everything was fantastic: very clean, a nice green garden let you feel like in the jungle, tasty breakfast, very helpfull and friendly stuff! at the begin i just want to stay there 2 nights but i liked it so much that i stayed 3 nights longer. I loved staying at santitham. The staff was excellent & the rooms were so clean & Comfortable. The restaurant attached has great ambiance & delicious food. The whole atmosphere was relaxed & classy
For my purposes the location was perfect and the room and additional services good. Liked the organic fresh vegetables they serve in the little restaurant attached in the evening.
If you need breakfast early you need to tell the staff in advance. Taxis are not widely available right outside the guesthouse. But accessible after a short walk to the next main street.

Staff we're incredible and supportive of requests. Location was perfect for my wife and I. We didn't want to stay in a super touristy area. Market food was cheap walking distance. The guest house was immaculate and the grounds were serene. All in all, we would definitely stay here again.
Hard to hail a taxi/tuk-tuk. However, proprietor of the place will gladly call a taxi for you. Taxis take literally less than 5 min after call. :)

I didn't like is just the breakfast time. The food is fine but i hope can improved more selection of the different choices breakfast meal in everyday.
I found the staff (in particular the manager Nat) to be very friendly and helpful. For example, we visited during July, so there was a lot of mosquitoes about. The next morning when we talked to the staff about how we'd had difficulty sleeping, they went out and bought a mosquito net for our room so that we could get a decent night's sleep without having to worry about being bitten. Nat also provided good recommendations for things to do in and around Chiang Mai and offered to help organise the trips we were interested in going on. The breakfast provided by the guesthouse also deserves a mention. I ate breakfast at the guesthouse 6 out of the 7 mornings I stayed there and thoroughly enjoyed it each time.
A small oasis sourrounded by bamboo and parrots, carps swimming by the open air "living room" area. The location is slightly out of the historical/central area (but doesnt matter as it is 10mins by walk or 2minutes ride by red tuktuk to end up in the heart of the city) Lovely and kind staff working and wellcoming you every day, with great breakfast and tourist suggestions and helpfull at any time. The rooms are clean and elegantly furnished with a great care of details. We were meant to spend there two nights..but we ended up staying for four. A must when in chiang mai.we will surely be back there...nowhere else.

The room and bathroom was infested with mosquito (we had fun killing 20). We spent 2 hour to get the air con to work... The breakfast was very poor quality and expensive compared to what you could find in any nearby coffee... cheap bread + overcooked eggs.
obviously i will recommend my friends to go to this place if they are looking for comfort, warm hospitality and garden-like stay.
The equipment and facility is terrific, I like everything there, the bed is soft and comfort,the staff is really nice

Nat was very helpful and friendly...makes you feel at home there. He even brought me and another guest to some local khao soi restaurant..was very nice of him. He was also very helpful to answer questions about activities, how to go somewhere etc.. Breakfast is amazing there..most of the time thai food but also western some other days with always some fresh fruits and coffee. Nat is a great cook! The garden is lovely..so nice to relax reading a book there..You can hear a bit the cars but the nice stream cover much of the noise. Location is great in a local neighborhood 5-10 mn by bicycle to the old town.
Rooms are beautiful but too noisy..much too noisy for me at least. I have to admit I'm a light sleeper so it doesn't help. I tried 3 rooms and only the last one was ok. You can hear the street noise pretty badly and even the frogs...I couldn't imagine such small frogs could make so much noise! I had to put my earplugs on which isn't great when you want to rest in vacation. The last room at the back of the garden is pretty quiet though. That the one I would recommend. It has a nice balcony also. So I don't understand why booking.com mention "soundproof" in the room description...they should remove it. I guess these comments matter only for light sleepers though. Otherwise this guesthouse is really lovely.
Santitham was absolutely amazing. A gentleman that works there named Nat was so kind and helpful with both our accomodations and everything we wanted to do around the city. Nat helped us book all of our excursions and made sure we got the proper rate for tuk tuks and group vans. Aesthetically the guesthouse is stunning, and feels like a little paradise just outside of the city. It is certainly walking distance to the northwest corner of Chiang Mai, however if it is too hot a group van or tuk tuk with take u to the city for no more than 40 baht each depending on how far you are going. Our beds were cleaned everyday as well as our balcony. We highly recommend this place! Send Nat our love from Andrew and Caroline!
This was by far the most wonderful tranquil place I have stayed. It went far beyond my expectations. Nat was the kindest, sweetest, most gracious host, helping set up and recommend activities and even helped in an emergency situation. He really goes above and beyond. It holds a feeling of feeling of tranquility and calmness and is incredibly beautiful, but the gracious service is what really puts it over the edge!
Very nice, clean place, quite garden with wooden furniture, fishes, parrots etc, comfortable beds and big room. We shared a bathroom, but it was big with an excellent shower. Some people complain that's far to the city center, it's true, but we knew about it in advance. It's also true that prices are lower in the area. It takes 30 min walk or 10 min ride on took took for a 100 Baht to get to the city center (took took's always to charge you at least 150 baht but they go for 100 if you insist)
- This was the best-decorated place we stayed in during our 5 weeks in Thailand (including several places billing themselves as "boutique hotels"). Our room and the whole facility was very tastefully done in Lanna style. - Comfortable, western-style bed - Beautiful bathroom with hot shower - Impeccably clean - Tasty breakfasts
Location is not exactly in the heart of the tourist area, but easy enough to get to by tuk-tuk.

This place is like a hidden oasis in the city . If you are looking to relax and stay away from the craziness of the city this place offers that. Nat was a great help, offering us healthy breakfast every morning and answered all of our questions with patience. Heads up, this place only takes cash and has communal showers. The showers are clean and updated so that makes it fine for sharing! Thanks again for the great time!

Relaxing on the covered patio, whether after breakfast or during a warm afternoon respite, is superb. While the property's pace may be Thai leisurely, the attention to detail is not. Creative breakfasts; great coffee. Walking the grounds allows one to discover crafts, statues and other art objects integrated into the environment. Via a bicycle or scooter (rentals are inexpensive), Santitham's slight separation from CM's Central City is offset by a less chaotic, quieter neighborhood. And, what would be more convenient than to have a 7-11 on the same street (including an ATM). This concept may be gross to an American; but the 7-11 is a staple of Thai life. Most definitely will re-book at Santitham on our next trip to CM.
