very simple facilities. bathroom was quite old. not very clean. you could see some dust on the floor. wifi only at the reception.
The staff were extremely friendly and helpful, the rooms were clean. Extra towels were given for swimming. The best part was its location to the night bazaar which was literally on our door step so we never struggled to find a place to eat out. All in all, great value for money.
If I had to nit pick, the breakfast was really bad!

Windows boarded - we could not see out without letting the Mossies in.
We initially booked our stay for three nights, which we were forced to pay for upfront upon arriving at the hotel. Following a change in our itinerary after spending two of the three nights there, we were told we could not be reimbursed for the third night that we would not be using due to the fact that "we used booking.com to reserve the room."

Staff was great and helpful - footsteps from the Night Bazaar and close to the old inner city. Breakfast always good - hotel a very clean facility.

*The hotel is well situated between the old town and the river (walking distance to both) and is on the edge of a big night market. *We enjoyed the new years eve banquet on the street outside the hotel with several local delicacies. *The girl assisting with booking tours was helpful and the staff did their best to help despite poor English.
*I was not aware that I had to choose a double bed (as opposed to twin) when I booked the deluxe room on booking.com - this meant we had to spend 3 nights of our 6 night stay in a twin bed room despite being a couple and this caused much disappointment and inconvenience. *I was also emailed by the hotel after making the booking requesting a deposit however I refused to provide one and they still held my booking - indicative that they were being sneaky by requesting the deposit. *The rooms overlooking the night market are noisy until after midnight and the rooms in general are noisy due to thin walls and doors.

had sent a couple of emails which indicated the room would be different than the one supplied and there was no taxi to pick us up even though had asked. English understanding was minimal for this type of contact so it would have been alright if I had known that. no security box in the room.

the hotel is located right in front of Night bazaar market! It's nice boutique hotel of 30 rooms if you're tired of typical one.

When we arrived somebody went up to "prepare" our room. It was strange. We got our room and it was shocking. The walls were 10 centimeter wide only (I assume the building was built as a warehouse and later it was rebuilt to a hotel). The bed was hard and the cover was dirty. The sink in the bathroom was leaking and there it was stenchy, no curtains no the windows. We took a rest and after a while a diesel generator was started in front of our window. It was noisy and the smog came into the room. We asked for another room and they gave us on the other side of the building. It was twin room (we asked for double) and it was almost the same as the previous room except the diesel gen. It is definitely not a 3 star hotel and photos of the hotel are "improved" with something like photoshop. I have been in several guest houses and aparments but all of them were better then this hotel.

My mother has loved to be located just towards the night market. You can find a cheap and good original thai massage just in front of the hotel.
Wi Fi connection was quite weak The staff is nice and friendly, but they might practice their english to be helpful.
Location was good right by market and not far from the airport.
Room was dark and dingy, bed was hard and uncomfortable. We could hear the people next door cough and there was a constant noise outside the window. Wifi wasn't good and no safe in room. Would not class this as a 3 star hotel and would not stay here again.
