Great Breakfast. Owners very helpful. Sent their son to find us a taxi when the one we phoned didn't arrive. They seemed lovely people.

The owners are very kind and helpful, they gave us good advice about Chiang Mai. Also the staff members are great and always smiling. Excellent buffet breakfast, with different choices every day and served in the patio. Room and bathroom clean, comfortable bed. Wifi works well. I will absolutely recommend this place to everyone, everything was perfect.
- very helpful staff (as soon as I mentioned my plans for the next days I always got corresponding suggestions from Klaus concerning options in Chiang Mai) - very good breakfast in a nice location sitting outside in the courtyard. Every day they offered a different warm dish. - very quiet outside of the old town but only a few minutes walk to the old town. - I highly reccommend this hotel and will visit it again if I ever come back to Chiang Mai.
Klaus and Nipha, the owners were very helpful and friendly offering mega huge breakfasts every morning for their guests. The hotel is in a quiet location but in walking distance to the old city. Klaus was very good at offering advice and our girls loved their dog, Mumu. They surprised our daughter with a cake and present on her birthday at breakfast. The staff were beautiful.
The deluxe family room was too dark and cavernous. We needed the lights on when we were in our room during the day. We had difficulty with the mosquitos in our room. The room had sliding glass doors throughout which made it difficult to block out light during the night when putting our children to bed. The kitchenette (?) had no sink. Maybe a bit overpriced.

The owners made us feel so welcome! We felt like we were made to feel at home. They were so accommodating, and helped us with daily site seeing events, as well as travel arrangements . We will definitely recommend their business to our friends!

Staff very helpful, nice rooms, verrrry big breakfast included in the price.
Only problem is the laundrette that the hotel suggested, we took our washing there and were charged 490baht for what should have cost probably 90baht, if you need to do a wash look around a little bit as other places will do 30baht or so per kg. this isn't the hotels fault just something to bare in mind as we don't want others getting ripped off!! The hotel itself and staff were all excellent.

Stayed there for three nights. Nipha and her husband are very friendly. I walked from here to Chiang mai gate and Night Market, only took me less than 20 mins on foot. So the location is pretty good. It is not in the old town, so very quiet during the night. BTW, they have a very lovely dog.
The hosts are really sweet and hospitable people. During our 3 days stay, we felt very comfortable and they helped us if we needed anything. The Thai interior make the room and the whole atmosphere very cosy and relaxed. We didn't have any problem staying there. It's located about 15-20 min walk from the Bazaar night market, which is a great place to walk around during the evening to buy souvenirs etc. and to eat some cheap and good food. The wifi in our room work without any problem. I can definitely recommend this place for other travelers.

We loved the hospitality of Herr Klaus and Khun Nipha . They were amazing. Klaus was available to provide every kind of assistance that you can think of. The breakfast was amazing. Lovely spread with superior quality yoghurt and drinks. They even made Indian Samosas for breakfast a really nice gesture by the housekeeper Roshan. I was able to make all arrangements from the hotel travel desk.
The location is a bit hard to find for local tuk tuk drivers and red taxis. Arriving at the location is not straight forward and since it is a homestay there is no 24hr reception desk to provide guidance if you plan to stay out a bit late. This should be borne in mind by travellers. Also the room that we stayed him had some minor issues such as a faulty shower and safe. Also the room could do with some more ventilation and light and if possible a fan. However, the hospitality of the hosts more than made up for any glitches that we had in the room. They were never show stoppers. We thoroughly enjoyed our stay here.
We stayed at this wonderful hostel for 6 nights. We are a family of 5 with 3 children ages 13, 10 and 8. From the moment we arrived we were welcomed with friendly smiles and excellent service from Nipha and Klaus, the lovely couple who own this hostel as well as all the staff that work with them. The location is excellent for walking into the old town and to any of the many recommended sights in the area. The family room had plenty of space and privacy for us. The breakfast was huge and most mornings we couldn't finish all that was offered. Klaus is always ready to help recommend the best tours and places to visit, without taking a profit from the tour operators. We highly recommend this place to all travellers. Thank you Klaus, Nipha and the rest of the family at Nipha House. We loved our time spent with you.
Only issue is the very firm bed, but we have come to notice this is the norm in all the places we have stayed in Thailand.
We were a couple with four children. The room was huge, spacious with two bathrooms and a shower. The owner and her husband helped with everything needed and were very nice.
The taxi drivers had trouble finding the place ... One night we went to the streets for fifteen minutes with a driver who did not know exactly where the hotel ...
Klause and Nipha were the best! They were so helpful...thanks for the hot water and tea! The family room was very comfortable. Location was perfect and quiet at night.
I'll try to be short! Ive been traveling in asia for a while and doubtless this is the best hotel ive stayed!! The owners Klaus and Ninpha are the best people, they would make everything to make you feel like home, give it a time to chat with them, the rooms are decorated as if you were in a normal house and the reakfadt is deliiiicious! Its a very nice place, i would reccommend it 100%!!
The Owners are most welcoming, giving you great atmosphere and usefull information, especially Klaus. The Family root was very spacy with good and simple facilities. Also the little close yard infront of the room is very nice, giving you intimic and safe feeling. Breakfest is great and genouros with a lot of tropical fruits. In overall, this is a simple and nice place with great value for money, that will not give you the feeling and service of fancy hotel if you are looking for it, but for us the simplicity was better and the warm owners was great.
None. Some will say that the location is a little bit far from Old City, where all the tourists concentrate, but i don't like the "over comertial" and crouded places and with 10 minutes of TukTuk ride, we reached every place.
The owners were absolutely lovely people.. very helpful! They even gave us a packed lunch when we were leaving because we had an early flight! Definitely recommend it..if I ever go back to chang mai I'll stay at boutique house nipha again for sure! :)
This hotel is a very good hotel. I really loved it. The staff is so helpfull with everything we needed. There was nothing so seems to be impossible. The rooms are very big and very clean. The breakfast was very delicous and if you are moslem they take care that you do not get any pork or even the fat of pork on your plate. I booked also a nice day trip. It was just awesome and really can recomand the hotel for other guest. Thank you!

Great family room - double bed and bunk beds in same room. Very friendly staff with warm welcome. Get tuk tuk into town from 50bt, depending on your negotiating skills. Easy to get to old city. klaus can arrange onward travel.
Bed a bit hard, but thats it.
