The owner was perfect, very kind man who sorting everything out that we wanted to do (activities, transport, food recommendations). Comfy beds for the price with sheets changed every morning. Great location with two great bars a minute away.

I paid 595 Baht for a private double with its own bathroom - room is small enough but still very good value. There's a tv in the room, and a small desk and wardrobe. The balcony is a bit of a non-runner, its tiny and has no furniture there to sit on. The room is secure and has three locks which was comforting for me as a solo female. Owner will help you with any local needs you have and has very good English.
The songthaw from the bus station couldn't find the place as I think the address is a little bit misleading. If you go up Soi 9 of Moon Muang and turn right when you get to the T-junction in the road, its just there on the left. No breakfast option unfortunately, so perhaps there is value elsewhere in guesthouses that offer breakfast , included for a slightly higher price. That said, there are plenty of places nearby offering a brekkie. Also, the fact there was no remote for the air con, and it only has one mode-on and off. After a while the room gets very cold so you need to get out of bed, turn it off, then wake up in a sweat three hours later and get up and turn it on again.
The key sentence is "value for money" - it will be hard to get a place so close to all major attractions of Chiang Mai for this price and still have good accomodation. In terms of staff I especially want to mention Adam who got up for us in the middle of the night in order to open the door and welcome us long after reception closed. Thanks a lot again!
Of course this is not a 5 star hotel, in the end you get what you pay for. But there was not really much we disliked - this place is definitely better than a hostel and not really more expensive.

Nice accomodation in the old city, the room is clean, the bed is very soft, the room was cleaned every day while we stayed. Wifi signal is strong and the speed is good. There is a fridge in the room with complimentary water, which is also available in the hall at all times. Would stay again, and can recommend.
Although in a small alley, there was some noise from the street at night.

I know Adam from previous trips. He and his family are friendly and always willing to help with any difficulties. The place is basic but clean and the beds quite soft for Thailand and hence more comfortable!

The location was very convenient for exploring the old city and even the surrounding area. There's plenty of restaurants, temples and bicycle rental shops around. The staff were very helpful in answering my questions about getting around and what to expect for a fair price of tuktuk or song taew rides.
I have no complaints about my stay at Trigong, though for the eco-conscious traveler - I did notice that my room was cleaned even on the days I indicated "do not disturb". As I keep pretty tidy when I travel, I find that daily laundry/cleaning service is unnecessary and perhaps a waste of resources.
The rooms are average, the facilities are average, the location is fine in reference to Chiang Mai, but it's close to the main road so you can hear all the traffic at night whilst you're sleeping. The manager tried to con me by charging me twice. I do not recommend this hotel.
