... and cell-like room with a window that opened to the WALL of the next building. Actually had to bleach the bathroom ourselves TWICE. Paltry compensation of 5% of the room offered but not honoured. Not recommended.
The first photo on their page is of their Deluxe room. There is no indication anywhere on their site that the Superior is blocked by the wall of the next building. You can literally touch it. The bathroom was mouldy. We took the drastic measure of getting bleach ourselves from the 7-11 to soak the tiles in. Nothing was done in the morning even after profuse apologies by the management. The paltry 5% discount promised on the room was not even honoured. Insincere service which made a bad room worse. Not recommended at all.

The staff was friendly and helpful, the location is excellent. She helped us with bus tickets and motorbike rentals!
The hot water didn't really work and the maid didn't really clean, just gave us towels water and made the bad. Our bed sheets didn't get changed and our trash didn't get taken out the whole time we were there.

Very good location. Lots to see and places to eat close by. Only a few minutes walk from the gate into the old town. Breakfast was cheap and wholesome. Staff were very friendly and helpful. Go directly to the laundrette to do laundry you pay and extra 20 bhat doing it through the hotel.
Room was a little dated. Limited power sockets in the room for charging and boiling kettle.
The room was okay.
They charged me a certain price when I checked in, and when I checked out, they asked me for more money. They said I stayed in a superior room which I hadn't been informed at first, and didn't choose neither. I tried to tell them that's not acceptable but they wouldn't give me back the deposit until I paid them more money. It's not a lot of money but it really annoyed me.

We stayed 5 nights. Right outside the old city. Starbucks around tge corner. Walking distance for everything. Room is simple but clean. Good for couples, solo traveler or families. Wifi works great. Air conditioning works room is a great size. Quiet location. Has a safe too which is a plus.
Shower very simple but didnt bother us. The shower is just in the corner of the bathroom water drained past tge toilet. But staff cleaned very good everyday.
Location is close to city activities and Old Town. Clean and quiet. Next to tour operator, MacDonalds, Thai cafes, bars and night market. Note need to pay cash for room. Good base for day tours.
Instantaneos hot water system for shower is not very efficient...have not had one yet that works well(either cool or low water pressure).

Location. Right in front of the Thapae Gate / Sunday Market. Room had a balcony, a safe and a big toilet. We had a problem with the air conditioned, and they offered us another room at the same time. Nice bed and pillows. Snacks and beverage in the room.
Strange sewer smell in the lobby, but they were trying to fix it (maybe a broken pipe?). Wifi doesn't works, keeps losing connection all the time (our 3G from mobile was better). Lots of mosquitos in our room, but probably our fault: we left a window open during a day. It's a good hotel, but the price is a litttle higher than other good hotels we saw in the region.

The pillows are quite hard. You have to step down into the bathroom which is important to remember in the middle of the night.

Fairly expensive, and not worth the splurge. Unhelpful and unfriendly staff, moldy walls in our room and wifi that didn't work were a couple of the many reasons we stayed only 1 night instead of 6. We found much better value for our money elsewhere. Would not recommend this hotel.
Very clean guesthouse, nicely furnished rooms, great location, provided lots of information on things to do in Chiang Mai. We really liked this guesthouse, Value for money.

reception And staff not very helpful, no signage And difficult to find, underfunded with electrical wires still hanging unsafe around stairs And corridors. Slippery flooring at staircase which is dangerous ( my Friend almost knocked her head when she slipped over), overall quite bad experience
