The room was spacious The room was full of mosquitos. We fear that our family will catch dengue. We did not sleep for all 4 nights as the mosqitos kept biting us. We did inform the staff, but they just put a mosquito coil which was ineffective. We would not recomend this resort to anyone. We would not stay here again.

Loved the style, gorgeous grounds, big pool, really great set up in Thai style, friendly staff and good location, easy to get into town and big c around the corner... Very low service level, friendly staff but they didn't seem to have a clue what to do. So lot's of waiting at breakfast for some tea/coffee, tracking down pepper/salt or refill of food. Room was seriously not clean, it even doubted whether we got clean sheets!!! One cleaning lady on 22 rooms, asked myself so no wonder not clean, very dirty floor, no cleaning up of used dishes (one week!), pool towels of old guests left behind, one day new towels, next day no towels....ect! They seriously need more staff and train them to maintain a good standard!

To be able to get into the pool with a small step from the room was nice. Having a mosquito net around the bed was smart. The ambiance of the resort is nicer than the pictures. I havent had time for spa but it looks reaaly good. The wireless internet was a problem in the room. Signal was weak and sometimes it was not working. Breakfast was a bit weak. A lot of mosquitos and lizards around. Dead mosquito marks on the walls :/ We had to bathe with mosquito repellent.(which you have to buy yourself, it is not existent in the room) Kantoke dinner next to the resort, doesn't worth.

Great pool - stayed in a poolside room which has direct access to the pool from your hotel rooms - liked that a lot. Hotel is architecturally beautiful with a quiet surrounding and peaceful atmosphere. location was a bit out of the city of Chang Mai.

We (2 adults + 1 child) stayed at KP for 3 nights in one of the 94 sqm Lanna villas. That was a great deal well worth the extra 50USD/night for enjoying full privacy, private garden, outdoor jacuzzi, massage tables and steam room. KP site is well kept, the room service spotless, the breakfast royal (bit weak on the pastries though), the staff very friendly and access to downtown made hassle free thanks to the KP shuttle bus (book it well in advance especially on WE) or you can always book a cab through the front desk. KP is close to everything: 15 min to downtown, markets and airport; 30-45 min to major attractions such as Tiger Kingdom, Elephant farms, etc...Next to KP is Khum Khantoke (see Trip Advisor review) combining traditional Lanna dances and north Thai food located just next to KP. It opens at 6:30 PM daily; showtime is 7:45 PM until 9:30 PM. Cost you 490 THB for a fairly touristic but enjoyable and relaxing evening in the open. Don't miss it if you are staying at KP and book in advance coz it is getting quiet popular. Cost for 4 days/3nights at KP +activities + F&B + transport = 700 USD Restaurant staff not really on-the-ball, with one exception: Mr KIP.

The resort was exactly what one would expect of. It was serene, clean and friendly. The buffet breakfast was a bit above average though adequate. Unfortunately, the service was a tad lacking as the food was not replaced fast enough.

The setting is nice, although over-decorated and cheesy (it's sort of like a Disneyland version of Thailand). This hotel is terribly overpriced. While the pictures make the place look beautiful, it is a very badly managed hotel: our bathroom was filthy, the room was full of mosquitoes (probably because housekeeping carelessly leaves room doors open while "cleaning"), and the staff seemed overwhelmed and were generally inattentive to what we actually asked for and wanted. To top it all off, this location is awful, and rather than make it easier for guests to get into Chiang Mai, Khum Phaya views it as an opportunity to make more money off people. Their "free shuttle" only runs 4 times a day, and yes, they'll call a cab for you, but somehow the price is inflated: a cab that would cost 200 b coming from the old city to the hotel suddenly costs 300 b coming from the hotel. It's not a ton of money, true, but it adds up over a multi-day stay and considering you're already going to be spending over 200 usd a night for the privilege of killing mosquitoes (about 20 over 2 nights) and trying to figure out which breakfast items were safe to eat (the cheese plate was literally covered in about 30 fruit flies; in a lot of countries this place would be shut down by the local health department). Then if you want to go anywhere, good luck: the staff are mostly there to tout trekking tours. English skills are almost non-existent. I would expect this from a cheaper hotel, but not from what is supposedly a five-star resort that's somehow more expensive than some of the best hotels in Bangkok. Look elsewhere.

The swiming pool is great, going in directly from the villa is so nice... The pool bar is a good idea but it is not always open Very good spa Nothing really.... Better to have a car because the hotel is not really in the old city but I think the hotel provide a shuttle to go there

There was no hot water for shower or bath in the evening on each of the days I stayed - I complained but having told me they would solve the problem I continued to be without hot water in the evening. So I cut my stay short and moved to another hotel - I lost the balance of my prebook money !

I enjoyed the serene atmosphere and surroundings, the peacfulness of the waterfall. I really enjoyed feeding the gold fish. Such a beautiful experience Sometimes at night can be too noisy from outsiders

We were upgraded to a Room with pool access which was the best!! Great pool and good cocktails. Good service, but we didn't check out the whole of the hotel as we only stayed one night. We went to the show and dinner next door which had amazing north Thai food and good entertainment. Lovely naturally made bath products. Awesome shower with jets. Would definatley come back.

The villa was good value for money - had 3 bedrooms with attached spa room, shower, walk in wardrobe spacious sitting area, plus large building for lounge, outdoor garden with tables, cooking area? barbeque, large fridge, freezer. The surroundings were very restful. Facilities were well maintained in general and service staff very helpful and courteous. Hotel provided shuttle bus to town centre / night market twice a day. Transport easily and affordably arranged for group with driver and van. The rooms could have brighter lighting especially in the shower and dressing room area and wardrobe. One of my friends nearly got electrocuted by the hair dryer. I had difficulty communicating with the receptionist at the spa because she spoke/ understood very limited English The breakfast buffet did not have some basic items like oatmeal, soy milk (for lactose intolerant guests) the spa did not have the traditional Thai yoga sports massage (without oil)

The wonderful general abiance of the hotel was beyond description . The swimming pool in particular was amazing in conception and was very enjoyable. The staff were friendly and very helpful.

The pool and the complete resort were amazing and are to recommend. Breakfast and Dinner (once tried) quite good, but nothing special. Rooms at the front of the pool (direct access to pool from the terrace) were ok, but nothing special. Service staff was very friendly and willing. Understand and speaking English was still a big issue. Rooms were not really clean, inside walls and ouside terrace walls were covered with spots of killed moscitos. The services was sometimes a bit confused and not really managed by a good manager. Towels came once much later, sometimes only on request. A fruit basket, thats what the plates and silverware were for was offered only once. Even staying there 6 days and a seperate request for was not successful.
