It's perfect if there is cupboard in the dormitory.

I loved the location near the hip Nimman neighborhood. Great to have 7-11 downstairs. Loved the coin washers and ability to dry clothes on the balcony. Very friendly staff. Would definitely come back!

The bad: The bed was rock hard—the hardest we've experienced in 7 months of travelling through over 25 countries. The free wifi was weak and often didn't work. The noise from the hallway echoed into the room, and the owners have a small child which means there was crying and shrieking from very early hours... around 7am. The ugly: Not nice to speak about, but my wife got her period overnight and got blood on the sheets and a towel. The owners charged us 500 baht (£10!!) for each rough, poor-quality sheet. What's worse, when they brought her into the room and asked about the marks, they held the sheets up in the air into her face repeatedly like rubbing a dog's nose into its mess, even after she told them what it was and said she understood that the stain was difficult to get out. Extremely rude, mortifying behaviour, and an experience that makes us angry to this day.
The good: Location, really close to the bars and restaurants at Nimman

WiFi is touch and go, the location is about 15 min walk to the old city, they charge you for almost any mark on the bed or towels.

The Wifi is fair.
This guest house is close to Nimman Road and Kadsuankaew departmentstore. The room is clean and value for money. The staff are nice with service mind.

Rooms very clean.... friendly staff..great laundry downstairs,express clean in 1 half hours.......Fantastic value for money....stayed in a lot of hotels for the same price in Chiang Mai but Lanna Family was by far the best by a long way.....will stay here again without a doubt

Hmm nothing! I really liked it here.
Lanna family house has a really nice atmosphere/vibe about it. I thought the staff were great, very welcoming and the receptionist (Aom was her name i think?) was really helpful and really good at her job! There's a computer you can use an unlimited tea/coffee. Room was large.

The bed is hard even by Thai standards. The room was noisey. It is near a very busy main road with constant traffic noise. I could also hear building work. Did not get a good nights sleep. Although the room was relatively cheap I have had much nicer rooms for less. It is a basic room . It is the type of room a lot of Thais live in but at an inflated price. The room / toilet wasn't cleaned once in a week. On the third floor of a block. Would not stay again.

Wifi is not stable and the lights are a little dark in the room
The owner is very nice and helpful，he helped us to book jungle flight and oasis spa and lila massage，bought pig feet rice for us，introduced good places to eat nearby， drove my friend to the hospital and etc. He can speak Cantonese Mandarin Thai and English

Well since I'm a backpacker and usually don't complain much I really don't have anything to say. But for constructive criticism we felt a little confused when we got in to the building and didn't really understand where to go first so a better way to find the place could be improved!
I really liked the service on fatty home. Kind people that always tried to make your stay as pleasant as possible! Some times I even thought they did TO much, haha.

Free coffee and cookies for all customer at the public area. This hotel is new and it is clean. The location is good, i can walk to nimmanheaminda area in 5 min. A new Maya Shopping mall is only 15 min walking distance. DIY washing machine, laundry shop, 7-11 is a ground floor of the building.
