The room was comfortable, there was a fridge and the rain shower was excellent.
The way the rooms are set up around the central courtyard means there is no natural light in the room making it rather gloomy.
Staff seemed utterly disinterested. Room had no natural light. Towels were rather grubby & bath mats needed replacing.
Th facilities and location are great and the rooms are very comfortable.
There were a few maintenance issues,such as a few lights in the room not working and one of only 2 deck chairs out of service. Also, the front desk was really not geared to assist travellers with their plans. We were lucky to get a map (after we asked) but others were turned away. One guest was referred to us for directions by the front desk, after we'd been in chiang mai all of 1 day. To be fair, I think that there were some language barriers, but I personally value the advice of the locals and I feel we didn't get any help here. Tours are for sale (we did a 1 day trip to the Golden triangle which was great) but it seemed to me that the staff didn't know much about them, and so we struggled to plan. Again, I'm sure this is largely a language issue and when we really persisted we could get help (booking taxis, etc) but not with recommendations and suggested itineraries, which is something I've come to value greatly travelling in SE Asia. This place could be great if there was an improvement here. Pool closes at 9,which is a little early in my opinion.
Poor wifi in the room, the temperature of the shower water was not stable
15/20 minute walk to night bazaar, plenty of taxis around, 20 approx minutes to the airport
Noisy, drunken guests returning and hotel staff doing nothing. No flexibility on check-out time, instantly want to charge for anything past 12. Breakfast, just varies the eggs each day, no real choice. Rooms are quite small - no place to open up your bag, wouldn't stay again better value for money charged elsewhere

Great location in Chiang Mai old city. Hotel communal areas and rooms were very clean, nice helpful staff. Has a small pool and laundry. Breakfast was included (although would have preferred a traditional Thai breakfast). Wifi ok. Two minute walk to the Saturday and Sunday night markets. Easy to get taxis or tuk tuks outside. Would stay here again.
Twin room was a lot smaller than appears in promotional photos. Bathroom tiny and dark with nowhere to put or hang towels, sink plug missing, in need of a little attention. Maybe painting the grey concrete bathroom walls would make it appear larger and brighter.
The wifi signal is not good, and the temprature of shower water is waving.

Old worn towel. And once i was disappointed by staff - i ask for taxi to the airport and was suggested a car for 500 Bat. At the same time tuk-tuk or taxi outside the old town was about 100-150. Poor breakfast.

On check in the complete cost of the stay is charged, and we left a day early but we still were charged for the extra day. We have stayed many times and this was a first. The check in clerk was not very polite and he didn't take his time to listen to us. He seemed distracted with personal effects. The other desk clerks were great. This one guy is not a reflection of the hotel.
The fact it was quite and out of the hustle and bussle but quite close to tourism Mecca location is In the old city !
The hotel was well located and the breakfast was very nice, but a set breakfast. Every day the same. The swimming pool and the hall are is nice and confortable and you feel well when you arrive after a whole day of excursions. The staff was nice and helpful. We booked an excursion through them. The shower was nice!
Our room was little and we had to ask for a bed lamp, because we didn't have and the illumination of the room was so-so. The rooms at the corners are better and bigger and I suppose that more expensive as well.

The location was really good, the rooms were clean the pool was certainly a plus and the staff were very helpful.
While there was a self use laundry we could not purchase any washing powder from them.
The place was immaculate, the staff friendly & professional. I had a few issues with my booking and they were most helpful & efficient. Communication was always good. Pool was clean, other guests were respectful - a mix of solos, couples & families. Infelt safe coming back late at night - the location is central and on a main(ish) road so not too busy or noisy. Check-out is at midday which is very reasonable. Also Booking.com were very helpful when I requested ti change something about my booking. They were under no obligation to help me but they did - no questions asked. Thanks all :)

Great location to explore Chiang Mai, just inside the city walls. The hotel is comfortable and nicely furnished and decorated, the pool is nice and sunny, and big enough to cool down after a long day sightseeing and trekking. Overall, this hotel offers fantastic value for money and I would recommend it for a short stay in Chiang Mai.
The room was very small and offered little room for storage, so unpacking wasn't really possible. The facilities are not the best, we had a few issues with the toilet during our stay. The breakfast is very basic and a bit hit and miss.
I liked nothing about this hotel
room was small, just enough room for a bed, the swimming pool seemed to have a film of some sort floating on the top and the breakfast was poor I was given a small glass of what I think was pineapple juice 3 parts foam 1 part juice I declined to try it
