- Very friendly owners. They actually care about your stay and try their best to make you enjoy your stay - The owners provided us with a mobile phone free of charge, pre-programmed with local tuk tuk / taxi drivers and their contact information in case we needed anything. - Beautiful facilities and well maintained. Also provided is a mini-bar (fridge). - Breakfast was great. Very rich and healthy. Many options to choose from. We had to checkout early in the morning the last day which would deem it impossible for us to have breakfast. The owners provided us with a "breakfast package" the night before which we could store in the fridge. Very very nice gesture of them.
- The location is a bit further out of the city. Its not a big problem if you plan on renting a motor bike since the prices for bike rentals are pretty ok (approx. 150-200 baht). A cab drive (or tuk tuk drive) will set you back 120 baht from the guesthouse to the center and about 150 baht from the center to the guesthouse. - Not much to do about this but there were some cockroaches in the room.
Once you enter Guesthouse Liam's Suan Dok Mai, you receive a very warm welcome from both Daphne and Ron. These two people (Daphne is Belgian and Ron is Dutch) do everything to make your stay comfortable. And their service goes beyond expectations. The rooms are large and very clean, air conditioning included. The swimming pool is large enough to cool off after a warm day and the restaurant offers anything you would want, both European and Thai food. Especially for children breakfast includes pancakes and French toast (in Dutch this is called "wentelteefjes"). Once leaving the guesthouse for a local trip you receive a mobile phone from Daphne and Ron with all local phone numbers pre-programmed. It has never been easier to book a taxi or tuc-tuc! The distance to the centre of Chiang Mai is just a 5 to 10 minutes drive which is perfect, so access to the local markets is easy. Daphne and Ron also offer support and advice for booking any of your trips. (eg: Thai cooking, elephant riding etc). Laundry service is just 150m away from the guesthouse, good an very cheap. Anything you would need, they are here to help you. What a great place to stay!

Daphne was a lovely and very helpful lady who went out her way to accommodate us wherever she could. Also gave us a free lift to the airport on our departure. She gave us great advise with tours. Without her - yikes !!
Ron acted as if he really did not want to be a host or hotel proprietor..... We received the odd grunt from him. I asked for restock of complementary teas and coffees, he really acted as if it was a total hinderance to his day..... As for asking him for ice.......... ended up just getting it ourselves...... to avoid the "look"....... Breakfast very poor - over cooked eggs - always left hungry....... Place only picked up when Daphne was around - vibe with just Ron very poor and sour...... Too far from the old town....
The hosts Daphne and Ron were so friendly, helpful and informative. We friend instantly at home on arrival! The rooms are beautifully decorated, spotlessly clean and very spacious with a lovely ensuite. There is a balcony too with lovely views. The pool is very refreshing and it's fab to have a sunlounger and inflatables for catching the sun in the pool! There are so many fantastic little touches- daphne and Ron have really thought things out and want their guests to have the best time possible. We were given a mobile phone with credit so we could call tuk tuks, the room was restocked with complementary waters and teas everyday. Breakfast was a lovely selection - fruit, toast, eggs, pancakes along with coffee, tea and juice. Daphne and Ron really helped us with tours, onward travel and local information. I would highly recommend this beautiful guest house and hope to revisit one day!
This was my second visit to Liams's Guesthouse and I hope I will make it back! Daphne and Ron were amazing!! They were so helpful throughout the entire trip! I can't wait to see their new facilities! Thank you!
Liam's is a lovely guest house in beautiful Chiang Mai. The owners are friendly and responsive. The house is a short tuk-tuk ride from the heart of Chiang Mai night-life, or you can stay in and have dinner and drinks by the pool. Staff were courteous and helpful; rooms were clean and comfortable.
The pool was nice at the end of a hot day of exploring.
Location, location, location. This hotel is so far out of town that we had a very hard time getting any taxi or tuk tuk to take us to the hotel. There are NO restaurants near the hotel and the hotel does not serve food other than a VERY light breakfast. The regular management staff were not available and there was no one to help with any questions or directions or helping with bookings. I will NOT be staying at this hotel again and will NOT be recommending it to anyone.

Some taxi drivers had a hard time finding this place. Make sure you take one of the hotel's cards wilth you when you go out.
The manager Tu was incredibly friendly and helpful & the owners make you feel very welcome. The mobile phone adds extra security if you get lost.

There was a sewer smell in the bathroom every now and then. Also it's quite far from the town centre so we had to take taxis there and back as there is nothing in the walking distance of the guesthouse. The bed wasn't too comfortable and a bit small for two people

Liam's is a very nice guest house situated about 15 minutes drive from the centre of Chiang Mai. The guest house is situated in a beautiful kept tropical garden with a nice swimming pool sun loungers and gazebo. The restaurant is situated in the garden and provide a very nice breakfast. On check in we were provided a mobile phone that contained pre arranged numbers for taxi, tuk tuk and everything you would want which was a very nice touch. The rooms are large, nicely decorated with LCD TV and mini bar. The owners who are Dutch and their Thai staff made us feel very welcome and we enjoyed our short stay there. Liam's is good value for your money
Our stay here was the best ever, the owners & staff go out of their way to help in all your needs, many places leave you stranded, not here. they have your tours, transportation, important phone #s all set & ready for you. Their gracious kindness & interest in your comfort is nothing short of 5 star accomodations.
