This is a guest house, not a hotel. Dont expect spotless clean and breakfast, do expect extremely friendly staff! Making new friends, good location, just like visiting a friend's house. They have mosquito nets but always bring mosquito repelent. Kikie: I will come back soon! --- If you're travelling to chiang mai you should first send them an email and they will help you plan your trip!

The staff was friendly and gave great recommendations for things to do and places to eat.
We booked to stay with a group friends but got put in the secon building and walked past many other hostels to get to the other building. Our power went out multiple times per day, a/c didn't work the last day and night, we had problems with our sink that had to be worked on, and after turning in my keys I let the owner know I had left my bathroom items in the room. She said they would have housekeeping grab them but by the time they were brought over she had already thrown away my mosquito soap and razor.. Both of which were kind of pricey. It was a rough stay but a little compensation for the troubles would have put me at ease. The staff just didn't seem to recognize that any of this was a problem. The location is night but with countless other nice hostels on the same street and very close, I would not stay here again.
The staff. We reserved for two nights and when we did not want to stay the second night, they immediately gave our one night money back.
The private rooms are in a seperate building 5 min away. Full of mosquitos. Old nets dont work. Bed was terrible. No fillings left so you sleep on strings covered with a matress. Bathroom is so small you have to sit on the toilet to shower. There is laundry nextdoor and the water tanks engine made a terrible noise all night long. There is no one in charge. You have to walk to kikies house if you need anything.
Staffs are great, friendly and helpful. I met cool people and new good friends. I love this place cos here made me feel like home. The owner, she is so nice. Location is ok, not far from central. Love this place. Promise !! Next time when i visit Chiang Mai, i will stay here.
Fan dorm, no lamp for all beds. No lamp for my bed si Its nt comfortable to prepare or do something in early morning and late night. Because i don't want turn central light, its will be interrupt roommates.
Hostel have really good location, close to city center, shops, some temples and bars. Staff was very friendly and helpful.

This was one of the cheapest backpacking I have done in my life. So I didn’t expect much from them. It was nice to stay here. Very good location. You can walk to many temples from the hostel. i did check out on time, but my flight was in the evening. So the staff allowed me to put my bag near reception counter, and it was definitely safe. Perfect for budget junkies.
No breakfast, no tea. No proper locker but my luggage was safe. There were only two fan in the room, so if you travel in summers, it may be a trouble.

Hotel staff is difficult to locate. To the front door of the hotel is attached a phone number where you can contact with the service. And what if you do not have a phone? or leaving early... It seems that the hotel has two separate buildings - few minutes walking.
Kikie tries very hard to make things run smoothly and help as many people do the things they want as possible.

the staffs are excellent! if you dont have a plan in chiang mai, they can help you. cheap! location near chang puak gate. where there is a night market accross the street. the food was cheap!

First of all: I rented a single room, so that is a lot more comfortable than sharing a room. This is Chiang Mai, a hot city, with lot of backpakckers. At night, people go out and have a lot of cheap drinks. Keep that in mind (so did I). If you do so, choose a single room. You can come home whenever you want, take a shower, take you're time. That is comfortable. It's not expensive compared to a lot of places on earth. My conclusion: it is a good place to stay. Don't expect a 5 star resort, and you'll be very satisfied.
Nothing. Yes, I can complain about the smell in the room, and I read some reviews about the fact some rooms are humid. Yes, that's true. This is Thailand. And about the staff: they are very friendly. But also relaxed. So don't expect them to jump up when you enter the reception, take you're time, give time. Show respect. In general, I found everything OK. I got a lot of honest advice from Kiki, and I appreciated that. But remember: take a single room. Maybe not airco, sometimes that's too cold and then you can catch a cold. Oh yes: there is not a 24 hour reception, but there is a number you can call.
Good location. Quiet. Moderately clean. Reasonably priced.The staff was friendly and helpful and the general quality of the place was ok for a hostel.
Quality of bedding. Not as shown in photo. The Homebase where I was placed, unit #5 was ok but certainly not of the quality shown online. There was no one on duty at the building so anything to discuss was done after a 5 minute walk.
The staff were friendly, gave good tips, spoke English very well, and were happy to help out. The price was great, and it was a 5 minute walk from many amenities. I would be happy to stay again. Wifi access in the rooms worked fine, rooms were spacious.

Beds in some rooms were pretty average (i.e too firm) Shower/toilet/bathroom was slighty cramped with smelly drain now and then.
They helped very good with you booking a tour. Do the retirement elephant park tour which they offer!!! Thats amazing. Very comforable beds
- I stayed in a dorm and in a private room. The floor in the private room was disgusting. Im in doubt if they have ever cleaned that. - The hangout they have is really small.

Clean, well located, cheap
I forgot to check out on time, staff forgot that too. In the evening they charged me for one more night, even though the bed was done by housekeeper and the room was empty (only one guest except me in the dorm). They threatened me to call to police if I refuse to pay what they wanted and reunited against me to make it all my fault. And they shouted at me. You can stay in the place but be aware of the way they make extra money!
