Staff very helpful, cooking course they recommended was FANTASTIC! Good value laundry. Big room definitely value for money. 5 minute walk into town and Sunday night walking market.
Super friendly,helpful staff, all absolutely lovely. They will help with trips and taxis no problem. Location great for mooching about and for access to airport. Lots of bars, etc about 5 mins away. Comfiest bed and pillows we had in our 4 weeks in Thailand. Breakfast ok, as soon as they found out one of us did not like banana they made sure the muesli was banana free. Scrambled eggs were good and the toast was nice and thick. Best fresh orange we had of any of the hotel brekkies. Pretty good wifi connection
Nothing to dislike but not sure how this has a boutique status. If a circular ceramic washbasin and bamboo towel ladder constitute boutique then tick and tick but otherwise I'm not sure but it doesn't matter as it's charming anyway!! Again, not a dislike just a bit of a negative point that the school opposite and traffic can be a bit noisy
The room is large, the bed is very confortable and the staff is very kindly. It's 5 min walking from the main old city attractions.
The room I've stayed hadn't view, BUT there is options with view and balcony.
We were immediately greeted and taken care of upon arrival. The friendly staff gave their valuable input for planning our activities in Chiang Mai. Rooms were basic but very spacious. Location was perfect for visiting the old town.
No real coffee for breakfast, just instant coffee. The bed was quite uncomfortable, typical for thai hotels, but I still slept pretty well. The building is old so it can get really cold during the night wintertime, but thats how all the old buildings are there.
Loved the welcome very friendly and personal. Both Sam and Mo were amazing and kind...above and beyond what was necessary. Thank you!

If you are looking for a place with charm, this is it! The rooms with a balcony are lovely and the staff is very friendly.
The rooms on offer were musty and rather grim. Grafitti covers the 'lobby' and looks dirty.We decided to go elsewhere as the location is far from good restaurants and street-life. The hotel, despite being empty, still charged my credit card despite the fact the manager said they wouldn't. This is cheating.
As soon as we arrived we were made to feel welcome and nothing was too much trouble. The rooms are large and the bed was enormous and very comfortable. The owner thought we might have been over charged by the taxi from the airport and without telling us rang the airport taxi office and complained, but was told that in actual fact they had very recently increased their prices, so he came and told us straight away. This is the type of people they are. Would come back in a heartbeat.

Its not your conventional glitz hotel instead it has rustic charm. Thr rooms are large and spacious and clean. The staff very friendly and helpful. I love this place....

Moa & Sam have made this a very charming & comfortable guesthouse. It truly became a home away from home for 15 days. The friendliness, kindness & helpfulness of all the staff was wonderful! Location was great, & it's very affordable. I recommend their guesthouse to anyone staying in Chiang Mai!
Inconsistent hot water in shower, but we managed OK. I didn't see it as a problem because of all the wonderful things about Sawasdee Chiangmai Guesthouse.
Sam and Mo were wonderful hosts. They met every need and expectation of our group. The location is very convenient. It is a charming guest house. I will stay there when I return to Chiang Mai.

mold in bathroom, dirty bedsheets, super poor breakfast and noise from the street/ school. also we think that staff was super unfriendly- in the middle of our stay she told us not to forget to pay for our stay... not recommended!

Room was not what we expected.Presentation photos were quite misleading.Very old place and it showed it although quite quaint.
Bed & pillows were comfy. Breakfast was included which was more than good enough to start the day with. Friendly helpful staff. Great area within the old city which has tons of Wat's to explore amongst plenty of other things to do & see.
It was basic but perfect for our needs. Nothing to dislike at all.
