    Pool is nice and open at all hours. One or two rooms are much nicer than others (301 and 205 are good) even though they cost the same.

    Staff do not help with much (would not even make a phone call to find out an address for us or book a bus ticket!) and do not communicate with each other. Rooms are REALLY variable... all of the twin rooms seem to kind of be dumps, and even the double rooms have only a few good ones... the rest are run down. Water was brown and unusable several days when we were there... they said it happens when their tank gets low.

    The deluxe room is fantastic. We wanted to stay an extra night and had to down grade cause our room was booked. Tip: book the deluxe rooms, the standard rooms are not good. Windows only in the shower

    Breakfast horrendous. Maybe they should consider to go thai style and not try and pass off corned beef as "ham" well actualy thats not fair corned beef is edible ...

    Location was quite central in the old city and close to the market

    Small family business, Owner is very pushy is selling additional services ( transportation etc..) He came right away at our first "breakfast" with a list of things he could arrange. Also, breakfast buffet..meaning white toast and some 'sausages'.. And some eggs or not. Might not be there any more, in which case you have to look and ask someone to make some new ones for you. Not exactly the leisure of a buffet. Finally, when we asked for a ride to the airport (10-/+ min) he offered us a ride in his 10+ year old car for 150baht... meanwhile at the airport the fixed price to get to the hotel was 120 in a very luxurious and spacious new SUV car. So rejected his offer and just got a shared taxi for 100 baht instead.

    Location is great for night markets and the staff are helpful and friendly enough.

    The breakfast was a little unapetising and we even found something we think was shampoo in the ketchup bottle

    Air conditioning worked well and the wifi was prett strong.

    Free Breakfast was a joke and the room was grimy. Thankfully there weren't any roaches. They also wanted us to pay up front which was obvious the next day as I probably would have tried to find another place. The pool wasn't all that clean and the furniture was old and not in the best shape. Looked like it was re painted recently to find that fact.

    When we extended our stay, we were upgraded to larger and lighter room on the 4th floor, for no extra cost. Thank you. Location is central to access everything, especially in the Old City.

    First room on 2nd floor had a musty odour.

    Good location for seeing the sights. Very helpful staff. Nice pool area

    Pool was a little too salty to be enjoyable for swimming.

    Good location, little swimining pool.

    The room was realy very dirty : the bathroom was under construction, lot of dust on the furniture, dirty sheets. Not at all pleasant to sleep in this hotel.

    The personal working in the hotel are awesome, they are very helpful and friendly. My room is the best, 4th floor, sees all the city. The room is big and it has everything i need. There is a beautiful small swimming pool which you can relax. Breakfast is good. The prices are affordable. Its just next to Wildrose Yoga Studio and the hotel is in the old city, and the street is quiet.

    Quiet place in the city, nice and clean swimming pool, friendly staff.

    Not superclean, facilities and (bath)room are outdated, hotel was quite hard to find.

    the pool was clean and pleasant. the hotel is near the center and temples.

    the suite was so dirty that you are afraid to touch a piece of furniture. the sheets smelled bad and probably were not washed. nets were very gaps. one of the 2 bathrooms was under construction, the other was so dirty i preferred wash me on the shower of the pool. Avoid this hotel

    It was a cheap place to stay, but you can find much better places for the same or less money.

    The room felt quite dirty, the shower was very poor, and the sink was on the "balcony" (which you couldn't even sit on it was so small) I moved to a place just near the thapae gate, which was 100 times nicer and cost the same amount. I would not stay at bupa Tara again.

    Nice that there was a swimming pool but a bit cold.

    The rooms needed updating, there was mould on the door! And paint peeling off the wall.

    Right off the main strip of night life, this comfy abode is quiet and clean. Staff is courteous and very accommodating! Beds were comfortable and shower was warm....great for budget friendly travelers!

    Wifi didn't work on 4th floor.

    The price is great,the staff arrange me a room in the 4th floor that i can have a smll balcony,which made me see both the quiet hotel yard and the pace Chiang mai city。the room is so nice,i love it very much!the location is also not bad!great choice for this hotel

    the breakfast is horrible!but its fine,there are many great breakfast in Chiangmai。。。

    the attitude of the host is really nice. the position is good, you can walk to a main road of the old city in ten minutes. free wifi and breakfast.

    actually this is not a hotel but a hostel. we booked a 4-people room, the room is not very clean and old. It has two single bed and one double bed. obviously the double bed is too old and the bed sheet blanket looks dirty.

    Location of this hotel is good, just few steps from busy streets of the city.

    Dirty rooms, old furniture, unpleasant look. Can't be recommended in any way.

    Good area - close to everything but quiet. Pool is nice. Internet great. Big fridge in room. Great cheap laundry at end of road.

    No tea / coffee making facilities in room although they are avaiable down stairs for a charge of 20Bt after 10am. Our room had no furniture except the bed - a couple of small chairs would have been good. Some pool furniture needs repairing.

    Good breakfast; excellent location; excellent value; nice corner room with double exposure; good shower; frig in room. Quiet.

    No screens on windows & no mosquito netting. We had a/c, but was cool enough to not use it if we could have opened windows. First room we looked at was dingy, but we took a cheerful room, so choose carefully.

    Very nice stuff, interesting tours organised by mr. Sam. Rich breakfast and very good value for money, raccomended!

    Our first room was not perfect, but they changed it straight away in a very nice one.
