We stayed at Pattara Place for 3 weeks and fully enjoyed it. The area is very local and calm, and gives one a great rest after the touristic parts of Chiang Mai. The location is convenient while the price is more than suitable.
Quietness, able to open balcony door for air,( not very fresh in Chiang Mai!)
Nothing, but they do not have toilet roll fittings in bathroom. You need to adjust to this!
I highly recommend this place, I felt right at home and loved the room...stayed about 10 days. Staff is amazing and helped me book my ticket at 1 am to Bangkok. Next time I will stay there longer...
Management and staff fantastic. Modern building. Atrium. Lift The large room was comfortable. The price was outstanding. Air con excellent. Wifi great. Walking distance to fantastic market place. Coffee making facilities. Coin operated laundry facility Bottled water. I am going back next week.
For the price there is nothing to criticise at this great budget block of units. If it does not have what you want just buy it t the local market.
It's a pretty clean and standard hotel. Decent confort with budget price. They offer motorbike rental and transfer to airport service which was really useful. It is located close to the highway, so it is good to avoid traffic if you want to do tours outside of town.
Wi-fi is a bit slow and you have to request for new access code on reception every two or three days. The location is not on the city center, thought it is not too far by motorbike or taxi.
Good shower, parking, welcoming lobby staff. Location is a bit tricky, but not far. Good looking building and beautiful elevator.

The location is a little far away from the old city center. It will take you about at least 20 minutes to the city center on foot. Otherwise you have to walk about 5 minutes to get a tutu or taxi.
We were doing a Thai massage course with the Chiang Mai branch of the Wat Po school opposite the university, so for us the location was great. Also liked being out of the tourist part of Chiang Mai. Hotel itself was nice and clean & very good value. Friendly helpful staff.
Bit of a trek to the city if you're going in there (but we only did once)
This hotel is a newer property and well kept and comfortable. The songthaew is close by going up and down Changphuak road to old town's north gate. Siri Wattana wet market is close by.
The price is not good.
The location is far from old town and paying a little more can have a far better option in town.
Since they don't provide breakfast you have a kettle for boiling water and instant coffee. Additionally you get some "bread" and free drinking water every day. Red cars to the town pass nearby and cost about 30 baht per person. Scooters can be rent as well.
The WiFi is a bit weak but ok
Small balconies for smoking, and the location was unknown to all taxi / tuctuc drivers (we had to show them the map everytime).

I keep coming back here because I like the Thai-feel of this place. Set in a quiet neighbourhood, the rooms are well equipped for even a medium term stay with microwave and a substantial fridge. They also offer attractive monthly rates, and some of the rooms on the upper floors have lovely uninterrupted views of the distant surroundings.
The manager is very nice. The rooms are really clean, the bathrooms are very clean, a must for us. The elevator is super fast also and they offer different services.
A bit far from the center and difficult sometimes to find a tuktuk or taxi on the way to go to the center !
