It was really close to a street food market and my room was spacious, especially for the price.
Staff was extremely helpful and friendly when they were at the front desk but were absent often (arriving late and leaving early). It's also outside the main city so a little inconvenient. It would have been nice if my room had a locker or a safe.

Window of my room looked out onto the wall of another house, but this is the only and not significant drawback

Really helpful and nice hotel owner, surrounded by plenty of foods. They made really good effort on flagging a song thaew for as each time we need it.
No breakfast provided and bit walk on stairs if you are assigned to a higher floor room.
The position is very good,it is very safe,because there is a check point at Chang Pauk Gate.The staff and the hoster is very nice and helpful,they gave me many informations about the trip of ChiangMai.The room is big and the balcony is nice.Near the Chang Puak Gate,there is a “food street” which suit me.

Good Location, friendly staff, very clean, big room and big toilet with good shower. In front of taxis to Doi Suthep and in front of food market. Amazing staff!! They provided 2 botles of water every day for us. Kettle and coffee facilities...

The hotel is near to the mosque and it's easy to find halal food around the hotel. Near to old city and easy to find song theaw to go to doi suthep temple. Just wait in front of seven eleven and they will bring u to doi suthep temple for 50 bath one way one person
- staff are kind and helpful - free bikes - excellent small restaurant just around the corner - food market across the street - decoration is done very very nicely and everything works exceptionally well

Room didn have a hairdryer but you can borrow one from the recep. Location may be a bit far from tapae gate but 20-30 baht will get you anywhere around the city.
The staff were so warm, genuine, kind and helpful. They spoke English really well too. The building is more of a hotel, but the friendly, personal service was more like that of a guesthouse. The room and bathroom were quite spacious and clean. The bed and pillows were pretty comfy. Location was good for catching songthaews. Good security. Good value. Daily housekeeping service.
Traffic noise. Limited dining options in the immediate neighborhood. Not so great for walking--have to cross wide, busy streets to get anywhere. Low ceilings, dim lights, loud fridge. Shower floor slippery when wet. No in-room safe.

No breakfast. I wouldn't recommend getting washing done through the hotel, our laundry didn't come back very clean (not the hotels fault as they don't wash it themselves, someone comes to collect it)

The room is not a place where you feeld comfortable on a rainy day when you want to stay home and relax. But to discover the city it is fine.
Staff very friendly and spoke very good English and helped us most days to arrange trips of transport. The room was very spacious and cleaned every day. Comfy bed.
The wifi was a bit slow at times. The location is a bit far from nice restaurants around 20 minute walk, which is okay but the roads are very busy to cross and no pavements alot of the time.
The room was great, big with a terrace, massive bed, and very clean.
There is no elevator, so you have to climb the steps always. I don't mind but it should be noted for people with difficulties.

The staff at the guesthouse were very very very friendly. They provided much needed information for our short stay in Chiang Mai and even helped us catch and negotiate transport back to the airport. Wifi signal was good and general cleanliness was decent. Very nice stay and will come back again.
In the room we stayed in. The air con was facing one side of the bed directly so in the heated nights, sleep was disrupted quite frequently having to wake up to turn the air con on and off so that we didn't feel too cold or too sweaty. But I guess this is only in our room.
