Small pool area great to cool off on a hot day, free parking area and a very basic breakfast included. Near the South East corner of the old city "square" a songteaw truck taxi is 20B/person to Tapae gate city center. (tuktuk about 120B). Staff is extremely friendly and helpful, room linens changed daily and rooms are large for a guest house. Located off the "backpacker" areas, about 2 blocks from the Chiang Mai history museum and plenty of good restaurants + Coffee Shops!
Bathroom was a little smelly with some mold between the tiles.
The pool was a nice relaxation after whole day of traveling. The location is right in the center and close to the airport. The staff was nice.
Breakfast was awful Very old bed linen Walls in the room painted like in a hospital everything in room is very old, needed fully renovation. It was very good that we booked this hotel just for 3 days, and another 3 days we spent in another hotel, which was found when we saw the room's condition.

The room was very dirty. They don´ t clean it. As I told them to clean they cleaned only the object that I told them as exemplean left all the rest dirty. We went away as soon as we found another place.Nice staff.

Location is good, and it's only 5 mins to 7-11 and market, and there's a small laundry nearby.
I had a very good stay in this hotel! Very helpfull staff! The room is ok. Separate toilet and shower in both rooms I had. Stable and good Wifi. Breakfast is easy. The hotel is close to a market, an atm and the laundry is around the corner.
The room furnishings were rather outdated and the water pressure for the shower was not very good ( although there was hot water!)
The staff were very helpful and organised a private tour for us to the caves at a very reasonable price.
Unclean. Mould problems in the showers (door was falling apart from the mould!). Super old everything - old linen, old towels, old beds, old furniture. We're talking about linen that's from the 70s. Whoever is running this place puts ZERO money in to maintenance! Just don't stay here! Pay a little more and you'll be in a brand new hotel! Worse than a run down back packers!

Blankets were dirty and old, light bulbs were missing and not working, bottom of bathroom door was coroded and moldy. All in all, a bad room, and not at all like the pictures posted. Disappointing breakfast. Try somewhere else.

Great pool, friendly staff. Good location - not super - touristy but an easy walk to everything.
We couldn't beat the size of our room -- it was actually two rooms! But some guests may find the furnishing a bit tired; could do with some freshening up. The pool area is charming, but here, too, the chaise longues need some mending.
There was a lot to like about staying at this hotel. The location is excellent ... just a few minutes walking to Chiang Mai gate, the market, and the Saturday walking street, but also central for touring Wats and other landmarks within Chiang Mai. Wifi was super-fast. Our family room was huge with loads of shelves and closets to keep all our stuff organized. Being able to take a dip in the pool every afternoon was very refreshing. The staff were extremely friendly and helpful. We booked a cooking class through them, but they can help arrange other tours and activities as well. We felt really comfortable there.
Day trip was not what we expected, to much activities in a short time, to o many people and the guide did not speak english

Furnitures too old
Staff do not help with much (would not even make a phone call to find out an address for us or book a bus ticket!) and do not communicate with each other. Rooms are REALLY variable... all of the twin rooms seem to kind of be dumps, and even the double rooms have only a few good ones... the rest are run down. Water was brown and unusable several days when we were there... they said it happens when their tank gets low.
Pool is nice and open at all hours. One or two rooms are much nicer than others (301 and 205 are good) even though they cost the same.
Breakfast horrendous. Maybe they should consider to go thai style and not try and pass off corned beef as "ham" well actualy thats not fair corned beef is edible ...
The deluxe room is fantastic. We wanted to stay an extra night and had to down grade cause our room was booked. Tip: book the deluxe rooms, the standard rooms are not good. Windows only in the shower
Small family business, Owner is very pushy is selling additional services ( transportation etc..) He came right away at our first "breakfast" with a list of things he could arrange. Also, breakfast buffet..meaning white toast and some 'sausages'.. And some eggs or not. Might not be there any more, in which case you have to look and ask someone to make some new ones for you. Not exactly the leisure of a buffet. Finally, when we asked for a ride to the airport (10-/+ min) he offered us a ride in his 10+ year old car for 150baht... meanwhile at the airport the fixed price to get to the hotel was 120 in a very luxurious and spacious new SUV car. So rejected his offer and just got a shared taxi for 100 baht instead.
