The breakfast was good, standard eggs and bacon, but in a beautiful setting. I liked the entrance to the hotel, it was beautiful.
The bed was really uncomfortable and the lack of a balcony meant that I thought it was expensive. The bathroom was small and the shower had weak water pressure.
We booked at the Chuang Puek Hotel thinking that it would be small, with friendly staff and plenty of character. And character it had it spades. From the awesome blue and green floor tiles which matched the curtains, bedside lamps, wall paper and bathroom tiles through to the immaculately clean pool and the Royal family photos on the walls. The location was great, and being set back from the main road made the garden area around the pool nice to sit in.
Unfortunately from there on in character turned into a lack of maintenance. We had two rooms with a variety of unique features between them. Both beds had all the spring and give you would anticipate from tenderised granite blocks while the generous allocation of two pillows (which were reminiscent of half filled cement bags that had begun to set - calling them full would imply they were thick) per bed made it challenging to find a comfortable sleeping position. That arms and ears suffered pins and needles should give a far indication of this. Both rooms had what could only be called an "old-skool" air con unit that could only be turned on and off using what looked suspiciously like a circuit breaker. There were no temperature controls available. Both air con units made a noise that could be likened to a chain saw starting which obviously helped with the serenity. The bathrooms presented a number of plumbing issues. The sink was behind the door, meaning you had to be closed in to brush your teeth, and the bathroom was deliberately designed so that the shower water would flood the rest of the bathroom before it drained. One room had the pungent smell of sewerage from the drain while in the other, the sink would only empty if the toilet was flushed. In both rooms the water could only euphemistically be called tepid, except at about 4pm. On other topics the WiFi was intermittent and the staff usually treated us in a perfunctory manner. A highlight was having to ask how to find our rooms when we checked in. However we are both teachers and look for the learning opportunity in every situation. From this we take away two things. The first is that you shouldn't leave it too late to book for Chinese New Year in Asia and the second is that you should read the reviews before you book.
Quiet location, room was clean and had good facilities. Pool area was pleasant and only a 15 minute walk from main old city area.
The (small) pool was well-maintained and being able to swim early in the morning was probably the highlight of staying here. The staff was generally courteous, though they tended to ignore me in favour of speaking to my girlfriend (who is Thai). The location is close to a great food market at the Chang Puak Gate for evening outdoor dining. In the morning, there are song takes at the same location that queue to take people to Doi Suthep (it's 50 baht to go up, but only 40 baht to come back down for some reason).
We tried to reserve a renovated room (which are, evidently, significantly better) but on arrival were told we would need to move rooms each day to a different room, so we took an older room. The room was adequate, but there are better rooms for the same or less money in locations closer to restaurants and shops (we stayed here over the New Year holiday because most other places were fully booked). In our room there was no temperature control on the A/C, the sink was poorly hanging in the bathroom at an angle such that the water did not completely drain, but apart from that the room was fine: we were away from mid-morning to late in the evening each day. Incredibly, we were told on our second day that the make-your-own toast and instant coffee breakfast was not included with our room and we would each need to pay 100 baht for it -- so we bought our breakfast at the 7-11 near Chang Puak Gate each morning.

Renovations are being carried out and the first room we had was tired, but when the air con didn't work we were moved without delay to a newly decorated room which was light and bright overlooking the pool, with a working air con unit.

Garden cafe out the front of hotel is a nice setting for breakfast/dinner. Hotel is on a busy road but set back from the street so is quiet. Nice outdoor pool area.
To be honest you're paying slightly higher rates for this hotel due to its outdoor setting. Unfortunately inside the hotel is quite dated, it looks like it hasn't changed since the 70'S. We also had to change rooms as our first room had a horrible smell coming from the bathroom drain.

Absolutely overpriced hotel with very old furniture, non-controlled aircon and very old matrasses. Terribly overpriced. Staff doesn't speak English so I booked my tours from another nearby hotel.
we chose this hotel, as we have friends living in the same area - but the location is within relative walking distance to the city or you can easily get a tuktuk; we were pleasantly surprised by the hotel - nice entrance, warm shower, friendly staff; room was quite cool and did not need to use the aircon
breakfast is not included, but we were disappointed - no menu card, coffee not drinkable, no milk - we ended up going out for breakfast, which was a bit of a hassle as nothing within close proximity
