    Location close to down town

    They have sort of electricity generator outside of the rooms which makes such a strong noise that it is not possible to sleep at night unless you get earplugs. Service in general does not worth it for price.

    quite, close to the gate, nice garden, smilling staff indeed.Actually a nice place with a very raisonable price to stay if the staff would just change a little bit of something. (see what I didn't like)

    to much mosquitos in the room what the staff could easely control if they would spray mosquitos killer after each cleaning of the room. Staff not english speaking, less informations about what to do in chiang mai at the reception.The broken sofa on the terasse (why not remove it if its broken ??) terrasse to hot to enjoy. A fan on the deck would make it much more confortable. Everything is available but no body tell you that (cold water, the pool you can use in the next hotel...)

    The girl at the front desk is very nice and speaks good English, she gave us a lot of help, close to Chieng Mai gate, delicious food in the night market

    Very small and dark room, bedding is not very comfortable

    Friendly staff that help you lovely verandah area to sit nice rooms

    Mattress a bit hard but seems that its the same in most places

    Breakfast, friendly staff,good location ( very near Chiang Mai Gate and markets)

    Very thin walls, we can HEAR everything people doing next door and upstairs.

    The staff was very accommodating. Breakfast was really good for a vegetarian-- they gave me lots of fruit and toast with the option of eggs and coffee or tea was included. The garden was lovely and my far end room was extremely quiet. The cable included many English spoken channels. The second floor common area was comfortable and the wifi was strong in that area.

    Easy walk into old Chiang Mai. Lovely building. Everything was okay.

    Noisy, squeaky wooden floor. Was hard to get information from the girl at the desk - a language barrier rather than a bad attitude or indifference.

    Very nice staff, help and very responsiveness. Beutiful place and pretty close to old city. Good value for money.

    Water in the shower are bot so hot and very poor stream. Bed is hard as a rock

    The location is excellent with Saturday night market and many good little restaurants close by. Also handy for Tuk Tuk and songtaew drivers

    I really don't like having breakfast with chain smokers and it is difficult to avoid this at this particular hotel

    Friendly staff; good location

    Thin walls meant that there was little quiet or sleep; and the thin mattress didn't help. Furthermore, the room was small and cramped. Frankly, I don't understand how this can be a three star guesthouse!

    Traditional style thai hotel Staff made us an early breakfast as we had to depart prior to breakfast opening times

    Taxi driver found it hard to locate

    staff was super friendly, nice upstairs seating area

    walls between rooms are really thin so you should really keep quiet after 10 pm. For us it was no real problem though...

    Great location. Breakfast was nice and rooms were very clean and comfortable. The huge veranda was lovely to sit out on in the evenings.

    Home made breakfast either western or thaï style Nice bathroom even though the picture on their website looks horendous Fred drinkable water Suite calm and comfi

    Limited english knowledge but staff is so nice you cannot blame them
