Bin was really too small, noisy neighbours playing music until late (Not Kristi house's fault), fans were not powerful enough to cool room down at all.

Good breakfast and good room amenities. It has a refrigerator, too. It is in a quiet place and I had a good sleep.
The toilet and sink were leaking in the bathroom.
Staff appeared professional. Location is easy to find. Near an area with good restaurants. Good air-con, refridgerator works well, spacious rooms, and the bathroom has a tub.

The owners were amazingly nice and helpful! Although we didn't stay much or booked any extras, they helped us with everything we needed. Oh! We got to choose our room! Fan was more than enough and we got a perfect view of the temple from our balcony! Great location! Would definitely come back to this hotel!
A budget guesthouse located at the central old town (Near the Sum Pow Temple). Tha Pae Gate was within two minutes' walk and if you walked out the little alley you would find the Sunday Walking Market was just in front of you. The owner and their staff were friendly with smile, if you need to book tour they can help you to with a very reasonable price. They do have HOT shower, which was absolutely great coz Chiang Mai could be very cold at night. By the way, the guesthouse was more prettier than the picture shows. Even you only get the basic facilities in room, only 350B per night was a really bargin!
Though it located in an alley, their wall was thin, for light sleepers, you probably would be woken up every morning by dog barking, birds singing or neighbors loud-talking.

not too much to complain and not so much to complimize.
Once you have found the guest house it is quite easy to get too. It is a short walk north to some very good bars with live music.
My only real problem I had was that the night staff could not speak good english. But were still helpful when I lost my key.

No hassle late arrival... arrived at 10 pm, room was ready and key was waiting with my name attached. Left early; the owner addressed me by name and out I went. A good value. Easy access to the red pickup taxis.
Its old and worn, but cheap and clean. Wouldn't want to spend much time in the room, but a comfortable place to sleep.

The owner is quite friendly, courteous, and helpful, as is the rest of the staff! She was quick to give directions, and thorough when being a liason arranging for the Wat Phra That Doi Suthep tour. The rooms are quite adequate! Hot water for Bath or shower; a choice of A/C or fan(which was quite sufficient); cable TV, and no mosquitoes! The room was thankfully quiet--no dogs barking or cats yowling-- and also quiet from other rooms : ). Laundry was great, the salad I ordered was wonderful-- that I had it again the next day! Food service is 8am-8pm. mopeds and bicycles to rent. Really nice owners and staff!
