Location is good, if you are traveling with a car, but that stands for all the Phuket hotels. The villas are a bit old and run-down, meaning that some sinks leak, water taps shake, some things are broken or torn, etc. Beds are too soft, so if you have a problem with a spine - I'd suggest you sleep in a living-room on a couch :).
Throughout our stay we've enjoyed a company of a black cat who came every evening back to our Villa (no3). From now on her name is Blacky, please treat her well, she likes bacon, milk and cuddling :). Overall the stuff of the hotel was helpful and nice, breakfast was good, but a bit repetitive, hotel is in a good location, nearby beaches are fantastic, especially the one near the Xana Beach Club (google it).
