    The main reception guy was really helpful organising trips, getting us tuktuks to save us wandering around. Hotel was basic but nice & clean with lovely seating area outside rooms.

    Breakfast was very basic eg cornflakes toast jam & fruit. Jam had bugs in it done days. Fine if your happy with a basic place

    Location, community balcony, simple but comfortable room facilities, friendly and helpful staff, can organize vehicle rentals and day trips, clean, quiet

    A/C didnt cool the whole room, wifi sometimes disconnected, old TV set in room wasn't necessary

    - location is awesome - staff is extremely helpful and nice - rooms are cleaned and tidy, towels and bed are fresh. Overall impression is very good. Price is not high, internet worked fine, there is a nice terrace to sit in the evening and have some rest. I would definitely recommend this hotel.

    - Breakfast is quite poor. - Walls are so thin that you can hear everything from outside and rooms nearby. But that does not really matter when you come back from a long walking and fall asleep immediately :)

    Situated in the old town, friendly staff, booking for tours at reception for normal price(cookingschool) taxi to airport at request early

    Floors looked not to clean, safe box was not attached to something! Overpriced for anything, better hotels and guesthouses just outside the old town. Tip: rent a scooter and you have no quarrels for locations. Cheap and fun to drive in Chiang Mai.

    It was a nice place for the money, we really like that they cleaned our room every day.

    The receptionist were not always friendly except the young gentleman who was always friendly.

    Staff is nice and friendly. Location is OK.

    Expensive compared to other places with same ammenity. Not worth the money.

    The room condition are very poorly maintained that we found cockroaches every night in the toilet. Every night, the staff will promise us to change the room for us, but they failed to do so everyday. On the fourth day, the staff wanted to change the room for us, but it was rejected by the manager of the guest house. She was very rude and refused to change the room, commenting that there is no room available. In addition, she said this: " previously, there was only one complaint on cockroaches in your room, until you all stayed in this room, there have been complaints everyday." She sort of pushing the fault to us instead. She even said that she will be happy to charge the days that we stayed in the guest house, and we get go and find another guest house to stay! Such a poor attitude from the manager.

    Floor on the room was very dirty... not properly cleaned for years...Looks like a disco at 6am...

    Staff was great Hotel is very clean, proposes very good value for the money they ask

    The breakfast choice is somewhat restricted, and the supplies are not re-filled when the guest finish them, you have actually to ask for more jam or bread

    Very helpful and Nice staff. Always ready to help in anything. We arrived at chiang mai at 6 a.m and the check in should be only at 12 a.m but they give us a room to sleep. The breakfast was very good and we could choose what to eat, they have 4 options. The locatin is fine, just in the centre. They offer 2 new bottle of water everyday.

    The room could be more clean.

    Location is close to Sunday walking street.

    it was under renovation during our stay there, so slightly abit dust on the ground. Should be better after the upgrade.

    The location is the best feature with this guesthouse. Right next to Saturday Street Market and main temples and it also boasts plenty of eating and breakfast opportunities nearby. Rooms are adequate, although 'boutique' is perhaps too much to call it as there are a few really nice boutique hotels nearby (much more pricier too) to compare. Basic, clean rooms with air conditioning with a view to mountains.

    Nothing to add. Value for money and if you are looking for 5 star service then you are welcome to spend a bit more for accommodation steered towards that kind of market.

    Very good position

    The staff doesn't speak english or ver poor. unfortunately they were restructuring during our staying so making a lot of dusty and noise.
