The pool at the adjacent hotel made the Grace Boutique bearable. The staff were friendly and helpful
The rooms look NOTHING like those advertised. We were first put in a tiny room with NOT one socket and a small double bed despite requesting singles. Once I refused to accept this we got a twin room with one useable socket. The other available one was 2" off the ceiling. I checked in other rooms with open doors and none looked like the ones in the photos on Booking.com
Staff is brilliant Clean rooms Using next door hotel facilities is a added bonus. Good for a budget hotel. Location is close to everything but also far enough not to get stuck in the noise.
Hidden up a alley Breakfast venue is in the main street (50m) from the hotel and not that great. Bed is hard ( and that for Thai standards)

Where do I begin, basically don't stay here!! Not sure how the reviews are decent, maybe the Aussies rate this place high cause the staff will let them drink till wee hours of the night with music cranked and karaoke competition in the court yard bar between the two hotels they operate. Place was a ghost town the next morning, everyone left. Owners apologized for the news, should have maybe taken care of the problem before it became one. Had very little sleep. Beds are basically a sheet of plywood, worst I've seen so far in Thailand after a month on the road. Rooms and bathrooms are disgusting, dirty, no hot water. Over priced, should be about 200 a night for a dump like this. Just can't believe people rated this place the way they do. I'm shocked!!
This is an amazing hidden gem in Chiang Mai! The room was wonderful and immaculately clean. It had both ice cold AC and a working fan. There were two plush towles provided as well as basic toiletries in the large private bathroom. The sister property (Thrape Loft) shares a driveway and patio and you can utilize the swimming pool as a guest of either. The staff was friendly and approchable and very organized. There is even a closet rack with a ton of hangers to let yoru clothes shake off the backpack cramp. It was affordable and overall lovely. It's in a great location a bit off the main Middle Ring Road by about 5 minutes and that lets you see just enough to explore beyond the basics. It is also only a 15 minute walk to Wat Phara Sing and you pass two more on the way (perhaps more depending on your route). I'd definitly stay there again!

+ Good and nice staff, they showed us some flyers 'what to do in Chiang Mai', and they helped us with the citymap. + We could store our luggage the whole day + There is a swimming pool which is situated at the hotel next door + Nice location in the old city centre of Chiang Mai + In front of the hotel was a nice bike rental shop which is nice to concider when you want to explore Chiang Mai in a 'fast' and cheap way.
- The matras was verry hard!!!!(4cm thick) which was not comfortable at all! - There were not enough(2) electrical sockets. And when leaving the room the power went off, thus when leaving an electric device to charge, the battery was still empty when returning to the room. - There were little ants walking on the bed. - Musty smell in the room and bathroom. - The bathroom was small, and when shouwering everything became wet, such as the toilet and the whole bathroom floor. Next to that, the musty smell must come from the mould between the tiles in the bathroom.
I only saw the staff when I checked in and checked out so can't really comment on them. The room was clean, everything worked properly and there was none of the mosquito or smelly water problems I'd heard about. Very good location but hard to find as it's off the road and there's another place nearby with a very similar name which can confuse taxi drivers. Bottom line: it was cheap but very good value.
Never saw the staff during my stay. TV aerial doesn't plug on properly so you get awful reception. The decor is colourful but an acquired taste.

It took forever to find!
Pool that was advertised wasnt there anymore, poor excuse when we asked they said they changed it 6 months before and told booking.com to change picture but they hadnt done it yet! Tv didnt work properly, no handle on bathroom door. Mouldly. Poor value for money would not recommend.

Good location in the old town, all sights were in walking distance.
Bed looked like a health hazard, but to be fair we didn't get eatten, probably because even the bugs didnt fancy the bed. half the plug sockets didn't work so we had to unplug the fan to get some power and there was only one light bulb for the 3 lights that were in the room Staff were not the most helpful.
