the wifi wouldn't work the first night, said they'd fix it but same thing happen the next night.
clean rooms and great breakfast!

It's hard to make decision of breakfast of next day. But it's delicious. Distance to old town is little bit far, so fair of tuktuk is little bit expensive .
Room is very clean and all of staffs are very kind and helpful. The garden is also well-managed.

Everything was great. Seriously, one of the best places we have ever stayed.
The staff was extremely friendly but not overbearing. The breakfast was definitely something to look forward to every morning and the general feel of the place was refreshingly comforting.

Ordering your choice and time of breakfast the day before was a bit of a pain.
We wanted one of the dearer rooms but only a cheaper one was available but it was in fact better than some 5 star hotels we've stayed in.The staff and owner were very friendly and helpful. We would definitely stay again if visiting Chiang Mai

Nothing not to like
Wonderful staff who were so attentive. Our room the Ruen Kaew Suite was very atmospheric and tradtionally Thai.

The location isn't brilliant however once we got our bearings we didn't mind it. It took us 20 - 25 minutes to walk to the old city. However we did this in the morning - I'm not sure I could have done it in the heat of the day. We had a balcony however the only furniture was a built in wooden bench which was very uncomfortable so we didn't use it as much as we would have liked.
We thought that for the price we paid this was good value. We loved relaxing by the pool area. The taxi service they offered was in line with tuk tuk prices and made getting around easier. We ate in the restaurant one evening and the food was good.

For my expectation everything was good. Nothing I can think of immediately.
Made of teak wood, buildings were warm to look at. The surrounding garden was well maintained. The staff were helpful, and all were smiling. We got a room situated in a newer building with concrete exteriors, but the inner room was of teak wood. A memorable stay at a traditional style location.

Delicious organic food from the owners own farm. The extraordinary suites are in a wonderful typical teakwood house with a nice garden.

Walking access to shops. I would have liked one pillow to be flatter.
Beautiful room, good bed, lovely shower.

The guest house is absolutely beautiful and the management and staff are delightful. An excellent place to stay if you want to be away from the hustle and bustle.

Fridge .. Noisy.. But just unplugged it at night. Few plumbing noises at night.. But I'm a light sleeper.. Didn't like leaving..
The staff we're the highlight for me, all extremely warm, welcoming, helpful, funny and knowledgeable! Sa is an excellent host and her English is great! The pool was a bit small but perfectly formed. There is a lot of development happening in the area so there were a few bangs and clunks during the day but compared to the central buzz of Chiang Mai it is a veritable oasis.. Especially with headphones in. The food was another major bonus.. More expensive than eating on the main road next to lorrys etc but executed to perfection! Lots of Issan specialities on the menu.. Be careful with the spice!! The papaya salad was incredible but not for the faint hearted.. If you say spicy.. Be warned.. The main building is a beautiful traditional teak Thai home with quite a few rooms, which is where I would like to stay next time..I stayed in the new block which was lovely and modern, large room, huge bed, large bathroom.. Finished to a high spec! Want to stay in the old but next time tho as it would just feel more authentic.

wooden house pool breakfast staff

Plane flies over the hotel every night. Very disruptive to sleeping. The female owner(I assume) is very rude. She rushed into our room without notice and shouted at us because we hang out clothes on the balcony(which they didn't warn us when we checked in). Also, the room is newly decorated so the painting smell is strong and disgusting. There are also many mosquitos.

Hard to get to city and shopping Evening meal only average
The huge teak room Breakfast by the pool Amiable staff Fast wifi

Not exactly in a prime location to just walk around, but everything is easily accessible by taxi/tuk tuk, not many know where this place is located so make sure to bring a map (I even got on the WiFi before I left and screenshotted a few directions and maps from google maps on my phone), not all the staff speaks English well
Free WiFi, Very nice staff, huge rooms, A/C

Nothing to dislike. It's fantastic
Fantastic in every way. My preferred destination every time. My yardstick for all other hotels.

All-wooden hotel buildings provide a special atmosphere that cannot be found in large and impersonal concrete hotel towers. A clean swimming pool is available. Breakfasts in Thai style are substantial and tasty, other meals are provided for very reasonable price. The hotel is located within walking distance (2.5 km) from the city center but a hotel car is ready to provide transport if needed.

Wifi signal was terrible. Mai (the owner) seemed too much in our business. We felt like we were staying at our grandmother's home, not a hotel. Outside of the city, not a good location if you want to be in the mix of things.
Beautiful hotel. So much wood. Very beautiful. Kate and Yam are beautiful people who were so helpful. We loved them.

Airplanes flying right above the hotel, it's a huge disadvantage for a sensitive sleeper like me. Hopefully there are no flights at the middle of the night, but be ready to go to sleep at 1a.m and wake up around 5.30-6.00. Staff barely speak English and can't cook half as good as the owner. One night I had only a hot water going out from the tap (I couldn't take the shower and used bottled water to wash hands and face).
Ruen Come In don't look like a hotel, more like a chalet in Alps. Rooms are very spacious. The owner is amazing. She is super friendly, very good cook and taking an excellent care of guests.
