Very friendly and helpful staff. Quiet area. Very comfortable spacious, and well equipped room.

Plumbing problems, toilets blocking up, shower running out of hot water.

Their service is pretty good, especially the youngest boy who takes charge of night duty. He is very kind & patient to help customers solve different kinds of problems. Of course he is the most enthusiastic staff who gives customers so wonderful journey~

The location is a little bit remote that some taxi drivers even don't know how to get here.

The place has a friendly pack packer feel to it. Guests happily chat to one another and help out with directions etc. The one bedroom apartments are large with a separate bedroom but the kitchenette is barely that.Good cheap Thai bars nearby, laundry opposite and do try the Spirit House restaurant up the road for a meal if your there.

The "polished" concrete corridors have a prison feel to them, the staff bar two exceptions barely speak any English and the pool area never ever sees one ray on sunshine so no sunbathing at all. Being out of town Tuk Tuk and taxis charge a big premium for coming out so if you don't have a motor bike you with pay well over the odds to get in and out of the old city. Cycling is not for the feint hearted given the size of Chiang Mai now.The hotel is run like a hostel though the daily rates are higher than the Grand Napat.

The staff were helpful, we were picked up and the car arrived exactly on time. The actual hotel and apartments are only a year old and are stylishly decorated. There is a small gym which is outside but in the shade, and a pool. We stayed in the suite which had a two ring hob, microwave and fridge. It is just out if town, in a local neighborhood which is nice to see real life!

The kitchen area just needed a couple of things- washing up liquid and drying towel. Most of the day the pool is in the shade.
