The position is excellent. The guesthouse is really nice and well maintained.
It's not worth having the breakfast there, just go outside.
The location is good, in the old town, in a nice area where the little streets are full of cool places to explore, and at the same time you're not far away from the rest. The rooms are spacious and clean, with good bathrooms a nice terrace and an amazing shower (we got a Deluxe room). The reception is very helpful, ask them for suggestions on things to do (they actually have a book with suggestions, but ask them for something else and they will help you out).
Breakfast is not included. The swimming pool was not great, and there is almost no direct sunshine at all. A bit expensive all in all.
The bed was really comfortable and the room was clean and nice. The staff were very helpful and organised a cooking course and further travel for us. Location was fantastic, could walk everywhere around the old city very easily.
The water of the pool was too cold to swim although as it was not very hot this was not too big of an issue.

It was a great stay. Very well located within the old town, basicly walking distance to see all the highlights of the city. Surrounded by lots of eating options, pubs, and other useful places like a laundry, local travel agents etc. The builidng is very clean, beautifully furnished, with good beds, AC, wifi. The interior both of the rooms and common space is really very tastefull. All looks new and clean. The pool is nice, the restaurant is ok (but that doesnt matter, you can choose a different place to eat for every day of your stay within 500m). The guesthouse offers tours, transits to other cities and sells all possible trips/trekkings around Chiang Mai (organized by local agencies) on discounted prices. The staff is nice and always helpful. There is a computer with a printer for public use. Generally, this is THE best place to stay in Chiang Mai. Highly recommend this beautiful and super located place. If I were to chose again I wouldnt even think of any other place, no matter a 5star hotel or another guesthouse. It was a great stay. Great shower, ideal location, peaceful, well-managed...staff were friendly, efficient and professional and spoke English well. I would absolutely stay here again.
No tissues in room, and the WiFi was very weak most of the time. Staff did not offer to help me carry my heavy bags up to the third floor. 3 percent charge for paying by credit card.
Clean room & bathroom, nice furniture, free wifi and drinking water, location is excellent. friendly staff, nice garden, pool - all was perfect. Would love to stay here again.

I found the location great and within easy walking distance to restaurants, bars and markets etc. The staff were very nice and helpful whenever I had a question. The rooms were nice and clean.

Room was clean but the white sheets were not spotless. We had to leave a deposit to use the safe in the room, which we thought unnecessary.
- Nice guesthouse with large comfortable beds, small balconies and a little pool. - Arranged cooking class, zip wire and taxi to the airport via the reception. A small discount to the listed price given ( although I think this is typical of any tour agent/hotel). - Great location, plenty of places less than 5 minutes walk for a good breakfast. 7/11 and ATM around the corner. Within walking distance of the night market but also only a 50-60 baht tuk tuk ride away. - Bikes available for daily hire which are a great way to see the old town.
- Could have more chairs / sun loungers around the pool area. - Rooms are made up quite late in the day (4pm).

Doesn't matter where you stay in Chiang Mai you just have to accept the noise outside.

The best hotel of our trip so far. Can't believe it's so cheap. Brilliant pool, comfortable bed, staff that went out of their way to be friendly and genuine. Wish we could have stayed longer.

Location in old town is great. Off the main street so no traffic noise. Friendly staff and nightguard. Room immaculately clean. Bed enormous. Would definately recommend.

The staff were helpful and friendly and made you feel welcome. The pool was nice to cool off in although you have to catch the sun between 11-2! The rooms were clean and wifi was good, although sometimes slow. We made a home from home here and would definitely recommend!
The pool was shady for most of the day and there are no sun loungers but these really are small problems!
- large bed - balcony - nice wooden interior - modern bath room with spacious shower ps: these rooms are a lot nicer than the regular rooms, and the difference in price is not that big, so we suggest to take one of the superior/deluxe rooms (whatever it is called).

- quite old bathroom - anonymous room The lobby looks nice, but the normal rooms are not that special and a bit pricey. We returned to Sri Pat after a 3-day trekking and took an upgrade room for a relative small extra fee. We really enjoyed that room! Nice wooden interior, modern bath room and nice balcony. We would suggest to take the deluxe or superior rooms.

The staff are really friendly and helpful. The hotel was secure and safe with night guard. The room we had was quiet and had nice view with trees and a grey white flying squirrel eating nuts from trees in the morning, great to watch. Location is good and central, nearby shops and fruit market hood. A lovely display of Buddhas in reception. We were not hassled to go on tours/ trips. The breakfast was good, swimming pool clean, beds comfortable. Would definitely recommend.
A delightful family business under the watchful eye of a benevolent matriarch. All the staff were extremely friendly. The communal areas were cleaned very zealously; I started to take off my shoes when I entered the hotel so as not to sully the carefully manicured floor. The wifi was dependable and a decent speed (could stream video without any problems). Kettle, tea and coffee provided in the room. Water cooler in lobby provides free bottled water. Air conditioning was effective. Meticulous room cleaning. Seems like great value for money.
Only very minor things which I think could be improved: The balcony was quite small and the window on the balcony door was opaque, so although there was natural light, one could not see outside the room. The curtain was quite thin and did not block out sunlight; I would sometimes wake at sunrise 6:30 as a consequence. Some of the shower fittings were a little rusty/dirty, but all the surfaces were very clean. None of these issues were overly problematic. I would still recommend the guest house and it is great value for money. As with all elephant tours on offer in Chiang Mai, be wary of the elephant tours on offer through the reception, as they may be implicated in elephant mistreatment.
