I liked that there was a massage/beauty parlour on site that was very reasonably priced and the tour operators in the foyer were excellent. I can highly recommend the khantoke dinner and Chiang Mai Adventures. It is well located for the old city.
The corridors/stairs are on the scruffy side and the water in our bathroom was discoloured. The pool is salty so be warned sensitive skin types.

The house keeping by the cleaning staff was good, can't fault the cleaning staff.
I had booked a 2 bedroom deluxe room almost 3 months prior to arrival; on arrival the reception said to me, there was no room available and offered me 2 individual separate rooms that did not compare to what I had booked with no compensation. They also looked at me in surprise that I would not except this, what is the purpose of booking! Then they said if I could wait till 2pm (which I was quite prepared to do) that the room that I had booked could be available, the audacity. My family then went for lunch and returned at 3pm, to find they had misplaced one of our luggage (GREAT START!!). Then went up to our room to find we had no WI-FI. Went down to reception which then doubted my findings. Person came up to check, and surpriiiiisse the WI-FI wasn't working. Asked is we could have a kettle in the room to make tea (should be standard issue), wanted me to put a 1000 baht deposit. Come on, for the nuisance they had caused, they couldn't even provide this item.

Location, pool was okay too.
Staff were very unhelpful and weren't willing to awnser questions or give information. All huddled together behind counter. No smiles or good english. So loud in mornings. Bar would blast thai music at 8:00 waking you up. Terrible
The pool area was awesome and the air conditioner worked great in our room. There was a bar by the pool area that had really good smoothies and drinks. For the price you pay it is a good place to stay for a couple days but not for a longer period of time.
The room itself wasn't very nice but it was fairly clean. The bathroom had a bathtub with a very dirty shower curtain. There were also tiny ants all over the room.
Top North Hotel in Chiang Mai is one of the most dirty & fifthly places I have ever stayed at which includes large rats freely running around the property on numerous occasions. The room was shown lack of service & maintenance which included another patrons dirt left on the bathroom walls, the bathroom floors identified not to be cleaned with detergents, toilet had not seen a brush for years. In the living area evidence of all the furniture was never moved & cleaned with dust abundant, & the linen & bed was found with holes throughout the sheets & the pillow smelled of old urine. The exterior shows lack of maintenance & housekeeping including the pool which is evident that cleaning was not apparent, where a health risk to use the pool is one that it would be on the user caution. There are many other places of choice at the same tariff rate. It would be a fool to stay at this place & a greater fool to risk one’s health.

I like the position off the hotel , very handy to get to , staf friendly and helpfull ,love the pool, I would stay there again and would tell my friend to stay there...
wifi was not good ,I had to use the lobby often for wifi, hot water for shower was very slow or not at all, no safe in the room....

The hotel was great. We had a deluxe room. The location is perfect. It is next door to a muay thai fighting stadium. This is a great night out. Blind folded boxing, knockouts the lot. Also ona sunday the night market is in town and it is about 50 metres from the hotel. This is the biggest market i have ever been to. Really really cheap stuff.
