Location far from night bazar
The low lighting and the water heater in bath are very bad
- large apartment - new furniture
- bit small breakfast room (for the morning peak)
Style and standard of accommodation is well above what we were expecting much more like a 4*+ than a 3*. Very tastefully decorated, good breakfast included in the price, good heated swimming pool. Peaceful are rooms had lovely views too. Overall, excellent.
Nothing really I enjoyed the location away from the hustle and bustle of the tourist areas but some people may not like being out of town a taxi or tuk tuk ride away.

Rooms were spacious bathroom very clean and roomy. Breakfast was nice, with a good mix of thai and western style food. Restaurant staff very obliging. There was a breakdown in communication when when my daughter and I returned to the Hotel after two days in Pai and I wasn't picked up from the Airport - Grand Napat Management apologised and covered the cost of the taxi ride from the Airport to the Hotel. Can't ask for better than that.
Nothing I would change about this hotel - even the distance from Thapae Gate was a non event, and not worth mentioning. Fantastic
The cleaning staff were the highlight of this place! They were fantastic. I can't say there was much else I really loved about this place.
In comparison to other places we have stayed in Chiang Mai, this place was average value for money. We asked for 2 single beds in the second bedroom & got a queen bed instead. Then we were told that we had to pay more to have a single bed brought in. We eventually agreed on the amount, only to be told on checkout that the extra amount for the single bed was four times what we had agreed on the first day! We negotiated it down to 3 times the amount but there wasn't much else we could do as they had our credit card! The restaurant was average at best & seemed to have run out of many dishes we ordered. The pool was ok, but there was no bar & no food or drinks were allowed at the pool. Overall this place was only average & we would not stay here again. I believe we could get better service & better facilities for the same money elsewhere.
Very private estate in the city. Nice pool and gym. Mircowave is useful many eateries nearby. Free airport transport.
Breadfast had little choice .
We were upgraded to a good size one bedroom. Good to have a DVD player, channels were a bit limited on TV. Aircon was just about OK for the size of the room and reasonably quiet
Hotel and room is very dated with basic furniture. Rooms are sutfy. The gym was not well equipment nor ever cool, as the aircon is permanently turned off and the door left open. We got the feeling that there was lack of management supervision of staff as they were friendly but not on the ball
Excellent breakfast selection and nice pool. Very big room and lots of complimentary bathroom stuff. Excellent staff and large car park. Highly recommended
No aircon in corridors a small gripe but it's very hot at the moment! Need your own transport
2 operators(Joy & Keea(?)) are very helpful and the receptionists are very kind to clients as well. The room is big & clean, and the breakfast is great. I'll stay at this hotel next time when I visit Chiang Mai.
Email conversation was poorly due to the lack of english. After a deposit with my credit card had no conformation or email to inform me.

We liked the swimming pool and the variety of food at the breakfast buffet. The room was spacious. The front desk staff is friendly and helpful.
There were no utensils in the kitchen. The elevator with the lock was a problem when my family wanted to come back upstairs from the swimming pool. They had to ask at the receptionist in bathing suits to swipe the card so they can press the floor button. I severely cut my back at the sharp corner of the desk, while unpacking the suitcase. The furniture design is a bit too modern for guests like me. The wait staff at the breakfast buffet is not particularly friendly. They seem annoyed when asked for a coffee refill.
Lovely hotel with wonderful staff. Hotel has everything you need. Slightly out of town but easy to get around and into town. Nice little oasis to come home to.

Rooms were very clean and comfortable. The location was a little out of the way but for Songkran it was perfect. We will stay there again.

Would like to be able to book tours and days out through the hotel. Sofas were not very comfortable. Cushions constantly slid about.

First time to Thailand wish we had stayed longer at the Grand Napat The Staff were very helpful and sooo polite. Nothing was too much trouble, my internet and my phone would not work and they fix it. We were able to experience real Thai culture, food and people by not staying in the city centre. The old city was just 30 baht away. Breakfast was wonderful, I am gluten free and there was plenty to eat, different Thai food every day, as well as great selection of Aussie food for my mother. Rooms were clean daily. Beds were comfortable. Everything Just amazing, especially for that money.
Perfect accommodation nothing to dislike
Would recommend this hotel to any of you. We stayed there 5 weeks, because it was so good. lovely staff, good breakfast( not so many choices but for us enough and everything tasted good). We were travelling with 1- year old, and hotel suitable for kids too. Loved it!!
