Only stayed one night but no complaints really. Was a good location, the owner was nice, we had a problem with the lock on our dorm room and he managed to fix it for us. Exactly what we expected.
Easy to find. Staff are nice. Room is cozy. Near to market, 7-Eleven. Powerful fan.
Even better if the toilets on the ground floor are clean too.
Couple that ran the guesthouse are super friendly, let us check in at 9am no problem. Although toilets/ showers were outside they were cleaned regularly. Traditional thai style accomodation.
Showers/toilets being outside-full of bugs/moths/ants come evening. Slightly too far from many attractions, always had to get a taxi. Very hard mattress, although slept reasonably well.
Loved this little place, located opposite to Chiang Mai Gate and a 5-10 min walk to the night market and walking street, great price for its location and rooms were clean and the shared bathroom were super clean with hot showers. Better than a lot of other places. Staff were super nice and we left our things here after check out and were still allowed to shower and change here before we left.

The restaurant was only open 8am-6pm so not able to get breakfast before an early tour or get a drink after hours without having to go elsewhere (minor points)
The staff running this guest house could not have been more hospitable. We had previously stayed in a guest house nearby but will only stay here if I ever return to Chiang Mai. The traditional Thai architecture is lovely too.

Old thai style building so you can hear everything. People stomping around. Hear all conversations. I had ti ask to move rooms as I was next to the communal bathroom and at the top of the wall there is an open gap so I constantly could hear the noise of people coughing up flem or using the toilet which was horrid. Also got woken up by drunk people stomping around at 3am. This place is ridden with mosquitos there are open cracks in the outside walls everywhere. They really need to invest in mosquito nets over the beds.i stayed for a week and they did not once clean the room I had a pile of rubbish in my room I left it there to make a point as at this price per night you should get it cleaned.

The family who run the guesthouse make it; so friendly. The restaurant is also very good and reasonably priced. You're right near where the nightly food market is, so finding cheap eats is never a pain. The rooms are nicely laid out, and although they are shared bathrooms, they are incredibly clean. The wifi is also strong and reliable throughout the property. I felt comfortable enough leaving my backpack with the family whilst I drove the Mae Hong Son loop for 10 days and there was no problem, they even kept a room lined up for me when I got back.
The beds were slightly hard, but this is nothing new after sleeping in various thai hostels etc. there is a car park opposite the guesthouse, and an employee who is slightly whistle-happy when coordinating cars.

Staff were very friendly, rooms were gorgeously decorated, simple wooden walls and furniture, plenty of blankets for the cold night, lots of storage, clean shared bathroom with roofless showers which is awesome, perfectly located opposite Chiang Mai Gate, just perfect!
Only small issue was that there aren't any hooks to hang our mosquito net, but we improvised by tying it to the wardrobe door and panes in the wall.
Was very well located only a few steps from Chiang Mai gate and the old city. The staff was very nice, they picked us up when we couldn't find the hostel (if you are standing with your back to the gate, go left and you'll see the yellow sign) and they cooked an awesome breakfast. They also had a nice italian coffee machine (makes a difference for coffee lovers).
The bed was a bit hard and the room too noisy cause the floor and walls are made out of wood.

The location was noisy, this is a old style thai house with very thin walls. The mattress was very firm and we did not enjoy the shared bathroom facilities. We had booked for a month but left after 2 days.

Perfect WI-FI, we had ~6 Mb connection on the smartphone. Difficult to find it according to what is written in booking.com info. Find south gate to old city, called just "Chiang Mai" (yes, the same as name of the city). Yellow banner.
