I found the location great and within easy walking distance to restaurants, bars and markets etc. The staff were very nice and helpful whenever I had a question. The rooms were nice and clean.

Room was clean but the white sheets were not spotless. We had to leave a deposit to use the safe in the room, which we thought unnecessary.
- Nice guesthouse with large comfortable beds, small balconies and a little pool. - Arranged cooking class, zip wire and taxi to the airport via the reception. A small discount to the listed price given ( although I think this is typical of any tour agent/hotel). - Great location, plenty of places less than 5 minutes walk for a good breakfast. 7/11 and ATM around the corner. Within walking distance of the night market but also only a 50-60 baht tuk tuk ride away. - Bikes available for daily hire which are a great way to see the old town.
- Could have more chairs / sun loungers around the pool area. - Rooms are made up quite late in the day (4pm).

Doesn't matter where you stay in Chiang Mai you just have to accept the noise outside.

The best hotel of our trip so far. Can't believe it's so cheap. Brilliant pool, comfortable bed, staff that went out of their way to be friendly and genuine. Wish we could have stayed longer.

Location in old town is great. Off the main street so no traffic noise. Friendly staff and nightguard. Room immaculately clean. Bed enormous. Would definately recommend.

The staff were helpful and friendly and made you feel welcome. The pool was nice to cool off in although you have to catch the sun between 11-2! The rooms were clean and wifi was good, although sometimes slow. We made a home from home here and would definitely recommend!
The pool was shady for most of the day and there are no sun loungers but these really are small problems!
- large bed - balcony - nice wooden interior - modern bath room with spacious shower ps: these rooms are a lot nicer than the regular rooms, and the difference in price is not that big, so we suggest to take one of the superior/deluxe rooms (whatever it is called).

- quite old bathroom - anonymous room The lobby looks nice, but the normal rooms are not that special and a bit pricey. We returned to Sri Pat after a 3-day trekking and took an upgrade room for a relative small extra fee. We really enjoyed that room! Nice wooden interior, modern bath room and nice balcony. We would suggest to take the deluxe or superior rooms.

The staff are really friendly and helpful. The hotel was secure and safe with night guard. The room we had was quiet and had nice view with trees and a grey white flying squirrel eating nuts from trees in the morning, great to watch. Location is good and central, nearby shops and fruit market hood. A lovely display of Buddhas in reception. We were not hassled to go on tours/ trips. The breakfast was good, swimming pool clean, beds comfortable. Would definitely recommend.
A delightful family business under the watchful eye of a benevolent matriarch. All the staff were extremely friendly. The communal areas were cleaned very zealously; I started to take off my shoes when I entered the hotel so as not to sully the carefully manicured floor. The wifi was dependable and a decent speed (could stream video without any problems). Kettle, tea and coffee provided in the room. Water cooler in lobby provides free bottled water. Air conditioning was effective. Meticulous room cleaning. Seems like great value for money.
Only very minor things which I think could be improved: The balcony was quite small and the window on the balcony door was opaque, so although there was natural light, one could not see outside the room. The curtain was quite thin and did not block out sunlight; I would sometimes wake at sunrise 6:30 as a consequence. Some of the shower fittings were a little rusty/dirty, but all the surfaces were very clean. None of these issues were overly problematic. I would still recommend the guest house and it is great value for money. As with all elephant tours on offer in Chiang Mai, be wary of the elephant tours on offer through the reception, as they may be implicated in elephant mistreatment.

- The staff here are super friendly, smiley and helpful. They answered all our questions, helped us get around etc. - The rooms are well equipped (they even have a kettle which in our experience is unusual for Thailand) - The pool is cute and just about big enough for an actual swim - The location is perfect right in the old town. We walked there from the train station.
Not really a negative but they don't put batteries in the room safe, instead they give you the override key (for a 300 THB deposit) Not a major issue but a bit strange.
The staff here are super friendly. They greet you with a big smile and a friendly hello every time you come into the building. They are always ready to help you and were able to help us make the most of Chiang Mai. The standard rooms we stayed in is as described. It has everything you need. Put it this way, next time I am in Chiang Mai I will stay here again.
On arrival there was a smoke smell in our bathroom. I am not sure if this was coming from the pool area (below our bathroom) or from the previous guest or cleaning staff. It cleared after a couple of hours so not a big deal.
The staff was absolutely friendly and very helpful. Their English is excellent.

Not much to complain about - perhaps beds were a bit hard, but for the money and with all the good things this place offers it is hard to complain.
