    The staff were helpful and friendly and made you feel welcome. The pool was nice to cool off in although you have to catch the sun between 11-2! The rooms were clean and wifi was good, although sometimes slow. We made a home from home here and would definitely recommend!

    The pool was shady for most of the day and there are no sun loungers but these really are small problems!

    The staff are really friendly and helpful. The hotel was secure and safe with night guard. The room we had was quiet and had nice view with trees and a grey white flying squirrel eating nuts from trees in the morning, great to watch. Location is good and central, nearby shops and fruit market hood. A lovely display of Buddhas in reception. We were not hassled to go on tours/ trips. The breakfast was good, swimming pool clean, beds comfortable. Would definitely recommend.

    A delightful family business under the watchful eye of a benevolent matriarch. All the staff were extremely friendly. The communal areas were cleaned very zealously; I started to take off my shoes when I entered the hotel so as not to sully the carefully manicured floor. The wifi was dependable and a decent speed (could stream video without any problems). Kettle, tea and coffee provided in the room. Water cooler in lobby provides free bottled water. Air conditioning was effective. Meticulous room cleaning. Seems like great value for money.

    Only very minor things which I think could be improved: The balcony was quite small and the window on the balcony door was opaque, so although there was natural light, one could not see outside the room. The curtain was quite thin and did not block out sunlight; I would sometimes wake at sunrise 6:30 as a consequence. Some of the shower fittings were a little rusty/dirty, but all the surfaces were very clean. None of these issues were overly problematic. I would still recommend the guest house and it is great value for money. As with all elephant tours on offer in Chiang Mai, be wary of the elephant tours on offer through the reception, as they may be implicated in elephant mistreatment.

    we had very pleasant time staying here. stuff here is really nice. room is very clean and comfortable. location is good.

    wifi is not stable, breakfast is so so.

    - The staff here are super friendly, smiley and helpful. They answered all our questions, helped us get around etc. - The rooms are well equipped (they even have a kettle which in our experience is unusual for Thailand) - The pool is cute and just about big enough for an actual swim - The location is perfect right in the old town. We walked there from the train station.

    Not really a negative but they don't put batteries in the room safe, instead they give you the override key (for a 300 THB deposit) Not a major issue but a bit strange.

    The staff here are super friendly. They greet you with a big smile and a friendly hello every time you come into the building. They are always ready to help you and were able to help us make the most of Chiang Mai. The standard rooms we stayed in is as described. It has everything you need. Put it this way, next time I am in Chiang Mai I will stay here again.

    On arrival there was a smoke smell in our bathroom. I am not sure if this was coming from the pool area (below our bathroom) or from the previous guest or cleaning staff. It cleared after a couple of hours so not a big deal.

    Awesome staff, nice pool, good size rooms, great location, nice laundry service, good air con, really good breakfast on site, easy to book excursions. Recommend!

    Not much to complain about - perhaps beds were a bit hard, but for the money and with all the good things this place offers it is hard to complain.

    I chose this guesthouse due to its location and a pool. Neither of them disappointed. Great, clean pool and the location was close to a lot of things. We saved money as we only once got a tuk-tuk. If you like hot showers, they have it. The hottest hot water we have had yet. Staff was very helpful and friendly. Right next door there is a cheap coin laundry, which is great as I like to be able to dry some of clothes by hanging them up and most places when you drop off your laundry dry them a bit too much. It was 75 cents for a load of wash and about 1.00 for the dryer.

    To get the key to the safe you had to leave 300 baht, which is ok, but if it is your last stop before you leave the country...you end up with 300 baht as you leave.

    My room was bright,clean well appointed with a small corner balcony in the rooftops.Extremely peaceful with lovely birdsong.The room has a real bathroom with proper shower stall with a door.Good linens and housekeeping.Comfortable, large bed.T.v with a few channels with English language entertainement.Pool just for a cooling dip.I was able to store a bag for a few days prior to my stay.Reception staff have good English and are helpful when asked.Thanks.

    F.Y I.more than complaint,you will have to carry your bags. Cards carry a 3 % charge.

    Very good location, you can easily walk everywhere around the old city. A lot of places to eat or drink nearby. Staff very helpful & kind. Room itself got everything needed, it was clean. You will spend all the time outside anyway.

    The WI-FI was sometimes not working, so we had to connect to some other networks currently available.

    A great find in Chiang Mai. Good value for money, lovely spacious room and very central. Staff we're very helpful. If I came back to Chiang Mai I would definitely stay here again.

    Nice inexpensive guesthouse Swimming pool was a real plus since it was very hot when we visited Chiang Mai (40 degrees C)

    Wifi in the room didn't work, but there was a computer at the reception we could use

    It is a noisy hotel. You can hear everyone walking, the doors are flimsy.
