Flexibility of staff, we first had a twin beds which were rock hard but they were more than willing to change to a double bed for a more comfortable room. Location was really nice, very close to saturday night market and nice quiet area. Wifi worked excellent. All in all great value for money (we spent 8 euros a night).
After taking a shower the bathroom flooded. It is acceptable for the room rate but still. Do NOT take the twin bed room as the beds are rock hard compared to the double bed room.
The wifi and hot shower worked well, and the place was within walking distance (maybe about 10 mins walk) to various attractions, such as the night bazaar and Wat Chedi Luang. There is also a water dispenser on site. Bed was comfortable, although it was quite hard. Hangers were provided.
Service was lacklustre as we arrived quite late at night (8pm) but considerably better the next morning. There were spider webs in various corners of the room and bathroom.

Nice and helpful staff. When we left, they booked for us the minibus to Pai.
The bathroom was not cleaned very good and the walls were paper thin. You could hear everything people talked outside and when skooters and cars went by.

I loved the fact that this place is the proof that cheap can mean good! Simple rooms but very clean and decorated with good taste. The place is lovely and even more lovely is the staff. We also ended up booking a 2 day trip to the country side. Highly recommended! We miss you, Ice Cream! :)

Staff really make this place as they are very friendly and welcoming. The lady gave is a lantern to set off and also gave us free watermelon, tea and biscuits as we waited for our bus to Pai. Lovely place which has good value for money. Beds and towels were clean. Location is close to old town and most places are within easy walking distance.
Room is somewhat compact and facilities are a little worn but we were expecting that from the price. Only one plug socket in room but not a major issue at all. A nice place!
The location and price are good.
The matrass was hard and bumpy; I did not find this comfortable. Two of the three locks on the door were not usable. The bathroom was very old, small and when I used the shower, the whole bathroom floor became wet. WIFI worked fine outside the room, but not inside.

Almost can not get internet in room, but it's fine, i always sit in the outside.
first of all is that this guesthouse has very good location. the owner of the guesthouse called Iceream (it is not joke) helps you about everything. she speaks english good. staff is helpfull and smile.. we love them very much.
Owner and staffs are really nice and helpful. Walking to the night market and the downtown is okay cause it's good location.
Facilities are not so good. The toilet in our room is broken.

Wifi sometimes doesn't work
Great staff! Didn't all speak English but all try to help you with everything you need. Room is very simple but that's what you pay for. Owner and staff were amazing when we were in a rush to catch the train! We will come back when we visit Chiang Mai again
Rooms are very basic but contain the essential. Best option for backpackers who want private room.
Communicating in English can be a problem depending on who is in duty. No AC if you care about that, but that's clear if you read carefully when booking.

This is guest house is very basic but offers good value for money. Our room was small but with the requested two separate beds (not possible in all hotels) We had our own bathroom with toilet and warm water shower. There is no breakfast service but there are enough places in the city where it is possible to eat something. To get to the inner city is about five minutes’ walk. The lady that is always available does not speak English but she tries to make you comfortable any way possible. When the language really becomes a problem she just calls somebody who does speak English who can help translate. This is a good place to stay if you are out adventuring all day and are looking for an basic and affordable hotel with friendly staff not to far from the city center.
It is clever to take the small map with hotel location with you when you go out. Most tuk-tuk/taxi drivers do not know the name of the small street where the hotel is located.
Owner was nice and helpful with all kinds of stuff.Room and bathroom are a bit too small but OK to use.Good location easy access to the old own and other view sights.
Rooms r too small,should have more plugs for charging.
The was a cute little place very sufficicient for our needs, very clean and comfortable especially for a hostel, all beds in thailand are a little hard and these were some but loved the light weight down bedding and the ceiling fan actually did a decent job of keeping us cool at night. It's right on the corner of town, short walk to lots of great places, I would stay here again especially for the value and being able to have a private room for our group of 4.

Can be noisy from fellow guests, neighbours, water pump, a/c. Bit out of the way needing a walk of about 15 to 30 minutes to access sites, restaurants etc but outweighed by price of rooms and lovely staff. Belongings felt safe and secure in the room.
