    Nice building, very nice decoration.

    Breakfast was very small, room enclosed and no windows.

    Great location, just in the corner of main attractions. Very very beautiful hotel, nice people and great service.

    Too many mosquitos because of the windows (no glasses) and the air conditioning was not strong enough. Poor breakfast for ocidental people... But it was still worth to stay in this nice hotel, i would go back to it!

    there is a temple nearby, so some days it will ring bell in the early morning.

    Excellent location Friendly and efficient service. Indeed, the staff go out of their way to answer questions and be helpful.

    Villa is not a whole villa, but part of a villa with a shared wall.

    Very helpful staff, quite and relaxing atmosphere, great breakfast ...

    nothing .. apart from the mosquitos .. get a repulent from a thai pharmacy !

    The hotel itself is a master piece, like a resort in the old town. Loveeee the atmosphere. Very convenient to reach sites-to-see in Chiangmai Mai moat.

    Wifi in room doesn't work well. Have to connect it in lobby.

    Due to limited availability of rooms I was only able to book a standard double room which was located right adjacent to the reception and coffee shop. Now, after knowing the place better and depending on availability I would opt for a higher class room (deluxe) located in separate buildings within the premises. WiFi was excellent at the reception/coffee shop but did not reach the room. Naturally, some of my ratings would be higher for the higher class rooms. Overall I enjoyed my stay very much and rate the resort as excellent value for money

    Location was excellent. The large garden setting in the centre of the city was impressive. Staff attitude was also good considering the management decisions that they clearly had to labour under.

    There is NO SAFE in the room. You are obliged to leave your valuables with the front desk each day. The breakfast was poor: A picture card presenting three oriental soup options on one side and three egg options with 2 slices of toast, a meagre serve of fruit and 1 cup of tea or very bad coffee were the only possibilities. No second cups of coffee or tea and even the toast was poorly done. The bathroom was poorly cleaned with a good twenty centimetres of limescale on the shower door and the bath and the basin surround were in painted concrete that defies maintenance. This hotel is a gem in the rough and suffers from missed opportunities that range from the bathroom facilities to refusing to make guests feel that they want to spend time in the large garden. The only furniture provided in the garden is suitable for a a very short stay (cup of tea) and is only present in the afternoon. If the management stopped being bean counters and looked to the future this hotel could be fantastic. At the moment it isn't.

    Aesthetics; The garden, The Rooms The lobby were very tasty. The place was realy beautifull, better than in The pictures.

    The worst thing was that the Rooms weren't sound-proof... It wasn't very funny to be awackened at 7am The First of January By shouting And jumping children... And there were quite a bit of spider nets...

    Location: in the heart of the old town. Breakfast was ok.

    Bathroom was very tiny and smelled of mildew... Minibar was not stocked and room was not cleaned that well. Rooms are very noisy, if the persons in the next room started walking around in their room, your room was squeaking and shaking as well. We had the superior room, think the rooms in the main building are better.

    Nice and helpful staff. Great location. Just 300m walk from Tabae gate. Next to some attractions, and my favorite LILA massage.

    The smell of the room is a bit annoying. If you are a light sleeper, you may feel it noisy about the morning budda praying and birds.

    Location is good, u can find hotel even if u don't know where your are, but if u know that 3 kings monument is close to hotel.

    The hot water could be poor if couse you water heater is not goood as invilla 1 and 2where we stay,rooms arenot sound safety, breakfast is poor

    Although you are in mid town Chang Mai it is quiet it the garden and the hotel.

    The sight when you enter the hotel domain ... and then nothing else.

    We arrived at 6pm and it appeared that they had given our room away to another customer, making all sorts of excuses (a previous customer had broken something in the room, so we couldn't stay there and we also couldn't see the room; 2 minutes later, they had a new excuse that they couldn't find our booking; then they suddenly had our booking but there was no name on the booking...) Since the hotel was fully booked, they told us to go find another hotel. Not easy when it's high season in Chiang Mai and it's already 6pm and raining like crazy! They then promised an upgrade, but the room floors were very dirty and the bed very hard and uncomfortable.

    Thai atmosphere, quiet, and nice garden with rice fields and a fountain

    Mosquitos! There was no glass windows, only shutters, and so mosquitos and other insects (and humidity) could get in easily

    My sister and I traveled all around Southeast Asia, and this hotel was the best, in terms of amenities and value. The hotel is very charming, spotless, and romantic. We paid about the same money in Bangkok for much less luxurious hotels. Breakfast is great too! You can pick between Asian and Western.

    I loved everything about this hotel. I highly recommend it!
