The first sight of it you will love it。
This was our second visit to this beautiful hotel. The staff couldn't have been nicer and the little coffee shop next door where you get breakfast is a delight. The housekeeper appears tireless doing everything, from cleaning the rooms to keeping the gardens immaculate. We will stay here again.
The only tiny moan is the lack of hanging space for your clothes,but it IS only a tiny moan..
Reception stuff is very very helpful and she has super nice smileing! her hospitality is wonderhul.

Loved the very helpful Mai at reception. The bed, hot water, Wi-Fi and cleanliness were great. And just loved the prettiness of the hotel..really felt very peaceful returning 'home' each afternoon.
The price is good and the location is very good since it's very near the Phasing temple.
No breakfast. The breakfast of the coffee shop next to the hotel's price is high and service is so so. The room is very simple, so if you only need a clean room to sleep it's OK.

a beautiful plan to stay, but when you were in Chiangmai, you could find it was a bit pricy, compared with similar guesthouse... The staff May is very friendly and nice... help me make the tour plan... Anyway, we had good time there...

Great location, helpful staff, very clean and organized. Although they don't offer breakfast, there is a coffee place just beside the guesthouse called Coffee Lovers = great place! All in all, excellent value for money.

Large and cozy room at top floor, with view on both sides. Comfortable mattress. The room was cleaned every day. Internet OK.
The shower floor was made of tiny pebbles which isn't very hygienic. The top of the sower wall was dirty. The blanket didn't have a cover (we had to ask for a sheet). Even though I made the bed myself every day, they made it again and kept putting their small ornamental cushions on top of our pillows. Taking shoes off before entering the building and having to climb 3 floors on cold tiles. There is a bus parking place just next to the building and there was noise from them starting 6.30 AM and also in the evening till 10-11 PM.
