    Location is good and the price too

    Cleanness of the place wasn't too good plus gaps under the door let Mosquitos and cockroach in, so no very pleasant experience plus the noise coming from reception of a water tank I think

    Close to Thae Pae Gate, a good open air fruit, vege,and more market. 7-11 down the street for cheap water.

    The owner didn't always come across as very friendly.

    The guy in the front desk was really helpful with us, bedroom really clean, we paid the same value for other guesthouse before and it was nothing like this one.

    Not much wrong with the place. Helpful staff.

    Locked the gate at night without telling me there is another key on the door key to open it. My fault i supose. The place is brilliant except it may be noisy if party groups are there due to rooms being close together with shutter style windows. Wasnt while i was there. Currently there is construction work going on next door may interupt your lie ins. Not the staffs fault obviously

    The staff was quite friendly especially the lady serving at the counter.

    the washroom was stuffy. There should be atleast a small table in the room for placing quests items. The washroom should be renovated properly The outside compound should also be rearranged for better appearance.

    Eddie was friendly.

    The room constantly had a strange smell.The toilet did not have running water. Eddie was only around the place for some hours a day, so if there were any problems it can take many hours to solve it. The room had a window to the hallaway. However there was only a mosquito net and a curtain. You could hear anything that was going on in the guesthouse...anything... Sleeping was therefore quite hard some nights. From walking around Chiang Mai I think that other places that are also cheap offer better value for money.

    Good location, clean, quiet and cheap. The owner is cool and helpful. It's a good place for independent backpackers.

    I really enjoyed my time here. The room was clean, bright, secure, and although basic, you had everything you needed. Eddie was the complete host and nothing was to much trouble for him, especially when guidance was required with bike hire and making my way around the place. I would not hesitate to stay here again next year when I return, and I thoroughly recommend those on a budget to do the same.

    You get what you pay for, it's cheap as chips! Very basic perfect for backpackers. Eddie came and let us in very early after our over night bus

    What's not to like for 250 baht?

    Eddie is a nice guy, very helpful. The rooms are good, very hot water, good wifi. Quite area just down the soi but just near lots of food and markets

    one man operation so staff isnt always there, but you can call Eddie. Rooms are not sound proof and noise can come from the hallway easily

    No flushing toilets. No bikes or laundry as advertised. Not worth the money compared to a lot of other places in Chiang Mai for the same place.

    Very kind staff and a good location at the center-border.

    Where should I begin? The room was very small and dirty... the bed looked like a mess and the mattress (if there was one) was pretty hard to sleep on. All over the room, the bed and especially the bathroom there were ants and other kind of little insects so we slept in our sleeping bag on the bed. The bathroom was a mess as well with no flushing at the toilet (you have a bucket with a dipper...). Ants live there like in a big colony and sometimes it just stinks.

    The staff immediately were waiting for us and were so friendly and helpful. They helped us book our 2 day trek for the next day even though we arrived at 7pm. The accommodation is very basic but supplies everything you need and is comfortable for backpackers. Overall I would recommend people to stay here.
