The decoration gives us impression as it represents Thai Northern style.
The bathroom was old and the bed was pretty hard.
Large spacious room #3, ceiling and pedestal fans, 1st floor corner room with numerous windows you could leave open, local food market 5 mins walk, excellent very cheap local takeaway next door on late afternoon week days.
Bathroom sink leaked, adjacent street lights, local small footy bar across the road noisy late into night. The shared bathroom sink, walls, mirror only appeared to be cleaned once in the one week stay we had there.
The owners are so welcoming, nothing is a problem or hassle for them.Roelof loves to BBQ and they are absolutely amazing, highlight of my trip!! It's very sociable and a great place to meet fellow travellers.
Everything - BBQ evenings, veeery friendly owners, bike rentals, tips, advices, bookings... They really want to help you with everything. If they were not so helpful our holidays wouldn't be so exciting. Your experience really improves if you get good advice first-hand.

Little! It is a place for people, who want to stay up all night, drinking and yahooing. For someone like me, who enjoys peace it is the wrong choice.
Noisy, road traffic, partying at nearby venues as well as at the guesthouse itself,swearing of staff. From what I saw on booking.com website it looked like a very friendly inviting place. I did not find it this way. The last night I stayed I got hardly any sleep as the yelling and carrying on by the owner with other guests, went on till the early hours.
The service and staffs there are very nice and fancy.

The place is cheap and the (new) owners are welcoming.
The walls were thin. The sheets weren't cotton. Very close to a busy intersection. I couldnt get the hot water in the shower to work. The wi-fi was dodgy (its being fixed). The curtains were thin ( its being fixed). The enthusiasm for sales of tours was verging on being 'too pushy".
The guest house was not what we expected at all. The location of the hotel makes it so noisy, the room had some windows without curtains and the toilet was really dirty... The owner didn't even came out from his room to say good bye. For this price you can find a better value for sure.

We had a very good time. The owner helped us a lot finding cheap flights, booking nice tours and finding our ways in and around Chiang Mai. It was easy getting to know people in the familiar atmosphere. The house is beautifully furnished with many comfortable sitting areas.
The owner is a really cool guy and has plenty of good advice on where to eat and how to get around easily. He can also book tours or bus trips to other places for you. I had a great time hanging out and socializing with a few beers.
It was a bit noisy during certain hours from scooters going by, but that wouldn't stop me from staying here again.

+ Very clean and comfortable, nicely arranged but still authentic Thai house + Central location and free bikes for rent + Fast WiFi + Big TV program in rooms (FOX Sports, HBO ...) + Highlight is the lobby, bar and terrace area: selection of dozens of movies, live sports in HD (I enjoyed the Australian Open) and cheap drinks to relax from sightseeing + FRIEND(ly owner) helps you with everything, from booking tours to special wishes like certain drinks and food + TIP: ask for a barbecue! Felt very welcome from the first minute -> if I'm in Chiang Mai, that's my place.
Big room, good english, wifi works well and they're also willing to help.

Lovely bbq evenings, manager loves to socialize and share a drink, pretty room with big bed (rock hard mattress, thai style). Manager is very open and welcoming!
Bathroom (esp toilet) wasn't cleaned how it should be, windows of the rooms don't close properly and provide no isolation whatsoever (not for sound, nor cold at night).
The owner couple was easily approachable and if you like to hang around with the owners and other guests and/or spend some time in the lounge chilling and watching tv, this might be your place to stay at.
As there is no air conditioning in the room, you have to keep windows open to allow fresh air come into the room if you want to cool down the room temperature. However, this guesthouse is located at quite noisy area and there will be noise until 12.P.M. and in the morning it starts around 6 A.M. So if you are seeking a quite place to spend night at and load your batteries for the next day, this may not be your place. The toilet/shower area was dirty and there was mold in the walls.
The owners are THE BEST - really helpful, friendly and great fun (and fluent in English, which was extremely rare on this trip to Thailand). The guesthouse is very nice, really comfy and clean. We have some great memories from this place (specially the evening BBQ :), so be sure not to miss it. It's not just some guesthouse, it's really special.
The bathroom is shared (between 3 rooms, we were lucky that other guests were ok, so it was not at all bad). If you plan on sleeping late bring some earplugs (it's really quiet at night, but in the morning the noise from the street will wake you up).
Best hostel we had during our trip so far (8 weeks) Great staff, who organized a barbecue and took us to local market. Big tv where you can watch whatever movie you want. If you want a relaxed hostel with a clean and big room, go here! We booked more nights than originally planned because we liked it than much.
The best guesthouse in Chiang Mai you can have. Its a nice and small guesthouse with 3 bedrooms and a shared bedroom that is always clean. I've been many times in Chiang Mai and this is the best place. They organise a BBQ if you want to, and the owner gives you very good information about Chiang Mai. They also can get you bustickets and tour tickets. Rooms are large and the Guesthouse is laying near the Sunday Market street
This hotel is cheap. Rooms do have some nice character and are large.
So it turns out that you get what you pay for. This place has three rooms all of which share a very disgusting bathroom. The beds are hard as rocks and it feels like you are sleeping on the floor. The rooms have a lot of windows which is nice because there is no ac but the window coverings don't cover the windows so you can forget about sleeping past 6 am or having any privacy at all. Also the place is located a long way from anything. We booked several nights but chose to leave after the first night because it basically sucked. For a few more dollars we found a much nicer place across town. The owner made us pay for all of the nights we reserved as their cancelation policy is basically to stick it to the client once you figure out that the place sucks. Do yourself a favor and look for a better option. There are plenty in town.
