, it will get 10 x worse by staying here.

Nice clean room, beds are quite hard like most beds in Asia. Wifi worked perfectly. The best part of this hotel is its location; a short walk from the busy main street which means all the fun just not the noise. We arrived earlier than check-in time but got a room straight away.
Free breakfast is good, wifi has good reception everywhere. Rooms are good size and comfy.
We had 5 nights there. The first night we had a room facing the street. The windows are so bad, that even in the 3rd floor you can hear conversations on the street ... let alone tuk-tuks and motorbikes. Around 1.30am a pack of stray dogs started to give a concert which lastet about 1 hour. So we asked to change to a room facing the back. The street noise is much reduced there and also the dogs didn't wake us up anymore. However, on the back they face a school and if you are planning to sleep past 8am forget it. Like in some surreal 1984 scenario they play some patriotic songs over loudspeaker (full blast) and then you have some pep talk which sounds like aliens on Mars attacks ... no way to sleep past that.

when you get in your room there is a price list of what it will cost you if you damage things and when you check out you have to wait while they check your room, like your a naughty school boy, did notice that the big coach party who left at the same time didn't have to do this, maybe it's just independent travellers they don't trust

Location. The staff was very helpful and pleasant.
The creaking bed and water was not flowing well in the bathroom. The air cond was not cold.

It was located close to the palace and temples. A 7 11 was 2 floors below our room.
It was too noisy with roads to the front and side of the hotel. The area looked dodgy (although I did not encounter any problems) and there were many prostitutes on both the roads mentioned above.
The room was nice a clean and spacious... the bathroom was actually a wet room and the shower was nice and powerful and perfect to use after walking around during the heat of the day... breakfast was very basic but nice... staff were very friendly. The location was great for walking to the Palace.

The location is superb - within walking distance to most attractions of the Ratanakosin and Khao San Road, but without the noise and crowd of the latter. Rooms were very large and clean. Bathrooms very comfortable. Would definitely recommend this place.
The breakfast was great! The location was great! The rooms are beautiful. And as a female solo traveler, I felt safe! I will stay here every time I go to Bangkok.
Lovely, spacious clean room. Good to have a little balcony to dry clothes if needed. Very close to Khao San Road, the palace and walking distance to the river. We like how it's right in a residential type area, among the local people, but close to the touristy area. We liked not staying on Khao San Rd, but being able to walk over and enjoy it. Breakfast is sufficient and nice open-air room to enjoy it. Great WiFi in the room and a 7-11 right next door. The hotel is like many boutique hotels worldwide, and excellent value for the price.
