The staff are super helpful,polite and freindly. Cleanest place I've stayed in chang mai.even though I got up late,everyday the staff insisted on making me a hearty breakfast,kept filling up my coffee cup.safe,secure and staff make you feel like number one.
Nothing bad to say,I will go back there when I visit chang mai again.

Wi+fi is okay. It is within the walled city of Chiang Mai. The price of drinks is inexpensive. They have free bananas and oranges for the guests and provided a place to hang up the laundry to dry at the balcony.
Fuengfa Place is a 4 story building with no elevator. We were surprised to learn that they have no staff to help carry the luggage on the stairs. They wanted to give us a room at the 4th floor seeing that we are not a young couple. We requested that they change the room closer so the receptionist gave us one near the stairway on the 2nd floor. The room was small and the bed was falling apart. Needed some gluing on some wood. There was a |1 x 1 sqm balcony but the view was not nice. Only roofs of the neighboring homes. The toilet was small and lacked partition to the shower area. There was no place to put the toiletries. As for breakfast, there was no breakfast buffet. They served only 3 kinds of breakfast which were American, Noodles or Rice Soup for 10 days that we stayed there. Choose only 1. For the drinks, choose only one! One coffee, one cup of tea or one glass of juice. Only one cup or glass! No refill! Well, one morning, they had a salad bar and I enjoyed that. But this happened only once. After breakfast, they had no staff manning in their restaurant! No cook, no server. Lastly, their customer service was the almost the worst we have ever experienced. When guests asked for a second cup of coffee and we say we will pay for it, the lady said no pay but would signal us with her hand not to tell anyone. Like it was our secret, making us feel like she was breaking a policy to do us a favor. At the reception desk, they were not any better. We asked the receptionist for a taxi service to take us to the airport and she said the taxi will come in 20 minutes. 20 minutes passed and we followed it up and she said there was no taxi. After that, she approached us and she said okay, there will be a taxi in 10 more minutes and then made a face behind my back (my wife told me), an expression to show her displeasure and irritation by my complaint.

The staff were extremely helpful at all hours with anything you asked. The rooms were clean enough but had some parts (like the toilet brush) which weren't. The room was well laid out and spacious enough with a balcony to sit out on. Overall, very nice property which is good value for money with the location it is in

Good location and away from noise within the old city. Free breakfast provided. I've got a free ride from previous guest house to Fuengfa as with little baby and appreciated for this.
Facilities are a bit old and not as good quality as the other 2 guest houses with similar price I lived in during this vacation. No gardens, free limited quatitative breakfast with 3 options, additional drinks and meals chargeable.
This is the place to stay if you want a more personal service. Staff were excellent at attending to our needs. We had a problem with one of our tours, the lady got our refund. You get a freshly cooked breakfast every morning.

The room was clean, the facilities were working - nothing exceptional to mention.
In the room behind the reception you hear the staff talking during the night as well as people passing by your door on the way to their room. At the time of our stay there was also a construction site nearby which of course is not the fault of the hotel but still may be interesting for long sleepers. The breakfast was quite boring (toast, sausages, ...).
Zero effort to put any homely touches . Badly decorated and no help from staff regarding taxi . The hotel I moved to was able to get me one when they just said not possible . Poor service

Tuk tuk drivers don't know the hotel - consider to use the Wat Phra Singh as marker point, ask the driver for his map and describe then the hotel location to the driver
It was on the edge of the old town, within the square canal that makes Chiang Mai unique.
Some taxi drivers could not find it easily. Print off a map showing location so you can find it more easily.
Very friendly and helpful staff, particularly the night receptionist who was covering for a colleague and who tried to teach us Thai and the day receptionist who rang up the tour company for us to see why they were running late. We appreciated having a balcony and a clothes horse to dry our clothes. Fridge in room with bottled water provided each day. Place feels a bit municipal but our room was large and clean. Buffet breakfast plus freshly-cooked egg and sausage was fine. Within the old city walls. Close to cheap eating places

Hot water did not work in my room. I was not happy to take a cold shower. Also, no shower curtain so the entire bathroom gets wet. Overall bad shower experience but that was the only negative.
