Clean, well located, helpful staff

The hotel is in the middle of the city. It is a small one and the people who work there is very kind and all the time ready to help you.
A little noise in the morning.
The hotel was very friendly and with only 9 rooms felt like home. Staff were extremely nice and helpful with planning activities and travel. The rooms are comfortable and have everything you need.
Balcony looked onto another building but for the price didn't really matter

I booked Pat's mainly because of the location. It is close to everything: temples (Chedi Luang is just a few minutes walk), eateries, ATM/ForEx, 7-11, and the best part is it's just a few steps from the Sunday Market. Room amenities are complete: TV (with lots of cable channels), toiletries, towels, coffee & tea-making facilities, safe, hair dryer. I'm even surprised they provided slippers and umbrella. 2 bottles of water were replenished daily. WiFi was really fast, too. And the breakfast? Outstanding. Even better than what is served in hotels.
No lift and I was assigned in the room on the topmost floor.
The location is centered in the old city, nearby to everywhere. I stayed 2 nights in third floor, highest floor facing temple, great view from balcony. There is street noise but not very annoying with sliding door closed and aircond on. A little tiring climbing the narrow and steep stairs, so try to get second floor if possible. Nice facility and design in room, towels, free drinking water and tea bags provided. The staffs are a very big plus point. Met 2 staffs, both very helpful in sharing tour direction and attraction place around, even offer to help us book green bus tickets via phone (and we go 7-11 make payment). They also sell tour packages not pushy in promoting tours packages.
Mind your steps on the stairs as they are a little steep and dark, especially at third floor. Can improve by adding lighting at third floor.
Good location, fine for a night or 2, great little balcony to watch world go by.

The rooms are clean and the personnel is very kind and helpfull. The owner brought us to the airport at 5.30 am since there was not taxi... I recommend this hotel
The breakfasts are amazing - really big and tasty and they set you up for the day. The staff are really sweet and helpful, nothing is too much of an ask. The bed is big and cosy - definitely one of the best we slept in in Chiang Mai.
Our room (Room 1) was quite noisy in the morning. Partly due to it being directly above the kitchen so you awake to lots of plates and cups a-clattering. There was a bit of a problem with mosquitoes too - they hang out in the foyer then somehow make their way into the room during the day.
Personal was extremely friendly and helpful! Very nice working area in lobby and outdoor terasse where they serve breakfast. Excellent location in the heart of Chiang Mai.
Standart room was quite small for us because we are travelling with a baby and need more space for a baby cot. Next time we will choose a bigger room.

Rooms are very small. Many look out onto a wall a few yards away. Breakfast is minimal.
This is a very nice boutique hotel with nice rooms and decor. It does not have elevator, however, the hotel staff was very nice to help us with our bags. The room was very clean and comfortable. Breakfast was really delicious, and was cooked to order. You can also refill your coffee.
The room does not have a closet, and the water is not too hot. But these are really minor issues.
Very friendly staff - spoke good English. Breakfast was basic but quick to come. Location to walking street was perfect. Really enjoyed seeing a temple across from our room. Laundry is super cheap!
If you're looking for an elevator, that's not to be found here. The room is basic, not super luxurious, that was ok with us. The shower does not get super hot quickly - once it gets going its good though.
