The place is on the great location (5 min walk from the old city). The room was very pretty clean and tidy. Gai the hostess is very nice hospitable warm and delightful! She guided us for a walk in the city. Also, she makes a very good breakfast :)
Although we didn't mind, there is no elevator and you have to carry your baggage to the room upstairs
Host is very helpfull and friendly. Our room number 5 was very big. Location is good too, just cross the main road and you are in the old city.
For us no problem, but keep in mind that the building has no elevator and 5 floors...
Gai was so helpful and went out of her way to make my stay a pleasant one. She helped me arrange several tours. She also arranged transportation to the airport with her great driver even though my flight was late at night and I had technically already checked out. Breakfast was great with a lot of traditional Thai items to try but still included familiar breakfast items. Try the cooking school she recommends - it is great!
Gai is the best host ever! She is the highlight of this guesthouse, and a Great cook by the way!! Plus the place has a good location and it is very clean and Welcoming. Loved staying here, we truly felt like at home, thank you so much!
The friendliness of the owner, who is always willing to help with a friendly smile; the location was great - near from the old town - the room was super clean. Everything was perfect!
We stay here 4 nights, the best service that i got in the last years. Keep in mind that i travel 120 days in a year. The guests are for Gai ( the owner ) no guest but family.
Total customer service in almost every way. Nothing was too much trouble. Everything is managed and carried out by the owner herself.

Janes House is fantastic!! Our entire stay was amazing. Jane is such an amazingly friendly women and took care of us like we were family. This place is spotless and super clean all the time. The other women who cleaned the rooms and helped with breakfast was so sweet and kind. Breakfast was simple but very very good, with traditional Thai options , fresh fruit , bread , tea and coffee (coffee was probably the best in thailand we've had) Rooms are very spacious and location was wonderful to experience all of Chiang Mai. We couldn't speak more highly of Janes House :) My husband and I unfortunately ended up getting the flu while staying at Janes. She was amazing and was super attentive to our needs and did everything in her power to help us get better. She got dinner delivered for us , told us what medicine to get at Pharmacy , gave us fresh fruit and pots of tea and was just wonderful. If you are hesitant on staying here, trust me your stay at Janes house will be memorable and amazing.
Nothing at all …there isn't anything negative I could say about Janes House
The space in our room, we had the top floor. The view of the temple was super. There was no kettle but there IS a microwave so we boiled water for tea in that. The shower was good and hot and pressure fine. You must remove shoes before going into Jane's which made you appreciate how spotless it was. An iron is freely available on request. Fruit, hot water and tea bags are always available in the reception/breakfast area. Breakfasts were adequate and Gai(hope that is spelt correctly Gai!)tried to vary it every day. She was amazing and couldn't do enough to make our stay a memorable one (without being intrusive)-even taking us to a shop to print visas and photos. You feel you have made a friend for life! Jane's is a little out out of town but close to a very busy main road (very difficult to cross, however Jane's ís not noisy, we slept well on comfortable beds. Tủrn left at the top of Jane's road and you'll get some òf the bést and cheapest street/local restaurants in Chiang Mai.The old town is almost "over the road" and by far the better place to vísit in Chiang Mai, dozens òf good inexpensive cafes/restaurants, temples - and shops of course. The main town is not very pleasant and we visited the old tơwn every day. Jane's ís not easy to find for táxis etc but is just after the Lotus Petrol Station on the old town ring road-that may help you.
The 69 steps to our top floor room were a bind at times and we couldn't get any English speaking channels on the TV. Seriously, having to leave was the worst part.We wished we'd stayed longer and would definitely stay here again if we had the chance.
Everything was excellent! My first choice in chiangmai!
The big and clean rooms, the sink was on the hull of the studio (shower and toilet at different section) which didn't mind us. The location of the hotel is quiet far from the center, around 15-20 min walking but "there is taxi ("red car") that get very close. The hotel is artistic with a lot of painting and cool design.
Only the location as I mentioned before. Tip: there is a bakery around 10 walking min to the east on the main road that makes bunns with a lot different fill inside (from kinds of meat to chocolate almond) . Worth a visit.
