Everything. Perfect guesthouse to explore Chiang mai. So clean, comfortable and personable and lots of little touches make this a great hotel.
The room was well appointed but small. Not really any place to put anything away except hanging items. Still a very good value.

Really nice, Thai-style hotel with a nice pool. Staff is very helpful. There are free bicycles which is a bonus. Location is great! Hotel is on the main street, but rooms were very quiet. Breakfast was great.

Comfortable, warm, beautiful, just like the feeling of home. Breakfast is very rich, every day to transform different varieties. His family Coffee stores's cakes is out of delicious , the price than tha PHAE gate nearby cake shop is close to people a lot. The swimming pool is small and clean. Room layout is simple and delicate. His staff enthusiasm, and thoughtful service. The owner also give a gift when we check out. The geographical position is very good, turn right to go out a road there are many snack bar and flow booth. This is the bese house I have stayed in Chiang Mai.
The restaurant seats a little less, breakfast peak service a bit does not follow to go up, not every guest inquiries whether need coffee or tea.

The bad footpaths & traffic there was so many cars, I think it even made London look good.
Rooms are beautiful, great shower and spacious. The whole place is beautifully decorated and it also has a great pool. Breakfast bar is great with many choices.
It was not always easy to get a second cup of coffee or something else cooked for you because the staff seemed to leave the area to have their own breakfast.

Beautiful small hotel convenient to many Chiang Mai sites. The pool was lovely, the breakfast was good, the staff were very helpful. Rooms were super comfortable.
I wasn't able to extend my check out till 2pm when the hotel seemed quite empty but they did store my bags for me.

I loved the attention to detail and the friendliness of the staff. Also, the breakfast was first class. The staff were very thoughful, not just bodies occupying uniforms. For example, I parked my scooter out the front, with my helmet hanging over the mirror. When I came down later in thr day, the lovely reception girl, Bee, had move the helmet undercover to stop it from getting wet. It's touches like this that really make a stay worthwhile.
A couple of small things... whilst breakfast is very, very good (one of the best I'd had in Thailand), the space for breakfast is very squeezy, especially when there are a few guests. The place they situate breakfast in is very small. Maybe they could look into a larger room? Also, there was nowhere for me to store my suitcase in my room. Most places have a rack you can put the case on and open it, but I had to improvise with a chair in the room. A very minor inconvenience in an otherwise excellent experience.
This hotel is so beautiful. It is super clean and the staff very friendly. I could not believe how nice this hotel was for the price. This place has character and the beds were very nice and comfortable.

I would suggest not to book the smaller Lanna room it is way to small for comfort, we did book it but we're lucky to move to the bigger room

The roomwe had was tiny but we chose it for budget price.not helpful on arrival but next day very helpful and gave us vouchers for thParadise art exhibition, and gor a tuk tuk for us.
View is very good. Breakfest is amazing. Hotel is small but very nice.

Was a nice place with a small but refreshing pool. If you don't mind walking it's pretty close to everything. We had a large room with a great shower. The beds were comfy too. The buffet breakfast was good, but limited places to sit
The staff were not the helpful, they did try though. The door had a crack in it so some bugs got in as it opened right to the outside
