After a 4 night stay, as we were checking out, we were informed that as we had been at the hotel during NY eve, this incurred an additional charge of ฿500/room. There had been no warning of this charge when we booked or on our arrival & we refused to pay it. Unusually for hotels frequented by many tourists, we were also asked to pay a credit card fee of 3% or an additional ฿650. We chose to dash to an ATM to withdraw cash!! Breakfast was very ordinary for Thai fare & downright poor for European food, again despite many of the residents being foreigners. White towels that were soiled in parts & grey overall Despite being 1.5kms out of the old city and 500m from the main road, the hotel did not offer any transport. When added to the poor public transport in Chiang Mai, this made moving around rather difficult. Free wifi, was not reliable
Not in a good location if you just want to find a proper place for food and drinks nearby. Very small water flow through the shower. Wifi signal is poor as well.
Pool was clean.
Cochroaches in the room on first night and overnight staff member was new and had no idea when trying to book another room. A long way away from everything though Okay if you have a scooter. Stayed at better places but thought I'd give a go. Wouldn't go again. Just need some polish and care. Could be great.
Hotel interior - nice design. Pool. Location - very close to local food market, 15 minutes by walk to the Old town or 3 minutes to main street where you can stop taxi or tuk-tuk.
Poor english of hotel staff. Same breakfast everyday. Noisy airconditioning in the room.

Dirty pool, the location, no spa?
Very good service, friendly and helpful staff, breakfast was good, beautiful pool and leisure when you first walk in. Staff spoke pretty good English. Food, stores and restaurants within walking distance, but away from the busy street so pretty quiet.
Hardly any room for luggage in the room, but still a great affordable place to stay.
I had the nicest room with my own private rooftop. The staff were so lovely.

Suited my needs very well 15 min walk to the old town so away from the noise of the city. The young man at the desk was very helpful and a decent guy. As were the other staff. Ok breakfast
Cannot say as my experience was great.
Lovely place tucked away in a university area and only a very short ride into main area. We began with 2nights and ended up staying an extra 6!! Think we enjoyed it so much as had private little area at top of stairs next to restaurant area. Felt like we had a mini flat and seating area with lovely views over to hills/temple. Good breakfast. Comfy bed. Good shower. Good tv channels. Would definitely return!! Bars and some good food just sound corner!
Would be even better with mosquito net but managed to string up our own one so not a problem for us. Would also recommen extending breakfast to 10an instead of 9.30 but on big issues. Loved our stay and were sorry to leave!

The hotel was an OK price and the room was spacious but that was about it. The breakfast was basic but fine.
The hotel was completely out of the way - not really in the city at all. The pool is not the most usable - I hardly saw anyone in it. This is probably because it is in the shade all the time and didn't look overly clean? The staff were VERY confused - they told my boyfriend and I that they had booked us a taxi to the airport (on request) for our 8am flight. At 6.45am we were still waiting for a taxi, we asked them where it was and they denied all knowledge of booking it!! Also the shower was NOT hot. Not even warm! This made me sad as I really enjoy a nice warm shower!

sauna was operational but only from 15:00-17:00, "spa" that is pictured is not a spa at all...it is cold water and it was not operational the entire season we were there, rooster crowed everyday to wake us up, location was not near anything and had to draw each tuk-tuk driver a map(suggestion: take a picture of the university sign and show it to the driver, it's across from that) After we paid and saw that the facilities were not in working order like the pictures and amenities list suggested, the hotel manager refused to give us any refund for our 3 days stay, and they did not deal with Booking.com's request to allow our change of booking from 3 nights here to only 1 night. The hotel manager was a tyrant, but the rest of the staff were lovely.
The quiet location with mountain views was great. The staff were very helpful and accommodating.
The bed was like sleeping on concrete! The shower and toilet combination together was too crowded. Breakfast options also could be improved.
If you want to stay in a Thai district (not very touristic) and near a market: go for it :) It is a rather quiet neighbourhood. We liked it here and would come back.
