It's clean and situated in a good location. Good for inner city wall trip within a day. The room is very basic. I didn't find the owner of the place to be that welcoming since I am Thai. (Maybe she would be more welcomed with foreigners). The reception area was not well maintained. (I feel like I'm visiting some chinese people's house). I think for the money you pay, I would go for other places where they have basic clean room but more standard facilities. I feel it's too expensive for what you get out of it. To me, it might be suitable for student couples.. Meaning you don't need much in the room, it's cheap, it's not a romantic hotel, and you stay out during the day.

A very fantasy place, pertect design, beautiful yard and friendly staff. The laundry service is very excellent.Clothes are washed and ironed very well and carefully. The location is very convenient and close to everywhere, right the center of chiangmai's ancient city. Breakfast is not included. But it's doesn't matter.

We loved the vibe of the little inn, such helpful and friendly owners, really went out their way to help us with anything at all. Quirky little place, lots of character and very local Chiang Mai feel to it. Just of the main road and Sunday market the location is slap bang in the middle of town. Free bikes to use came in handy too, although tuk-tuks are cheap. Charming school next door had morning music and the ceremony to honour the king, early-ish. Our room was next to it and bathroom separated the music and bedroom but if you want to sleep in and are a light sleeper maybe you'll not like the room as much as we did. Most rooms are on the opposite side though which shouldn't have any noise.

The hostess Koko was very friendly and helpful. Was prepared to go beyond what any other hosts would eg drove to our next hotel, we had to move as we extended our stay in chiangmai and this hotel is booked out. The koko family cats were very cute. Definitely will stay here on our next trIp and would recommend this hotel to other travelers.

My favorite thing about our stay at Koko Palm Inn was the staff/owners. They were extremely friendly & accommodating! They gave us extra water when we were sick, drove me to a bank that was 15 minutes from the hotel (long story) & booked all of our sightseeing stuff for a discount. Truly nice people! The room was great, loved the large bathroom with natural light. Although breakfast was not included there is a tiny restaurant directly across the soi that was cheap & yummy. My second favorite thing about Koko was the adorable resident cat family. Loved this place! Do bring ear plugs though, the walls are a bit thin so you can hear neighbors & the cute elementary school children singing at 7:30am.

The owner of the Koko Palm was extremely nice and helpful during our stay. She called tuk-tuks, called on excursions, and let us use her bikes. The hotel was clean and pleasant and a really good value for money.

Staff were friendly , more than helpful, good location for sight seeing. Rooms were very clean with adiquate facilities for a quiet guest house, would recomend for any single person or couple wanting to see the sights around Chiang Mai. Sometimes a little warm when returning to room untill air con cools it down.

It was in the middle of Old Chiang Mai, great location. Loved the bathroom having an outdoor environment while still being indoors. The hotel was very accommodating to keep our luggage while we were on a tour and set up transportation to the airport.
