Staff so helpful especially when we had a problem they allowed us to use phone/computer/printer free of charge. Great location near chiang mai gate and night markets but still fairly quiet. Plenty of cafés to nip out for breakfast. Clean. Balcony.
Although seeming new and good quality the beds were so hard and made us sore! Intermittent wifi. Shower temperature hard to regulate.

The rooms were really spacious, always clean and there was always drinking water available. If you are planning on staying for a longer period (we were there for 6 nights) ask for a room on one of the higher floors as it is somewhat quieter and you get a better view. We really loved that it was so close to the "old town" and that one could walk almost everywhere. The staff is very friendly and always happy to help. They even advised us on day trips and were able to offer us a discount on the advertised price if we booked through them.
The bathroom was a bit of a suprise to us at first, as there wasn't a seperate shower cubicle. When you do shower the toilet seat often gets wet, which isn't really a problem, though a bit inconvenient. Bonus though is that there is a tap to wash you feet after a long day walking around the town.

Management Impolite and incoherent cannot speak English or Understand it! Noisy especially at the front. Vehicle Pollution especially on the 'Saturday market' enters hotel room via windows and air con as does the Noise until late at night. The Motorbike business takes centre stage and the entrance to this 'hotel' Staff that clean expect and promote their desire for Tips . Cracks in Balcony doors allow Mosquitoes to enter hotel room and bite. A sever problem. the 'Free' WiFi a complete Failure, Cuts out that is if you can get on to the WiFi..Limited service. Bedding, Towels, smell Soiled and dirty. Reception staff manager can be rude and sarcastic!" Rarely at the font desk. Insecure left hotel guest luggage left behind unattended reception counter. No Room safe ! Noisy Hotel rooms which allow other guests noise to enter all night and early morning. Gentlemen's agreements with trying to remedy complaints reneged on! No Money, Funds refunded apparently its against their 'policy' to refund ! The list could go on and on and on. There are many much safer, Healthier, Friendlier, far more comfortable stays in Chiang Mai Miss this 'hotel' out if you can.

It was near the market, 2 min of walking. You had a lot of super markets near (7 eleven most of them). We only walked to get to the center...it's not near but not to far. You have a terrace, you can smoke there, or just put the clothes to dry off. The bath it's big as is the room. For the money you pay don't expect anything more, it's ok if you don't have expectation of a 3* hotel when you are here.
For start they took my money but didn't let booking know that I was there, and I got a no show email from booking...I had to write back and tell them that I have an invoice (witch usually I don't keep...but I was lucky this time). The bed was so hard that my breast where hurting me a lot when I tried to stay on my tummy (this is how I sleep)...I think that the floor was the same comfort. The guy that it's at the reception at night doesn't speak English at all...and he doesn't know anything. I had to pay by card because he didn't want to keep my passport until in the morning so I can change money. I had to pay by card and extra because the back takes money for that transaction. After I payed he wanted the money again because he didn't think that the transaction was ok. Even if the receipt from the POS said that the transaction went threw.
Big room, strategic location, provide tour & airport transfer for customers. Saturday market is nearby just 3 mins walk. Morning market and wet market also nearby, there is a tesco lotus n 2 7-11 around that area.
Should put 2 pairs of slipper in room, the floor very dirty when we wearing our shoes in room. Can put our shoes outside of corridor because the corridor is very big. N the cleaner no need to mop the floor everyday, No water machine along the corridor, no hot water boiler/tea in room, no toothpaste & toothbrush, and body shampoo, only small piece of soap.

No breackfast included, the price booked were really cheap but still more expansive than those mentioned in the hotel itself...
Second time at ‘Noble house hotel’ . After a second time we thought we had a much better informed ability to give a review. Sadly attitudes have worsened. Good points are :- 1. Affordability similar to Others of Similar standard. 2. Proximity to some services.
Bad Points :- 1. Customer service is Poor where sarcasm and indifference replaces any form of respect. 2. English arguably an international language is pitifully, woefully lacking, and totally lacking its coherent ability to be used. Having to go to the Hospital next door for assistance because the reception staff at the hotel Failed to provide the basic consideration and service to help in English. 3. Noise all hours especially at the street side of the hotel and at the local market on Saturdays is absurdly noisy and the pollution from standing traffic enters ventilation, windows, and air-conditioning. Making one very ill with the fumes. 4. Cleaners provide the Wakeup call with their daily noise routine and shouting, banging, early in the morning! 5. Woefully unacceptable basic toiletries given, refilled ‘shampoo’ in a drink container, basin stopper with a string attached etc. 6. Tipping appears to be a constant expectation from cleaners, and continually expected. 7. ‘Free WiFi’ continually Drops out or simply inadequate and unable to use. 8. Pictures of Hotel simply Do Not Reflect the conditions of the reception and other parts of the hotel. 9. Sincere Friendliness is Woefully Lacking and makes one’s stay uncomfortable to say the least. 10. Hotel room phone that simply does Not appear to be in use ? Certainly does not contact the reception ‘staff’ at ll etc. Reception staff missing from front desk with hotel guest luggage kept being the counter it is questionable about security, and certainly ‘service’. Meanwhile No Room Safe ! 11. Cracks in the balcony door that permit endless Mosquitoes to enter and bite, and noise and vehicle pollution etc! Simply there are Much Friendlier, Just as affordable, More helpful and Considerate Hotels in Chiang Mai. Not a Hotel I would subject are selves to again.

The guy at the reception tried to charge us twice, he forgot to cofirm our arrival to booking.com and he changed the price for taxi from 100 THB/car to 100 THB/room.

very friendly staff it was no problem to get another room (which was more quiet and the bathroom didn't smell bad like in the first room) very close to Chiang Mai gate, many tuk tuks and taxis in that area, market (also Saturday Night Market) bright, colourful rooms

The bed was awful. Matress was of some sort of non breathing fake leather which makes us sweat a lot.

* The bed is good. * Room furniture is fair. * WiFi works... most of the time. * Good location at the south edge of the historical center part of the city. * Working air conditioning. * Regular cleaning services and drinking water replenishing. * Friendly helpful staff (even those room maids who don't speak English). * Cheap bicycle (and motorbike if you need it) rental services in the same building,
* Windows face a busy street noisy even in the night. Bringing good earplugs with you is recommended. * Thin walls. You listen to the TV set in the adjacent room together with your neighbor.

The staircase between the floor is not convenient for luggages.
Staff were very friendly & helpful. Room was clean & simple. Location was great. Motorbike rental available just outside hotel. There's also a laundry shop nearby that wash & fold your clothes for 40 batt a kilo. We did our laundry there instead of bringing back to wash. Beside hotel is a 24hr hospital so it's safe even if you walk back late at night. English movies available on TV. Aircon is strong. Water pressure abit week so it takes quite an extra time for showering.
Wi-fi connection get log off most of the time. Weak connection especially on I-Pad.
