The staff were extremely helpful at all hours with anything you asked. The rooms were clean enough but had some parts (like the toilet brush) which weren't. The room was well laid out and spacious enough with a balcony to sit out on. Overall, very nice property which is good value for money with the location it is in

Breakfast; nothing exceptional with limited choice and occasional interpretation issues. Squeaky bed, but we could have been unlucky. Not a central location but nowhere is too far.

Good location and away from noise within the old city. Free breakfast provided. I've got a free ride from previous guest house to Fuengfa as with little baby and appreciated for this.
Facilities are a bit old and not as good quality as the other 2 guest houses with similar price I lived in during this vacation. No gardens, free limited quatitative breakfast with 3 options, additional drinks and meals chargeable.
This is the place to stay if you want a more personal service. Staff were excellent at attending to our needs. We had a problem with one of our tours, the lady got our refund. You get a freshly cooked breakfast every morning.

The room was clean, the facilities were working - nothing exceptional to mention.
In the room behind the reception you hear the staff talking during the night as well as people passing by your door on the way to their room. At the time of our stay there was also a construction site nearby which of course is not the fault of the hotel but still may be interesting for long sleepers. The breakfast was quite boring (toast, sausages, ...).
Zero effort to put any homely touches . Badly decorated and no help from staff regarding taxi . The hotel I moved to was able to get me one when they just said not possible . Poor service

Tuk tuk drivers don't know the hotel - consider to use the Wat Phra Singh as marker point, ask the driver for his map and describe then the hotel location to the driver
It was on the edge of the old town, within the square canal that makes Chiang Mai unique.
Some taxi drivers could not find it easily. Print off a map showing location so you can find it more easily.
Very friendly and helpful staff, particularly the night receptionist who was covering for a colleague and who tried to teach us Thai and the day receptionist who rang up the tour company for us to see why they were running late. We appreciated having a balcony and a clothes horse to dry our clothes. Fridge in room with bottled water provided each day. Place feels a bit municipal but our room was large and clean. Buffet breakfast plus freshly-cooked egg and sausage was fine. Within the old city walls. Close to cheap eating places

Overall a good experience. Clean, big room and a good breakfast. Wifi worked.
Hot water did not work in my room. I was not happy to take a cold shower. Also, no shower curtain so the entire bathroom gets wet. Overall bad shower experience but that was the only negative.
