Pretty place, inside and outside of room. Reasonably priced. Lovely helpful staff. Quiet soi for peaceful sleep, just off the main street near Chiang Mai Gate. Very convienient. Nice comfy rooms -- definitely high quality, thoughtfully designed, and very spacious compared to typical Chiang Mai. Nothing but good things to say.

5min walking distance to morning market.
The female receptionist is unfriendly and arrogant. I recalled one night i passed my room key to her, she was sitting outside bench & watching TV. When i handed over my key, she just took it without greeting and even border to look at me. Very, very rude indeed! This place is NO kids friendly at all!! The staffs actually rise up their voice as my 2 and 5 yrs old running around in the garden during morning breakfast. Look for some other place if you have young kids travel with you. Unless u don't mind mind the staffs try to discipline your children. This is our first and last visit to this hotel! Sorry, for being honest here.
The trees in the interior and bird songs in the morning. The staff are great.

Wonderful little hotel, in a great location just outside the old city walls, making it easy to walk around the city. Breakfast was good, and excellent value for money.
The walls between the rooms were paper thin, making it an issue when you have a room next to someone who likes to sit and talk loud and sing until the early morning.
Location, only 60 bath to night bazaar with Tuk Tuk. Very kind staff. Secure area, with even security staff during night. According to local people also known as a good hotel.
Nice courtyard and sittings, a quiet retreat from a busy city. Fresh fruits at breakfasts were very good.
Beddings and towels could be newer and a softer bed would be nicer. Hot water with a decent flow is needed. The rooster at a neighbor's yard was cute but noisy... he sang three times every morning starting at 4:50 am.
Location was quite good, within a short walking distance of Chiang Mai gate in quiet residential neighbourhood, typical of Chiang Mai.
Room was dark and quite humid. There was no hot water on our first day which the staff were unapologetic about: it turned out you can only get hot water if you run the shower at very low pressure, ie: just a trickle of water. Even worse, the hotel wanted to charge us USD 3 per day for use of a blanket as the weather was quite cold. Breakfast was minimal and orders very tightly policed; I was told I couldn't order any hot food as my husband had ordered our "quota" already. in my opinion, hotel does not deserve the high rating it is given on this website.

The staff were fantastic. The room was very clean, and serviced every day. It was close to the centre of town but not right in town, so it was still relatively quiet in the evenings. Breakfast was good.

This is a very nice hotel, especially when you consider the roomrates. Staff is more than helpful and the rooms are clean.
Beds are a little hard and don't expect to sleep in, a rooster will wake you up very early.
