great location, wonderful staff, and excellent decor .. great value for money location is well outside town, so going back and forth costs money (they provide a free shuttle twice a day, though) the in house menu could be a bit more extensive ..

The owner was really friendly, prepared a great homemade breakfast each morning no matter how early we got up. The AC here looks suspicious, but worked perfectly. The internet was strong enough for me to make calls via Skype and download books to my Kindle. There was a kitchen under our house, so we were able to make hot tea or whatever food we liked. Nothing! It's a little bit outside of town, but it's easy to grab a taxi and only costs a couple of dollars.

Everything was great. It is a family run business and the service you receive is excellent to say the least. Was upgraded to a better room without any extra charge and stayed there for 7 nights. It is slightly outside the city by the river but to me that was an advantage. The hotel provides free shuttle service to the main own twice a day and I can assure you that distance is not a problem. If you want to visit the town and the surroundings and at the same time listen to birds at night don't look any further.

It's a family owned Hotel a bit outside Chiang Mai next to the river Ping. The rooms a well designet and spacious. The garden is beautifully arranged and you can enjoy the breakfast in the garden or on your terrace. The staff gives you lot of usable tips what to visit in and around the city of Chiang Mai. There is a free Shuttle twice a day into down town. The breakfast was delicious but a bit complicated to order and on some days a bit slow too, as it was not a buffet.

actually their is no basic feeling that you are in a resort or a hotel it is motel and the charge me .04 of booking.com rates the charge the fees and it was so bad comparing with other similer hotels or resorts in chiang mai So i would hope to say something nice but i did not find Ahmed abuomair

Service! She was extremely friendly and helpful. English was perfect. Went out of her way to arange our trips, order taxi, make reservations for bus etc. The service well makes up for the location. Breakfast very good. Boat goes every other day, but during our 3 day stay it didn't go at all due to low water.

Perfect place!! Prae & Tee the owners have provided a perfect support during our stay (renting a car, elephant camp, massage, shopping) by sharing their own places. The town house was perfect for our family: spacious & comfortable. Wifi connection

Friendly staff, spacious rooms. Prompt response to issues raised (ie: creaking door hinges that woke our baby - oiled within an hour!). Relaxed atmosphere. There was a nice feel about the place, guests talked to one another, a few kids running around. Breakfast was great & the breakfast staff were lovely!! Liked having the option to "recycle" our towels to save water. Laundry service & free shuttle were really handy. Just gutted the water wasn't right for the boat to go out during our stay - my son would have loved it! It was a wee distance from town, but that wasn't a big issue for us as our friend had a car & could pick us up - many touristy places do shuttle bus runs to collect guests as well. Another shuttle around the middle of the day, or after lunch would be quite good. Some guest information (about the facilities etc) would be quite useful in the rooms? It took us a while to figure out the shower & the kettle & there were a few other things we weren't sure of, like dinner options & stuff. A book of info in the rooms would be great.

This is an excellent hotel in Chiang Mai. While It is a little further out of town the owners go out of their way to ensure guests can easily get around. They provide great service and have very helpful advice and suggestions about activities, restaurants, etc. Breakfast by the river was really nice. This is definitely worth a first and return visits.

A lovely location overlooking the river. All the staff were friendly, but Prae was exceptional. She spoke very good English and always seemed to be there - we wondered if she ever took a break! When you went out you could take a mobile phone with you and if you had a problem or needed a taxi all you had to do was phone the hotel and it was sorted.

We stayed with 5 persons in a huge family appartment. Personnel, especially the manager was very helpfull. The hotel has a great garden with a small swimmingpool. The hotel has no restaurant but you can order food including dinner and eat it in the garden. There is twice a day a shuttle van to the city and the trip takes about 20 to 30 minutes and you can be dropped off wherever you want. Own transportation cost you about 150 thb per trip The location and the hotel and garden are great but be aware that it will take you every time at least 20 minutes to get into town

Incredibly warm beautiful family run this hotel, went WAY above and beyond, words cannot express how nice and helpful they were. The room was huge for us, we could have easily had 6 or more people with us. very quiet and peaceful place. its very clean the hotel is a little ways out of town but they help with cabs and planning stuff and its very quiet and peaceful.

We spent an absolutely wonderful time in this hotel, we slept in a family room, perfectly clean and tidy, there is a really peaceful and engaged atmosphere! Breakfasts were just delicious! the location is a bit far from the city, but it doesn't really matter because there is a shuttle that goes to the city daily and in our case it was just what we wanted... Apart from the facilities, it is always so wonderful to find a place outside home where everything and everyone is serving you as if it were our oun home and family, such as the inconditional willing to help out that was offered to us in this hotel! We will certainly stay there again if we have the pleasure to go back!

We had a very warm welcome at Villa sps. All the staff were friendly and eager to help. Breakfast was good -the cinnamon toasts and banana pancakes were yummy! They arranged a spa booking for us and drivers for our day trips out fo own. The drivers themselves were reliable and friendly. It was a great place to relax away from the business of Chiang Mai city centre. However with the 2 daily shuttles and convenient pick up points in town for return trips it was very easy to experience everything Chiang Mai has to offer. Villa sps has a limited kitchen menu for lunch and dinner but you are able to order take away from restaurants in town which are then delivered to the villa. However, our advice would be to try all the fantastic local road side stalls and the market (esp at night) across the bridge. The food was amazing and incredibly cheap -£3 for two people including iced drink. We would also highly recommend the local Thai massage parlour located next to the 7 Eleven. We had several incredible massages here. The pillows in Thailand seem to be firmer than we prefer!
